Introduction / Overview

Riverside Crossing MH is a manufactured home community located at 10186 Farrand Rd, Montrose, MI 48457, USA. In a manufactured home park, residents typically own their homes but lease the land on which their homes are situated. This model often presents a more accessible entry point into homeownership, making it an attractive option for many individuals and families looking for affordable living solutions in Michigan. The park aims to offer a community environment with managed services.

Reviews from current and past residents for Riverside Crossing MH present a varied perspective, highlighting both strengths and areas of concern. Some residents have praised the helpfulness and friendliness of the community manager, with mentions of dedicated staff who go "far and beyond to correct any and all online payment issues" and are "always smiling." There are also positive comments about the ease of the process for moving in and the perception that "owners are doing a lot of work around here, it's changing for the better everyday!" This suggests a commitment from some staff members to provide good service and ongoing efforts towards improvement.

However, other reviews express significant concerns. These include issues with consistent trash pickup, with one resident reporting a two-week delay due to unpaid bills by park management despite residents being charged for the service. More serious allegations point to a lack of management action regarding residents trespassing on private yards and property, unsupervised children, and frequent police presence in the park. Some older, unverified reviews mention general decline, increased drug use, and security problems. It is crucial for prospective residents to consider these varied experiences and, if possible, visit the park and speak with current residents to gauge the present living conditions and management responsiveness.

Location and Accessibility

Riverside Crossing MH's location at 10186 Farrand Rd in Montrose, MI, places it within Genesee County, offering a balance of semi-rural tranquility and convenient access to surrounding areas. Montrose provides a charming, small-town atmosphere, while its proximity to major routes allows for relatively easy commutes to larger cities like Flint, Saginaw, and even Grand Rapids, depending on your destination within Michigan.

The park is situated near the I-75 corridor, which is a significant advantage for travel and access to regional amenities. For families, the community falls within the Montrose Community Schools district, which includes Hill-McCloy High School, Kuehn-Haven Middle School, and Carter Elementary. This can be a key factor for those with school-aged children. Locally, residents have access to various services and retail options in Montrose and nearby towns. While specific walking accessibility to amenities from the park itself might be limited, the location generally facilitates convenient driving access to grocery stores, local businesses, and community services. The setting offers a peaceful residential feel, characteristic of many Michigan towns, yet remains connected to the broader urban infrastructure.

Our trash hasn't been picked up in 2 weeks. I called Priority Waste and they said the reason is that the bill hasn't been paid. We get charged for trash pick up every month. There is no reason we should be having this problem. Park management needs to fix this situation.

This place is the worst place to live. Management doesn't do anything about people going through your yard or stuff .The kids are unsupervised all hours of the day and night running around breaking into things. Cops are constantly in the park.

Staff is always friendly and excited to assist with any issues. Cindy has gone far and beyond to correct any and all online payment issues and there’s been a few with the new online payment system. 🤦‍♀️ Cindy’s always smiling and always waves as she does her morning drive through the park. 😊
