Mallard Ridge Mobile Estates About
When exploring options for RV parking or mobile home living in Tennessee, particularly in the Drummonds area, you might come across Mallard Ridge Mobile Estates. Like any community, it presents a unique living experience with both advantages and challenges, as is often the case with long-term residential parks. For those seeking affordable solutions, mobile home parks and dedicated RV sections can offer a distinct appeal. This article aims to provide a factual overview of Mallard Ridge Mobile Estates, drawing directly from available public information, including the candid perspectives of current and former residents.
Mallard Ridge Mobile Estates has been a long-standing community, with some residents calling it home for many years. One long-term RV resident, for instance, mentioned having lived there for eight years and finding it "just fine," acknowledging that "it has its ups and downs like anywhere else." This perspective suggests that for some, the park fulfills their needs, particularly if they are primarily looking for an RV parking spot and value longevity in their residence.
However, it is crucial for prospective residents to be aware of the more critical feedback that also exists. Other reviews highlight significant concerns regarding maintenance, safety, and living conditions that could impact the daily experience. Understanding the full spectrum of resident experiences is vital in making an informed decision about whether Mallard Ridge Mobile Estates aligns with your expectations and priorities for an RV park or a mobile home community in Tennessee. This overview will delve into various aspects of the park, including its location, reported services, and key features, as seen through the eyes of those who have lived there.
Location and Accessibility
Mallard Ridge Mobile Estates is located at 127 Mallard Pointe Rd, Drummonds, TN 38023, USA. Drummonds is a community in Tipton County, Tennessee, known for its more rural and quiet setting compared to larger metropolitan areas. This location can appeal to those who prefer a tranquil environment away from the hustle and bustle of city life.
From Mallard Ridge, residents have access to local amenities within Drummonds and nearby towns. While Drummonds itself is smaller, essential services like local stores, gas stations, and some dining options would typically be within a reasonable driving distance. For more extensive shopping, healthcare facilities, and diverse entertainment, residents would likely travel to larger nearby towns like Covington (the county seat of Tipton County) or the city of Memphis. Memphis is generally about a 30-40 minute drive south, depending on traffic, via major routes such as US-51.
The address on Mallard Pointe Rd suggests a residential, potentially somewhat secluded, area. For RVers, accessibility for larger rigs on local roads should always be considered, though a long-standing park typically has established access. The rural setting means that personal transportation is essential for daily errands and commuting. For those who prioritize a quieter life while still being within reach of urban centers, the location in Drummonds might be seen as advantageous, offering a balance between peaceful living and regional connectivity within Tennessee.
Services Offered
Based on the provided reviews, the services offered at Mallard Ridge Mobile Estates largely revolve around lot rentals for mobile homes and RV parking. However, the quality and responsiveness of these services, particularly maintenance, are points of significant concern for some residents.
- RV Parking and Mobile Home Lot Rentals: The core service is providing spaces for RVs and mobile homes. One reviewer specifically noted being "R/V parked" and liking it, indicating that RV spots are indeed available.
- Maintenance (Reported Issues): While maintenance is implicitly offered for common areas and potentially for rented units, there are extensive complaints about its effectiveness and reliability. Issues cited include:
- Slow Response: "It may take 5-7 visits to fix one issue."
- Unqualified Staff: "The maintenance crew is definitely not certified to be doing half the jobs they do."
- Lack of Follow-up: Residents "have to continuously notify the landlord (if he even answers / responds) in order to get something repaired."
- Trash Management (Reported Issues): The park has a dumpster, but reviews mention "trash all around it" and a "burn site for other items that won’t fit in the dumpster," suggesting inadequate waste disposal services.
- Pest Control (Reported Issues): Residents report severe pest infestations, including "roaches," "mice/rats" in winter, and "wasps surrounding every trailer." This indicates that effective pest control is either not provided or is insufficient.
- Landlord Responsiveness (Reported Issues): A significant complaint is the landlord's lack of communication and unresponsiveness to repair requests ("if he even answers / responds").
It's important to note that while the park provides spaces for living, the accompanying services, particularly in terms of property upkeep and management responsiveness, are a recurring source of negative feedback from some residents. Prospective residents should consider these reported service deficiencies when evaluating Mallard Ridge Mobile Estates.
Features / Highlights
Based on the provided reviews, the "features" and "highlights" of Mallard Ridge Mobile Estates are perceived very differently by various residents. While some find the core offering acceptable, others highlight significant issues that overshadow any potential positives. Here's a breakdown:
- Affordable and Easy Entry: The park is described as "cheap and easy to get in," suggesting that it offers a low barrier to entry for those seeking affordable housing or RV parking. This is often a primary consideration for many residents.
- Long-Term Stay Option: The fact that one reviewer has resided there for "8 years" indicates that the park accommodates and can sustain long-term residents for both mobile homes and RVs.
- Quiet Atmosphere (for some): One reviewer describes it as "very quite," suggesting that for some, the overall noise level is acceptable, particularly for RV parking where tranquility is often sought.
- Friendly Neighbors: The mention that "everyone is nice" points to a potentially amiable community among residents, which can contribute to a positive living experience.
- On-Site Pond: The park has a "nice pond," which could offer a pleasant visual feature or a recreational opportunity like fishing, contributing to the rural charm.
However, it is crucial to present the significant "lowlights" or widespread issues reported by residents, which profoundly impact the perception of the park's features:
- Poor Road Conditions: "The roads throughout the park are covered with pot holes," indicating neglect of basic infrastructure, which can be challenging for vehicles, especially RVs.
- Unsanitary Waste Management: The dumpster area is described as having "trash all around it" with an unmanaged "burn site," pointing to significant sanitation and environmental concerns.
- Frequent Police Activity: "The cops are called every other week if not at least once a week," which raises serious concerns about safety, security, and the general living environment, especially for families.
- Severe Maintenance Issues: Pervasive problems include homes infested with "roaches," "mice/rats" in winter, and "wasps surrounding every trailer." Beyond pests, there are implied structural issues ("homes are infested," "burn site for other items that won’t fit in the dumpster"), indicating a lack of proper property maintenance.
- Lack of Responsive Management: The "landlord" is described as uncommunicative and unresponsive, requiring "continuously notify" to get repairs, often with multiple visits (5-7) needed to fix one issue.
- Safety Concerns for Children: Specifically noted are warnings about "wasps surrounding every trailer" and "watch for snakes too," along with the general unsafe environment (frequent police calls, unkempt areas), making it "Highly not recommended. Especially for families with small children."
In summary, while the park might offer affordability and a quiet environment for some individuals, the extensive and severe negative feedback regarding maintenance, safety, and hygiene issues significantly detracts from any potential highlights.
Promotions or Special Offers
Based on the provided customer reviews, Mallard Ridge Mobile Estates does not explicitly advertise any specific "promotions" or "special offers" in terms of discounted rates or limited-time deals. The primary "offer" that attracts residents, as directly stated in one review, is that it "may be cheap and easy to get in." This suggests that the park's main draw is its affordability and potentially low barriers to entry, making it accessible to individuals and families seeking economical housing or RV parking solutions.
However, it is crucial for prospective residents to understand the context surrounding this affordability. The same review explicitly states, "there is a reason for it," followed by a detailed list of severe issues ranging from poor road conditions and unmanaged trash to pervasive pest infestations, frequent police activity, and unresponsive maintenance. Therefore, while the park might offer a low cost of entry, this appears to come with significant compromises in terms of living conditions, safety, and quality of life.
It is highly recommended that any interested parties directly contact Mallard Ridge Mobile Estates to inquire about current rental rates, lease terms, and any specific policies. More importantly, given the reviews, it is absolutely essential to conduct a thorough on-site inspection of any potential lot or mobile home, assess the general cleanliness and infrastructure of the park, and ask very direct questions about maintenance protocols, pest control, and emergency response procedures before making any commitments. The "special offer" of low cost appears to be balanced by substantial challenges that potential residents should be fully aware of.

Conclusion: Why this place is suitable for locals
For local Tennesseans, particularly those in the Drummonds area and surrounding regions, the suitability of Mallard Ridge Mobile Estates as an RV park or mobile home community is highly conditional and largely dependent on individual circumstances and priorities. The primary, and perhaps only, reason this place might be considered "suitable" for some locals is its reported affordability and ease of entry. For individuals or families facing severe financial constraints, or those needing a very low-cost RV parking solution immediately, Mallard Ridge might appear to be a viable option when other avenues are financially out of reach.
However, based on the significant and extensive negative feedback from residents, for the vast majority of Tennesseans seeking a safe, clean, and well-maintained living environment, Mallard Ridge Mobile Estates presents serious concerns that overwhelmingly outweigh its affordability. The consistent reports of severe maintenance issues (potholes, trash accumulation, pest infestations like roaches, rats, and wasps), unresponsiveness from management, and frequent police calls paint a picture of a community that struggles significantly with basic habitability and safety standards. The specific warnings about dangers to children (wasps, snakes, general unsafe environment) are particularly alarming for families. While one long-term RV resident found it "just fine" despite "ups and downs," the sheer volume and severity of the negative comments cannot be overlooked.
Therefore, from a factual and objective standpoint, and considering the perspective of most local users who prioritize safety, health, and a reasonable quality of life in their home environment, Mallard Ridge Mobile Estates is not broadly suitable. While it might offer a very low-cost entry point, this appears to come with substantial compromises in living conditions and peace of mind. Locals considering this park should proceed with extreme caution, thoroughly investigate all reported issues firsthand, and carefully weigh the significant potential challenges against the low cost before making any decision.
Customer Reviews
Well I've been here 8 years and it has its ups and downs like anywhere else, IM R/V parked and i like it here just find
The roads throughout the park are covered with pot holes. The dumpster in the back has trash all around it as well as a burn site for other items that won’t fit in the dumpster. The cops are called every other week if not at least once a week. The maintenance crew is definitely not certified to be doing half the jobs they do. It may take 5-7 visits to fix one issue. You’ll have to continuously notify the landlord (if he even answers / responds) in order to get something repaired. The homes are infested with roaches. Mice/rats are bad in the winter months. There is also wasps surrounding every trailer so be cautious when taking your children out to play. Watch for snakes too. If I could rate a 0/10 I would. Highly not recommended. Especially for families with small children. It may be cheap and easy to get in trailer park but there is a reason for it.
