Clover haven About
When considering a new place to live in Tennessee, especially in the Millington area, it's natural to explore various housing options, including mobile home communities. Clover Haven, located at 7575 Martin Rd, Millington, TN 38053, is one such community that might appear as an option due to its relatively low rental prices. However, like any significant life decision, it’s crucial to gather a comprehensive understanding before committing. This article aims to provide an overview of Clover Haven Mobile Home Community, drawing directly from available public information, including direct feedback from those who have lived there.
The appeal of mobile home parks often lies in their potential for affordability, offering a pathway to independent living that might be more accessible than traditional homeownership or apartment rentals. Clover Haven has been noted for its "cheap rent," which can certainly be a draw for individuals and families looking to manage their housing costs. However, it's equally important to understand the experiences shared by current and former residents regarding the living conditions and management practices within the community. These insights can paint a more complete picture, allowing prospective residents to make an informed decision about whether Clover Haven aligns with their expectations for a home.
Public reviews indicate a mixed, and in some cases, concerning perception of the community. While the low rent is acknowledged, numerous accounts detail significant issues related to property maintenance, safety, and tenant support. These are critical factors that contribute to the overall quality of life and should be weighed carefully against the perceived financial benefits. Understanding these aspects upfront can help potential residents anticipate challenges and determine if the trade-offs are acceptable for their specific needs and circumstances.
Location and Accessibility
Clover Haven Mobile Home Community is situated at 7575 Martin Rd, Millington, TN 38053, USA. Millington is a town in Shelby County, Tennessee, located north of Memphis. Martin Road itself is a local artery, providing access to surrounding residential areas and connecting to larger roads that lead to Millington's commercial centers and amenities.
From Clover Haven, residents typically have access to various parts of Millington within a reasonable driving distance. This includes local grocery stores, pharmacies, and a range of dining options. Millington is also home to Naval Support Activity Mid-South, which can be a significant employer and resource for many in the area. For those who commute or seek broader services, the proximity to major routes, including US-51 (which runs through Millington) allows for relatively straightforward travel to Memphis. Downtown Memphis, with its extensive job market, cultural attractions, healthcare facilities, and educational institutions, is typically a 25-30 minute drive, depending on traffic.
While the address places the community within the Millington area, the specific accessibility and walkability of Clover Haven depend on its immediate surroundings on Martin Road. Mobile home parks often require personal transportation for daily errands and commuting, and this is likely the case for residents of Clover Haven as well. It's advisable for prospective residents to consider their transportation needs when evaluating the suitability of this location.
Services Offered
Based on available public information, the primary service offered by Clover Haven Mobile Home Community is the provision of lots for mobile homes, and potentially mobile home rentals. As a mobile home park, its core function is to provide residential spaces within a managed community. However, details regarding additional services and the quality of their provision are largely informed by resident reviews, which frequently highlight areas of concern.
- Residential Lots and Mobile Home Rentals: The community offers space for mobile homes, with rent being a key factor for residents. Some residents rent the mobile homes directly from the park management, while others may own their homes and rent the lot space.
- Basic Utilities Management (Potentially): While not explicitly detailed as a 'service' in a positive light, reviews mention issues with water pipes and utility equipment (MLGW), implying that utility infrastructure is managed by the park, though with reported deficiencies.
- Maintenance (Reported Issues): The park is expected to provide maintenance for common areas and potentially for rented units. However, significant resident feedback points to a severe lack of adequate maintenance services, including unresponsive or insufficient repairs for issues like faulty wiring, separating floorboards, mold, broken bathtubs, unsealed doors, falling porches, and non-functional heaters/appliances. There are specific complaints about the absence of 24-hour maintenance and responsiveness to urgent issues like burst pipes.
- Pest Control (Reported Issues): Residents have cited a refusal by the owner to provide pest control services for issues like roaches and wasps, indicating this is not a reliably provided service.
- Lease Management and Legal Actions (Reported Issues): Reviews mention issues with lease arrangements and instances where the owner reportedly agreed to payment arrangements but then pursued legal action (e.g., taking tenants to court for being behind on rent), suggesting a potentially challenging relationship with management regarding financial agreements.
- Employee Safety (Reported Issues): While not a direct service to residents, employee-related issues, such as lack of safety equipment and dangerous work conditions, as reported in one review, can indirectly impact the quality of maintenance and overall park operations.
It's important to note that the information on services is largely drawn from negative feedback, indicating that while these services might conceptually exist, their execution and reliability are significant points of contention for residents.
Features / Highlights
Based on the provided information, the features and highlights of Clover Haven Mobile Home Community are largely viewed through the lens of resident experiences, which tend to be critical. Therefore, what might typically be considered a "feature" in a positive sense is often described with significant drawbacks in this context.
- Affordable Rent: The most prominent "highlight" mentioned is the low cost of rent. This makes it an accessible option for those with limited budgets, potentially allowing residents to save money on housing compared to other options in the Millington area.
- Basic Shelter: At its most fundamental, the community offers mobile homes for residency, providing a basic living structure for its tenants.
- Location in Millington: Being situated in Millington, TN, the community provides local access to essential services and amenities within the town. It also offers a relatively straightforward commute to Memphis for broader opportunities.
- Potential for Quiet (Subject to Individual Experience): While some mobile home parks can offer a quiet environment, the provided reviews do not strongly emphasize this as a consistent positive feature for Clover Haven, with more pressing concerns dominating the feedback.
However, it is imperative to address the reported "lowlights" or significant issues that overshadow any potential positive features, as consistently highlighted by residents:
- Dilapidated Conditions: Repeated complaints about "run down" trailers, faulty wiring, separating floorboards, black mold for extended periods, broken bathtubs, unsealed doors, and falling porches paint a picture of severe structural and living condition issues.
- Negligent Maintenance: A significant and recurring complaint is the owner's refusal to fix critical issues, including heaters and appliances, pest control problems (roaches, wasps), and general property repairs. The lack of 24-hour maintenance and reports of maintenance staff being intoxicated during emergencies are serious concerns.
- Safety Concerns: Issues like exposed wiring, dangerous environments (burnt, collapsed, falling apart trailers), and lack of proper safety equipment for employees (which can impact the quality and safety of any work done) raise considerable safety concerns for residents and workers alike.
- Unreliable Management: Reports of management agreeing to payment arrangements and then pursuing legal action, along with general unresponsiveness to tenant needs, indicate a challenging and potentially adversarial relationship between residents and park management.
- Lack of Essential Amenities/Services: The absence of supplied water on job sites for employees (forcing them to clock out for water/bathroom breaks) and refusal to provide basic pest control further highlight a lack of standard provisions.
In summary, while the primary "highlight" might be the affordable rent, this appears to come with substantial compromises in terms of living conditions, safety, and management responsiveness, as per the available public reviews.
Promotions or Special Offers
Based on the provided information, there are no specific promotions or special offers explicitly stated for Clover Haven Mobile Home Community. The primary "offer" that attracts attention, as indicated by the reviews, is the "cheap rent." However, it is crucial for potential residents to understand that, according to the same reviews, this affordability seems to be directly linked to significant compromises in living conditions, maintenance, and tenant support.
In the context of the feedback provided, any "special offer" from Clover Haven would likely revolve around its low rental rates. However, given the detailed complaints about faulty wiring, black mold, structural issues, lack of pest control, unresponsive maintenance, and legal disputes over rent agreements, the "special offer" effectively becomes a trade-off: extremely low cost in exchange for potentially substandard and unsafe living conditions. It is highly recommended that any interested parties directly contact the management to inquire about current rates, lease terms, and critically, to thoroughly inspect any available units and the surrounding common areas before making any commitments. Furthermore, seeking clarification on maintenance protocols, emergency response, and pest control policies would be essential to fully understand what is (or isn't) included in the "cheap rent."

Conclusion: Why this place is suitable for locals
From the perspective of a local Tennessean seeking housing, the suitability of Clover Haven Mobile Home Community hinges almost entirely on one factor: extremely low rent. For individuals or families facing severe financial constraints, where every dollar matters and alternative housing options are simply out of reach, Clover Haven might appear to be the only viable choice due to its reported affordability. In such dire circumstances, the primary "suitability" would be the bare fact of having a roof over one's head at a minimal cost.
However, based on the extensive public feedback, it is critical to present a very cautious and realistic assessment. For the vast majority of local Tennesseans seeking a home, Clover Haven, as described by its residents, appears to be profoundly unsuitable for long-term or even short-term living if basic standards of safety, habitability, and management support are expected. The pervasive and severe complaints about faulty wiring, black mold, structural degradation, non-functional heating, pest infestations, and unresponsiveness from management—even in emergencies like burst pipes—paint a picture of a living environment that is, by many accounts, dilapidated and potentially hazardous. Furthermore, reports of contentious landlord-tenant relationships, including legal disputes over rent agreements, suggest a challenging and stressful experience for residents.
While the low rent might initially seem attractive, the consistent pattern of grievances strongly indicates that this comes at a significant cost to residents' health, safety, and peace of mind. A home should be a place of refuge and security, and the accounts from Clover Haven residents suggest that these fundamental aspects are severely lacking. Therefore, for most locals in Tennessee, who value safe, well-maintained housing with responsive management, Clover Haven Mobile Home Community, as currently portrayed in public reviews, would likely not be a suitable or recommended place to live. Any consideration of this community should be undertaken with extreme caution and a thorough, in-person evaluation of the specific unit and the park's overall condition, along with clear discussions with management about all maintenance and tenancy terms before making any commitments.
Customer Reviews
DO NOT LIVE HERE OR WORK HERE. Rent is cheap……for a reason…. Employee Issues: No enforced or provided goggles, hard hats, safety gloves Send people to job sites that require construction and deconstruction by themselves Does not supply water on site, must clock out and go to the office for water and to use the bathroom Frequently has employees tamper with mlgw equipment Endangers employees safety by forcing them to blindly walk through dangerous environments such as burnt, collapsed, falling apart trailers with no safety precautions Trailer issues: Faulty wiring Floorboards separating because trailers are not level Black mold for three years from water issues Broken bathtub that is causing injury No sealed doors Porches falling apart and owner refuses to fix them, forcing tenants to either stay inside or endanger themselves Refuses to provide roach and wasp pest control Refuses to fix heaters and other appliances without years of begging As I’m writing this, a water pipe has burst in my home and we’re having to call and handle it ourselves because her lead maintenance man is drunk and they don’t have 24 hour maintenance anyway. We’re a month behind on rent and we called and made an arrangement with her that she agreed to and then she took us to court anyway, yet this is what we’re dealing with the next day.
