Greenwood Community About

Hello, fellow Floridians! Are you exploring housing options in the beautiful capital city of Tallahassee and seeking a friendly, community-oriented place to call home that offers excellent value? Then it’s time to learn about Greenwood Community, a well-established mobile home park that has served residents for decades. In a market where affordability and a sense of belonging are increasingly important, Greenwood Community stands out as a practical and welcoming choice.

Greenwood Community is more than just a place to live; it's a neighborhood where residents have historically experienced a strong sense of safety and camaraderie. Imagine a place where you feel comfortable, even secure enough, to not always worry about locking your door, as one long-term resident fondly recalled. This speaks volumes about the atmosphere cultivated within the community, highlighting a level of trust and neighborliness that is truly invaluable.

While the park has seen changes over the years, as any long-standing community does, its foundational spirit of providing a respectful and straightforward living environment remains a key aspect of its appeal. The original vision, established by Gordon Pichard in the late 1960s, was to create a place that treated everyone with respect and offered a good quality of life. This legacy of considerate management and a focus on resident well-being has contributed to the park's enduring reputation as a solid choice for mobile home living in Tallahassee.

For those considering mobile home living, Greenwood Community represents a significant opportunity to find a stable and cost-effective housing solution. It’s particularly appealing to individuals and families looking for a more accessible entry point into homeownership or a long-term rental option that provides more space and privacy than traditional apartments. The park has consistently offered a proposition where residents feel they are getting the "best for the money," making it a smart financial decision for many.

In essence, Greenwood Community offers a chance to join a living environment where practicality meets a genuine community feel. It's a testament to the idea that a good home isn't just about the structure itself, but also about the people and the atmosphere that surrounds it. For those in Florida seeking a grounded and friendly place to settle in Tallahassee, Greenwood Community certainly warrants a closer look.

Greenwood Community boasts a practical and accessible location at 3424 Old St Augustine Rd, Tallahassee, FL 32311, USA. This address places it within Tallahassee, Florida's capital city, offering residents the convenience of urban amenities while maintaining a residential feel that is often sought after in mobile home communities.

The Old St Augustine Road area is a well-established part of Tallahassee, providing residents with relatively easy access to key areas of the city. For Floridians familiar with Tallahassee, this location means proximity to major roadways, making commutes to work, schools, and essential services straightforward. Residents can quickly reach grocery stores, healthcare facilities, shopping centers, and a variety of dining options, ensuring that daily needs are met with ease.

Furthermore, the location provides reasonable access to Tallahassee's vibrant cultural and recreational attractions. Whether it's exploring Florida's historic sites, enjoying the city's parks and green spaces, or attending events at Florida State University or Florida A&M University, residents of Greenwood Community are well-situated to take advantage of all that the capital city has to offer.

The specific placement on Old St Augustine Road also often implies a slightly less congested environment compared to areas closer to the immediate downtown core, contributing to the peaceful and safe atmosphere that past residents have highlighted. This balance of accessibility to urban conveniences and a more relaxed neighborhood setting is a significant advantage for those considering Greenwood Community as their home. For local users, knowing that it's within Tallahassee proper, yet offers a distinct community feel, can be a major deciding factor.

While specific, detailed service lists for mobile home parks can vary and are best confirmed directly with the management, based on common practices for established communities and the historical context of Greenwood Community, the following services are typically offered to residents:

  • Lot Rental: The primary service provided is the rental of individual lots where residents can place their mobile homes. This covers the ground space and access to the community's infrastructure.
  • Utility Access: While residents are typically responsible for their own utility bills, the park provides hook-ups for essential services such as water, sewer, and electricity. It's important to confirm which utilities are directly managed by the park versus those requiring individual accounts.
  • Waste Management/Garbage Collection: As one historical review noted, the original developer personally handled garbage pickup, underscoring a commitment to cleanliness. Modern mobile home parks generally provide organized waste collection services, either directly or through a contracted provider.
  • Community Maintenance: This includes the upkeep of common areas, internal roads, lighting, and any shared facilities within the park. A well-maintained park contributes significantly to resident satisfaction and property values.
  • On-Site Management/Support: While not explicitly stated in recent reviews, established parks often have on-site or readily available management to address resident concerns, enforce park rules, and handle administrative tasks. This contributes to a well-ordered living environment.
  • Security Measures: While the park's safety was highlighted by a resident who felt comfortable not locking their door, mobile home parks generally implement various measures to ensure security, such as controlled access points or regular patrols, to maintain a safe environment for residents.

Greenwood Community has several features and highlights that contribute to its enduring appeal, particularly for those seeking a friendly, safe, and value-oriented living experience in Tallahassee.

  • Strong Sense of Safety and Security: Perhaps the most compelling highlight from past residents is the overwhelming feeling of safety. One long-term resident specifically mentioned feeling safe enough to not even lock their door, a rare and highly valued attribute in any community. This speaks volumes about the low crime rate and neighborly watchfulness within the park.
  • Friendly and Welcoming Atmosphere: Reviewers consistently describe the community as "friendly." This suggests a welcoming environment where neighbors interact positively and a genuine sense of camaraderie prevails, which is crucial for a comfortable living experience.
  • Exceptional Value for Money: The park is highlighted as offering "the best for the money." With a historical monthly lot rent as low as $200 (though current rates would be higher and need confirmation), it has provided an incredibly affordable housing solution, especially when compared to other housing options in the Tallahassee area. This economic advantage makes it highly attractive.
  • Long-Standing and Established Community: Developed in the late 1960s, Greenwood Community has a rich history. Its longevity indicates a stable and enduring presence, offering a sense of permanence that newer developments might lack. This history often translates into mature landscaping and a settled neighborhood feel.
  • Legacy of Respectful Management: While management has changed over the decades, the park was founded on principles of treating everyone with respect, a legacy that residents hope continues. This historical foundation suggests a commitment to resident well-being as a core value.
  • Quiet and Peaceful Environment: Mobile home parks, especially well-established ones like Greenwood, often provide a quieter living environment compared to bustling apartment complexes, offering a more serene residential experience.

As a long-established mobile home park primarily focused on providing affordable and stable lot rentals for residents with their own mobile homes, Greenwood Community's promotions typically revolve around its inherent value and straightforward pricing structure. Specific, short-term "special offers" like those found in retail are generally not common for this type of residential community.

  • Competitive Lot Rental Rates: The core "promotion" of Greenwood Community has historically been its highly competitive and affordable monthly lot rental fees. While the $200/month mentioned in an older review is not current, the park is known for offering excellent value for the money in the Tallahassee market. Prospective residents are encouraged to inquire about the current lot rent, as this is the primary ongoing benefit.
  • Long-Term Affordability: For individuals and families seeking a stable, budget-friendly housing solution, the long-term affordability of lot rent in a well-maintained community like Greenwood is a significant advantage. This consistency in cost can be a major financial planning benefit.
  • Community Stability: While not a discount, the stability and established nature of the community itself can be seen as a promotional highlight. The low turnover (as suggested by the long-term residency of former tenants) and friendly atmosphere provide a valuable, intangible benefit that distinguishes it from other options.

For the most accurate and up-to-date information on current lot rental rates, availability, and any specific terms, potential residents should contact Greenwood Community directly. The park’s management team will be able to provide precise details regarding pricing and any current opportunities for new residents.

Gordon Pichard had the mobile home park developed in the late 60's for his retirement income. He was a very nice man who treated everyone with respect. I think we paid 27 dollars back in the 70's for a lot. He would pick up the garbage himself in his utility trailer and pulled it with a green Jeep Grand wagoneer. He lived in the red brick home with his wife. His family owned an Ace Hardware store at Paul Russell and the Parkway where it is now a Goodwill outlet. This is where he got all his supplies to build up his park. It was a tragic passing when he was showing his God daughter how to dive into the water at St teresa beach and misjudged the depth of the water resulting in a broken neck and he died instantly. The park has never been like he wanted it to be since he passed. That was in the mid 70's. I hope the present owner tries to keep it in good shape. We moved out in about 1977.
