What truly sets Harrison Grove Estates apart, as highlighted by its residents, is the dedication of its management team, who are actively working to improve the park and foster a strong sense of community. Our goal is to present a comprehensive and accurate guide to Harrison Grove Estates, helping you understand if this vibrant and evolving community is the right fit for your housing needs in Indiana.
Harrison Grove Estates is conveniently located at 4923 Rockville Rd, Indianapolis, IN 46224, USA. This address places the manufactured home community in a strategic position on the west side of Indianapolis, Indiana. Rockville Road is a major thoroughfare, providing residents with direct access to a wide array of urban amenities and services.
The park's location offers excellent accessibility to various parts of Indianapolis and surrounding areas. It is situated approximately five miles west of bustling downtown Indianapolis, making it ideal for those who work or frequently visit the city center. Residents have easy access to shopping centers, grocery stores, diverse dining options, and local businesses along Rockville Road and in nearby areas. For families, the community is noted for being in the "Awesome Wayne Township schools" district, which is a significant draw. While some resident feedback mentions rough internal roads, the overall external accessibility to major routes ensures that commuting and reaching essential services are generally convenient for Indiana locals. This balance of a community setting with urban proximity provides residents with both a sense of neighborhood and access to the city's resources.
Harrison Grove Estates, as a manufactured home community, primarily offers lot rentals for residents who own their manufactured homes. Beyond this core service, the park management actively provides and facilitates various services aimed at improving the living experience and supporting its residents.
- Lot Rental: The fundamental service is the leasing of individual plots of land where residents place their manufactured homes. This fee typically covers the use of the land.
- Utility Inclusions: A significant advantage noted by residents is that the lot rent includes trash and electricity services. This helps in budgeting for monthly expenses, as these are often separate charges in other communities. Residents are generally responsible for gas, water, and sewer.
- Support for Homeownership: The community provides opportunities for residents to purchase homes directly within the park, including older, affordable units. They allow potential buyers to inspect units and aim to assist individuals with limited credit, helping them avoid "the endless pit of rentals."
- Community Management and Maintenance: The management team, particularly the manager, Jen, is highlighted for being kind, professional, and actively working to improve the park. This includes maintenance efforts on common areas. While roads are an issue, overall community improvements are noted.
- Resident Support Services: The management and maintenance staff go above and beyond by providing practical support, such as making a lawnmower available for residents to use or rent reasonably, demonstrating a commitment to helping residents maintain their properties without imposing strict fines.
- Community Engagement: The management team actively fosters a sense of community by hosting events, such as cookouts, to help residents get to know each other and build connections.
Prospective residents should confirm all specific inclusions in the lot rent and any other fees directly with Harrison Grove Estates management to ensure a complete understanding of financial responsibilities and services provided.

- Opportunity for DIY Renovation: For those with skills and time, the availability of affordable, older "vintage" trailers presents an opportunity to renovate and customize their homes, turning them into comfortable living spaces.

Customer Reviews
It's a slight dump, rough roads, but if you have the skills and time to renovate the trailer, then it's definitely worth it. It beats living on the bare street though.
My experience with Jen, the trailer park manager has been wonderful. She is kind and professional. Let’s be real here. If you have great credit and tons of money, you’re probably not coming here to look for a place . I moved here following a divorce and had very little credit and very little money. I moved here and was able to purchase a trailer instead of going into the endless pit of rentals . They let me go through every unit that I was interested in and invited me to have someone inspect it before I bought it . I got a decent vintage trailer with no leaks. The wiring is good. The furnace is good. A couple basic plumbing issues from where the trailer had sat for a while. I have been treated with kindness, and I truly feel that Jen did everything she could to help me and my son into a home! The older trailers here may not be for everyone. But for us, it has been a blessing. With a little elbow grease, you can get one of these older homes, very affordably, and turn it into a safe and happy place for you and your kids. Awesome Wayne Township schools. The management team has been steadily improving the park ever since I moved in! I have seen so many positive changes . All you have to do is drive through the park and see all the freshly painted trailers with new windows and improvements . The maintenance man and the manager both work their self to death helping people. Courteous to the point that they have even bought a lawnmower for residents to use and rent very reasonably ,as a lot of people here don’t have one. They could just be slapping fines on people for not cutting the grass, but instead made it accessible for us to do so. Right after I moved in, they hosted a cookout up by the office with hotdogs and hamburgers, cold drinks, and snacks. They stood out in the heat cooking on a grill and made a nice day and a chance for residents to get to know each other. I know it’s an old park and I know it’s old trailers but it’s quiet and peaceful and safe. I have a special-needs son and no one has been anything but kind to us and we have had no disturbances since we have been here. If you are starting over or just starting out and don’t have a lot of money, I would recommend this park. Be prepared to get a vintage home that might need a little love. You will be allowed to see it and decide if it’s something you can work with ahead of time! ** the only negative comment I have is that the road that that runs through the park is in very poor condition. That is why only 3 stars. Lots of potholes. The owners of the park absolutely need to take care of it ASAP. That is not something that the manager or the maintenance staff can do ,so my complaint would not be for them, but directed at the owners.
I’ve lived her for 6 months without EVER receiving a mailbox key. I’ve called at LEAST 10 times about getting a key. And when I go to the office to ask for one she doesn’t have one and said I have to pay to replace it because it’s not their responsibility. I was cussed at and threatened to have the cops called on me. I’m COMPLETELY DISGUSTED with the lady at the office. SO UNPROFESSIONAL AND UNPLEASANT TO SPEAK TO. She is always irate when you speak to her about ANYTHING. She needs to be FIRED asap. Because a BBB complaint is definitely on the way :) and I couldn’t even pull up to my own home because they put someone’s random stairs DIRECTLY in front of my house.
The new management is way better than who they had before the 2 lady's they had before was so horrible they didn't care about what happened in here now the new manager and the maintenance is awesome they are always doing stuff to better the trailer park and they actually care about what happens and what does go on here I am so glad and happy that she is here to help and better everything! She will help anyone in need. She is very respectful and very understanding when it comes to anything and everything.
My experience here has taught me a lot about peaple. There different ancestry and the way the peaple live and how each and has beén designed by hof it'ahs help me in knowing. How different we are in ways of knowledge and peace between us I now have knowledged fantasy and how consumed we get with it now we see how easy we have with moderen knowledge
