Carriage Cove About
Are you a Floridian considering mobile home living and searching for an established community in Central Florida? Carriage Cove, located in Sanford, offers a unique option that has been home to residents for many years. For many in our state, mobile home parks provide an accessible and often more cost-effective pathway to long-term residency, fostering a distinct sense of neighborhood and community.
Carriage Cove has a history of long-term residents, with one individual proudly stating, "Living Here 19 Yrs. Wonderful Community. Great Mgr., And Staff. I Have A Mfg. Home." This enduring residency speaks to the potential for a stable and welcoming environment, where many residents have established deep roots and value their home within the community. The positive sentiment towards the manager and staff from this long-term resident highlights the importance of good park management in creating a positive living experience.
However, it's also important to consider all perspectives when evaluating a community. While a long-standing positive experience is a strong indicator, potential residents should also be aware of any reported challenges. As with any long-term residential setting, ongoing operational aspects, such as utility billing, require transparency and effective communication from management. Understanding these different viewpoints is key to making an informed decision about where to call home. Located in the growing city of Sanford, Carriage Cove benefits from its suburban setting, providing a potentially quieter lifestyle while maintaining connectivity to the broader Central Florida region.
Carriage Cove mobile home park is situated at 500 Carriage Cove Way, Sanford, FL 32773, USA. This location places it within the city of Sanford, a rapidly developing area in Seminole County, Florida. Sanford offers a compelling blend of historic charm, modern amenities, and convenient access to major urban centers, making Carriage Cove well-positioned for Florida residents.
The park's address on Carriage Cove Way provides good connectivity to Sanford's primary thoroughfares. Major roads such as US-17/92 (Orlando Drive) and State Road 417 (Central Florida GreeneWay) are easily accessible, facilitating straightforward commutes to various parts of Central Florida. Downtown Orlando, a significant hub for employment, entertainment, and culture, is typically a 30-45 minute drive from Sanford, depending on traffic conditions. This makes Carriage Cove a viable option for those who work in the city but prefer a more suburban or community-focused residential setting.
Furthermore, Sanford itself is home to a charming historic downtown district along Lake Monroe, offering a variety of local restaurants, unique shops, and cultural events. The Sanford RiverWalk provides scenic views and recreational opportunities. For broader regional access, the Orlando Sanford International Airport (SFB) is also conveniently located nearby. Essential services, including grocery stores, retail centers, medical facilities, and schools, are all within a short driving distance from Carriage Cove, ensuring that residents have convenient access to their daily needs. This blend of local convenience and regional accessibility makes Carriage Cove an attractive choice for Floridians seeking a well-connected home in a growing community.
Carriage Cove, as a mobile home park, primarily offers leased lots for individually owned manufactured homes, providing a dedicated space for residents within a managed community. The services typically associated with such a park focus on providing a foundational living environment and community oversight. Based on available public information, here's an overview of the services residents can generally expect:
-
Lot Rental for Manufactured Homes: The core service provided by Carriage Cove is the leasing of individual land plots where residents can place their manufactured homes. This lease grants access to the park's shared infrastructure and common areas.
-
Utility Infrastructure: The park provides the necessary infrastructure for essential utilities such as water, sewer, and electricity to each lot. While the cost of these utilities is typically borne by the resident, either included in the lot rent or billed separately based on usage, the park is responsible for the overall system. One resident mentioned "water theft or manipulation of the billing system" and a discrepancy in water consumption figures, indicating that residents are individually metered or billed for water, and transparency in this process is a key service expectation.
-
Community Management & Office Support: Carriage Cove has an on-site or accessible management team and office staff responsible for overseeing park operations, addressing resident inquiries, enforcing park rules, and handling administrative tasks related to lot rentals. One review praises the "Great Mgr., And Staff," suggesting positive interactions for some residents.
-
Common Area Maintenance: Mobile home parks are typically responsible for the upkeep of shared spaces, including internal roads, common landscaped areas, and any communal facilities the park may offer.
-
Waste Collection Access: Residents typically have access to waste disposal services, which might involve curbside trash pickup or designated communal dumpsters, managed by the park or a contracted service.
Prospective residents are strongly encouraged to directly contact Carriage Cove management to obtain a comprehensive and current list of all services included in the lot rent, any additional fees (especially regarding utilities), and to clarify billing practices, ensuring full transparency before committing to residency.
Carriage Cove mobile home park offers several features and highlights that contribute to its living environment and appeal as a residential community in Sanford. These aspects shape the daily experience for its residents.
-
Established Community with Long-Term Residents: A significant highlight is the presence of residents who have lived in the community for extended periods, some for "19 Yrs." This indicates a stable, settled environment where neighbors have likely formed connections over time, contributing to a strong sense of community.
-
Positive Management and Staff for Some Residents: One long-term resident specifically praised "Great Mgr., And Staff," suggesting that many residents experience supportive and effective administrative leadership. Positive interactions with management can significantly enhance the quality of life within a managed community.
-
Manufactured Home Ownership Opportunity: Carriage Cove provides a pathway to homeownership for those seeking a manufactured home. This is often a more accessible and affordable option compared to traditional stick-built housing, particularly in the competitive Central Florida real estate market.
-
Located in Growing Sanford: The park's address in Sanford places it within a city experiencing notable growth and revitalization, especially around its historic downtown and waterfront. This means residents have access to evolving amenities, dining, and recreational opportunities.
-
Accessibility to Major Central Florida Attractions: As detailed in the location section, Carriage Cove offers convenient access to Orlando's theme parks, employment centers, and the Orlando Sanford International Airport, making it a strategic base for both leisure and practical needs.
It is important to note that while positive long-term residency and good management experiences are highlights, prospective residents should also consider the concerns raised in a recent review regarding potential water billing discrepancies and management responsiveness to complaints. A thorough inquiry into these areas is advisable to ensure it aligns with individual expectations.
Mobile home parks like Carriage Cove primarily focus on long-term residency and lot rentals rather than seasonal or short-term promotions common to campgrounds or hotels. While specific, publicly advertised special offers are generally not detailed online, prospective residents should inquire directly with Carriage Cove's management about the following, which are common considerations in mobile home communities:
-
New Resident Incentives: Occasionally, parks may offer incentives to attract new residents. This could include a reduced rate for the first month's lot rent, a waiver of certain application or move-in fees, or other introductory benefits.
-
Lease Term Options: While lot rent is subject to change, potential residents might inquire if there are options for longer lease terms (e.g., 12-month or multi-year leases) that could offer a more predictable rate for an initial period.
-
Referral Programs: Some communities offer benefits (e.g., a credit on lot rent) to current residents who refer new individuals or families who successfully move into the park. If you know anyone already residing in Carriage Cove, this is worth asking about.
-
Home Sales and Financing Assistance: If Carriage Cove facilitates the sale of manufactured homes within the park (either directly or through partnerships with local dealers), they might have information on special financing options, home upgrade packages, or assistance with closing costs for new home purchases on their lots.
-
Utility Billing Clarification: Given the recent review regarding water billing, inquiring about transparent utility billing practices, how meters are read, average consumption figures, and the process for disputing charges could be considered a crucial "offer" of clarity and fairness for prospective residents.

For Floridians considering a mobile home lifestyle, Carriage Cove in Sanford offers a compelling option, particularly for those seeking an established community with a history of long-term residents. Its suitability for locals stems from several key factors that cater to the desire for affordable, community-oriented living within Central Florida.
One of the most significant appeals is the opportunity for potentially more affordable homeownership or long-term residency compared to the escalating costs of traditional housing in the region. This financial accessibility makes it a viable choice for many individuals and families looking to put down roots without prohibitive financial burdens. The positive review from a 19-year resident, praising a "Wonderful Community" and "Great Mgr., And Staff," highlights a core strength: the potential for a stable, welcoming, and well-managed environment. This kind of longevity in residency often translates to a strong neighborly bond and a sense of collective belonging.
While a more recent review brought forward serious concerns about water billing and management responsiveness, this underscores the importance of thorough due diligence by prospective residents. Transparency in billing and a clear process for addressing resident complaints are critical aspects to verify. However, the presence of a long-standing, seemingly well-regarded management team, as indicated by some reviews, suggests that positive interactions are indeed a reality for many.
Finally, Carriage Cove's location in Sanford is a considerable advantage for Floridians. It provides the benefits of suburban living – often quieter and with a stronger community feel – while retaining excellent accessibility to the amenities and opportunities of the greater Orlando metropolitan area. This balance means residents can enjoy a more relaxed pace of life without sacrificing convenience for work, entertainment, or access to essential services. For locals prioritizing an established, community-focused, and affordably positioned place to call home, Carriage Cove offers a strong proposition, provided personal due diligence addresses all aspects of community living.
Customer Reviews
I've lived in the community for a while thanks to a recommendation from some friends. But lately, in the last two or three months, I've had a problem with possible water theft or manipulation of the billing system, not by other community members, but by the administration. They claim my unit consumes 4,000 gallons of water per month, without any basis in logic or common sense. I maintain it only consumes 900 gallons. I went to the office to file a complaint and provide evidence to support my claim, but to date, they've done nothing. On the contrary, now the bill shows that I consumed 5,000 gallons of water. It's unusual, but I'm telling the truth. I asked them to replace my water meter to make sure it wasn't faulty, but they did nothing. Now they say the average consumption per unit is 3,000 gallons of water. But if that's the average water consumption, what are the meters for? That doesn't make sense. The worst thing isn't what's happening in my unit. The worst thing is that many of us have already filed a complaint, and they're not doing anything. They're playing dumb. The hypocrisy with which they operate is outrageous. Look at what they publish in their press releases: "Voted one of the best communities to live in Next Door," "Voted Best Customer Service in 2024 and continues to lead in 2025," "Our team is dedicated to providing the best service to our residents, future residents, and guests." But my reality is far from those claims. where is my complaint about water consumption? Ahh! Yes! Now the bill arrived for 5,000 gallons of water, that's a thousand more gallons than the previous month. Everything they say here is backed up by monthly photos of my meter consumption and the manipulated bills they issue me. If you'd like to see them, come to 300 Pathway. I'd be happy to show them to you so you can also check the meters in your unit.
Living Here 19 Yrs. Wonderful Community. Great Mgr., And Staff. I Have A Mfg. Home.
i have been living here almost 20 yrs and have watched it go down hill. Current management and staff is the worst ever. They're easy to find since they never leave the a/c office and actually view the grounds unless they have something negative. Recently read Aug 2024 newsletter and how much has been accomplished, many of those things were not accomplished by them but by other parties and were probably necessary. I was not given notice that a pet shelter was being put in...but it seems it has and unfortunately it's located next to me!!!!! My neighbor has 3 dogs and 4-6 cats, that are allowed to urinate freely on my lawn, it has become so saturated that my grass on that side is dead and I will probably be notified by them to fix it, at may expense. The odor is so bad I can't open windows on that side of my house or the back door. It's so bad vendors wonder how I can live here. NO CHOICE!!!!!!!! I called the and spoke to Arie and she told me i needed proof. sorry but i am unable to get them all together for a family photo! I don't expect anything to be done, by the way their grass is in excess of 24 inches so the animals use my mowed lawn and i have noticed often they never pick up after so be prepared should you decide to choose Carraige Cove as your final destination!
Y'all claim to be open every 1st & 3rd Saturday of every month & Here it is the 3rd Saturday of February at 10:45am and no one is here in the office.
I don't live here thank the lord..I went in here an applied for a house to rent I knew my credit was bad(medical bills)but I have good rental history..so it was me wife and mother the fee is 50bux a piece. I told the lady about daughters who come back for college just for a cple weeks on break she said as long as it's not more than 30 days..I was ok with that cause they wouldn't be...well got denied and they said it was credit..so then they were like "let us talk to ur current landlord "wich was no problem I pay my rent..but she lied and never called..then that didn't work she told my wife "well ur husband said u have kids that come home for break and that the neighbors would rat me out for having my kids there.. . They used every excuse not to take us and they knew that before I gave them 150 bux for the application. My point is please whoever reads this do not ever trust this little village of liars!maybe that's y this home has been up for rent for 6 month
