Windsong MHC About
For many Hoosiers, manufactured home communities offer a unique and often affordable pathway to homeownership or long-term residency. In Indianapolis, Windsong MHC is a manufactured home community that aims to provide a welcoming and comfortable living environment. This article will provide a detailed and factual overview for local users in Indiana, drawing upon publicly available information and, critically, direct resident feedback, to offer a comprehensive picture of what it's like to live at Windsong MHC.
---
Windsong MHC is a manufactured home community located in Indianapolis, Indiana. It presents itself as a "premier manufactured home community" with a friendly atmosphere, comfortable homes, and spacious lots, aiming to be an "ideal place for anyone looking for a peaceful and welcoming neighborhood with a strong sense of community." As a professionally managed community, it states a commitment to maintaining the property to the highest standards. These types of communities typically offer residents the opportunity to own their home while leasing the land it sits on, providing a distinct form of homeownership that can be more accessible than traditional real estate.
However, recent detailed resident feedback offers a more nuanced perspective on the living experience at Windsong MHC. While one positive review highlights immediate assistance for a rapid housing need, another extensive review from a long-term resident describes significant and distressing issues with harassment, unapproved changes to previous agreements, and fear of displacement. This feedback suggests a potential disconnect between the community's stated goals and the actual experiences of some residents, particularly concerning management practices and resident rights.

Windsong MHC is located at 3050 S Lynhurst Dr, Indianapolis, IN 46241, USA. This address places the community on the southwest side of Indianapolis, an area that provides residents with access to various city amenities and services.
The community's location on S Lynhurst Drive offers reasonable accessibility to major thoroughfares, allowing for relatively easy commutes to other parts of Indianapolis. While it has a "Car-Dependent" Walk Score (15/100) and "Minimal Transit" Transit Score (22/100), indicative of typical suburban Indianapolis living, its proximity to larger roads means that driving provides convenient access to necessities. Residents can find grocery stores, shopping centers, and a variety of dining options within a short drive. The community is located within the Decatur Township school district, which includes schools like Liberty Early Elementary School, Decatur Middle School, and Decatur Central High School. This can be a consideration for families with school-aged children.
The area surrounding Windsong MHC, known as Mars Hill, is described by locals as having easy parking and well-kept yards, with a noticeable presence of dog owners. While traffic can be a factor, especially at peak times, the overall flow is generally manageable. The location offers a balance between being within the city limits for convenience and having a more established, neighborhood feel.

Windsong MHC, as a manufactured home community, typically provides a range of services centered around the management of the property and the welfare of its residents. Based on general industry standards and some specific details available:
- Lot Rental: The primary service, where residents lease a designated plot of land for their manufactured home. This usually includes access to utility hook-ups (water, sewer, electric).
- Professional Onsite Management: The community states it is "professionally managed," implying a team is available during office hours to address resident concerns, handle administrative tasks, and oversee property maintenance. Office hours are Monday-Friday: 8:30 am - 5:30 pm, closed Saturday and Sunday.
- Property Maintenance: Efforts are made to maintain the overall property, including common areas and infrastructure, to "the highest standards."
- Utility Connections: While residents pay for their individual utility usage, the community facilitates the necessary connections for water, sewer, and electricity. Information suggests that specifics like parking fees, pet rent, security deposits, application fees, and administrative fees require direct contact for details.
- New Home Sales: The community offers "brand-new, spacious 3-bedroom, 2-bathroom manufactured homes" for rent or sale, providing options for those seeking modern living.
However, it is crucial to address the detailed resident review that indicates significant challenges with some of these services. Specifically, the review highlights issues with arbitrary changes to previously approved arrangements (e.g., regarding service animals and porch items), unapproved charges (e.g., trashcan fees, month-to-month rent despite advance payments), and alleged harassment from the office manager. This suggests that while services are nominally offered, their implementation and consistency, particularly regarding resident agreements and fair treatment, may be a significant concern for prospective residents.
---
Windsong MHC aims to provide a comfortable and appealing living environment with several features. Based on promotional materials and resident feedback, the highlights include:
- Modern Manufactured Homes: The community offers "brand-new, spacious 3-bedroom, 2-bathroom manufactured homes" with open-concept layouts, modern appliances, and ample storage, providing a contemporary living experience. Homes are typically 1216 sq ft.
- Community Atmosphere: Promoted as a "friendly community" with a "strong sense of community," offering a welcoming neighborhood feel.
- Spacious Lots: Homes are situated on "spacious lots," allowing for personal outdoor space.
- Professional Management: The community emphasizes being "professionally managed," implying a commitment to high standards of property upkeep and resident service.
- Pet-Friendly Policy (with caveats): While the community is pet-friendly, the detailed resident review indicates significant issues with the enforcement of pet policies, particularly concerning long-approved service animals and where pets can rest on properties. Public information indicates that dogs and cats are accepted, along with certain non-traditional pets (turtles, frogs, hamsters, etc.), but restricted dog breeds (Akita, Pit Bull, Rottweiler, etc.) are not allowed.
- Off-Street Parking: Homes typically include off-street parking with 2 total spaces.
It is vital to acknowledge the serious concerns raised by a long-term resident in the provided reviews. Allegations of harassment, attempts to displace residents and their approved service animals, unfulfilled cleaning contract payments, and retroactive charges suggest significant issues with management practices. These concerns overshadow the stated features and should be thoroughly investigated by any prospective resident. The stark contrast between promotional language and the lived experience of at least one resident is a critical highlight that cannot be overlooked.
---
Specific, time-sensitive promotions for Windsong MHC are not explicitly detailed in the provided information. Manufactured home communities often have varying offers depending on home availability, market conditions, and management strategies. These could include:
- New Home Incentives: Discounts on the purchase price of new manufactured homes, special financing rates, or upgrade packages for those buying directly from the community.
- Reduced Lot Rent: Lowered lot rent for an initial period to attract new residents.
- Move-in Specials: Assistance with relocation costs or waived application/administrative fees.
- Lease-to-Own Programs: While not explicitly stated, some communities offer pathways to homeownership through lease-to-own or land contract arrangements.
Given the severity of the issues raised in the resident review, particularly concerning billing discrepancies ("now I’m being charged month-to-month and being charged for my trashcan" despite advance payments), prospective residents should exercise extreme caution and insist on written documentation for any agreements, including promotional offers, payment terms, and pet policies. It is paramount to get all terms in writing and understand them fully before committing.

Prospective residents are strongly advised to contact the community directly via phone or email during office hours (Mon-Fri: 8:30 am - 5:30 pm) to verify all information, discuss any concerns, and request written details on all policies, agreements, and fees. For locals in Indiana, particularly those in the Indianapolis area seeking a manufactured home living solution, Windsong MHC presents itself as a community with modern homes and a convenient location. Its appeal lies in the potential for affordable homeownership compared to traditional housing, coupled with the benefit of professional management and community amenities. The availability of new, spacious homes and its location within the Decatur Township school district might be attractive to families seeking a balance of urban access and community living.
However, it is critically important for any Hoosier considering Windsong MHC to be fully aware of the serious concerns raised by at least one long-term resident regarding management practices, alleged harassment, changes to approved arrangements, and billing discrepancies. While "Armando was extremely helpful" for one desperate individual, the extensive negative account suggests that the experience can vary dramatically and highlights potential instability for existing residents. Therefore, while Windsong MHC may offer a physically appealing housing option, prospective residents must conduct thorough due diligence, obtain all agreements in writing, and consider independent legal counsel to ensure their rights and expectations are protected. For those seeking temporary housing or a stepping stone, as suggested by a disgruntled resident, it might serve a purpose, but for long-term stability and peace of mind, careful investigation into the management practices is essential for any Indiana local.
Customer Reviews
I wanted to retire here. I love my home my upgrades. It is beautiful. I have a beautiful yard however, until about a year ago, I started being harassed about things that I’ve been approved to have in the last 10 years in writing. I spent considerable money on the upgrades for my home, beautifying it. The office manager has told me to move has told other tenants that my home would be available soon for them. I’ve found so much comfort living here and to have that uprooted and to be uncomfortable and to be in fear of being displaced and having my animals displaced is very scary I have old dogs approved to live in this community service animals that have been doing things for 12 years a certain way and now they can’t lay on the porch. I own a cleaning company and have tried for years to get the Cleaning account in the community I finally was able to do so. I was offered the Cleaning account by the office manager. At first I took the opportunity to clean the homes for $250 and was willing to give her the $50 kickback per home she requested after giving it some thought and we cleaned our first home. I told her that once the invoice was paid I would then send her the $50 in a money order or check made payable to Windsong She got upset with this because it needed to be a cash transaction between her and I I explained that I was uncomfortable doing that Ultimately I felt like I would possibly end up getting in trouble with my community and risk my housing. It felt sneaky. Since this verbal transaction, I have not been paid for the clean and she has since began picking my property apart continuously harassing me. She knew I would be gone on vacation for July 4 and decided to issue citations that needed to be corrected in a day regimen or $50 per citation was going to be issued on the 13 citations. I had to pack up and return home keep in mind we had emptied our vehicle out and set the things on our porch because it’s a work vehicle and then when we return from our trip, we unpack our luggage and placed items back in the vehicle But she could not find it in her heart to give me the grace. Of our vacation time to allow those items to sit on the porch. Continuously feel threatened. I continuously receive final notice violations on items. I’ve never been violated for. Also, I pay the community three months six months sometimes up to eight months of rent payments at a time so they can sit on that money under the agreement that I’m not charged a month-to-month And now I’m being charged month-to-month and being charged for my trashcan I am almost certain my days are numbered here that she is going to have me put out of the community as she has many other individuals My grandchildren live with me my pets live with me. Had these pets for 10+ years and a community they’ve been approved to live in every time they issue new documentation to fill out who lives in the residence the vehicles you have, etc., fill those out and turn them in . Another saying, they have no record of my vehicles of my animals and that I have limited time to get rid of my service animals I’m devastated, frustrated annoyed scared I feel as being backed into a corner and I’m going to end up having to spend unnecessary money, attaining a lawyer and living in fear of losing my house pride and joy the place for my children and my grandchildren. Call home everyone’s comfort pride . Unless you’re going to use this place as a steppingstone, temporary housing don’t come here I used to be so prideful of my community, proud secure dependent in this last year. My anxiety is awful.
Armando was extremely helpful. Got us into a house within a week when absolutely no one else would help! Highly recommend if you are in desperate need for a home quickly!
Terrible. When you see your community manager was taken to court and sheriff moved her out because she previously had her trailer repossessed from a different trailer park (Marion county court records online) before and now she’s the community manager with no education or experience.. Not maintained. Trash overflowing & on streets & Excessive stray cats & animals everywhere that use your flower boxes at litter boxes that stink and community manager does nothing. Broken street lights & community sign. Community manager is not educated or licensed and very unprofessional and has harassed me non -stop since I bought a place here. She is terrible.I have had to take her to court for her braking the law. Marion Small claim court is Public Records & you can verify management . You can also verify indiana state license at Indiana. Gov. And very license. Be smart and verify names. You can also look up education through Clearing House and see the Community manager has no degree. Get names and verify!! She does not have none! I been at new place I bought less than a year and lot rent alone is raised to $600.00. I I had to file a report on my own for the power company to come in and fix the park lights that have out over a year. I would not recommend this place knowing what I know now. Unprofessionally managed. Watch out!! Get management names and verify education and credentials. Community manager that use to say and think she is a property manager, She has none-free public information
Terrible. Bought a new place things did not work & management said they’re not responsible. Then there was damage on new home that wasn’t there a day before from managements lawn service & Rhonda the manager said lawn service and them are not responsible. Their manager Rhonda has no knowledge of Indiana laws or experience in management . She comes up with incorrect billings & will stalk your home on golf cart and drive by & stare. She will lie for no reason & because her knowledge if she don’t know she will make up things . Theirs no consequences cuz theirs no way to get ahold of her bosses . She’s running place like she wants and not professional . She will send people over to your home without warning . . She’s an embarrassment. I have been here less than a year and lot rent has been raised and now paying $600.00 a month for lot rent plus water bill and sewage chargers and their miscellaneous charges on top of the $600.00 a month lot rent. Rhonda community manager constantly starts fight with people and sends people over to your place with no notice. Does not give any proper notice on any services. I catch her in lies constantly and have to tell her correct way by law. You cannot get a hold of higher management. She’s unlicensed and uneducated, and unprofessional. Windsong management hired her random off the streets with lack of knowledge or experience and it shows. Wild cats & Rodents & trash throughout park. Management terrible & not licensed or Educated & does not maintain park. Trash everywhere and broken street lights. Management adds rules and will make up things. Rodent problems too. I had to make a report to the electric company for them to come and fix street lights. I would not recommend Windsong/Peak Community as long as she/Same management is in the office.
The property manager Rhonda, and her assistant are very unprofessional and vindictive! They will find any excuse to cause problems with those that they don’t like or want out. And you can’t say anything to them, because they are on some sort of power trip. They have some sense of superiority. They started writing me up because my children’s outside toys and my outside chairs were visible to the public. I went in and discussed the matter, voicing my thoughts on the matter. And of course in an adult manner. The female asst became very defensive. Almost as if it were a personal attack. Within a few days I received a notice to vacate within 30 days. All because my outside things were outside and visible. My rent is up to date. So not an unpaid rent issue. The only grounds they have are my kids’ toys and patio furniture. Mind you there is a man living directly across from the warehouse with an entire farm and a garden fence about 16 feet in length by 3.5 feet high. There are several people that have playground equipment in the yard. And several that have yards that are in disarray. So why am I being singled out? Voicing my opinion, that’s why. With this being said, look elsewhere to live if you don’t want to be nit picked daily. Or if you enjoy peace and quiet for all the money you pay out. For those of you that need to make complaints look up the number under mission peak capital. One last thing, don’t mention anything about hiring an attorney unless you have one in place. The office staff will outright refuse to speak with you if you make mention. They all know they’re in the wrong and are scared of a lawyer seeing right through them. I do hope they know, you reap what you sow. My family and I intend to move on and put this behind us. However, the next tenant my not be so pleasant.
