-
Land Share Ownership: A key feature of La Buona Vita is that it operates as a cooperative (co-op) mobile home park. This means residents purchase a share in the community, thereby owning a portion of the land their home sits on, eliminating traditional monthly lot rent. This ownership model often translates to lower monthly housing costs through a low Homeowners Association (HOA) fee.
-
Low HOA Fee: The monthly HOA fee is notably low (often reported around $197-$199 per month, though always subject to change and should be confirmed directly). This fee typically includes essential services such as basic cable TV, Wi-Fi, and trash removal, providing considerable value and simplifying household budgeting.
-
Property Management On-Site: The presence of an on-site property manager ensures that the community is well-maintained and that resident needs and concerns can be addressed efficiently. This professional oversight contributes to the overall quality of living within the park.
-
RV & Boat Parking: For those with recreational vehicles or boats, La Buona Vita offers affordable and convenient RV and boat parking options within the community. This is a significant amenity for Florida residents who enjoy boating or traveling, as it provides secure storage close to home.
-
Basic Utilities Included in HOA: As mentioned, basic cable TV and Wi-Fi are typically part of the low monthly HOA fee. Trash removal services are also generally included, simplifying utility management for residents.
-
Pet-Friendly Sections: La Buona Vita is a pet-friendly community, with specific "pet sections" that allow residents to live with their furry companions. While specific weight or breed restrictions may apply (often up to two pets, 20 lbs each), this is a valued service for many animal lovers seeking a retirement community.
-
Active 55+ Community: La Buona Vita is specifically designed as an active 55+ community, fostering an environment where residents can enjoy their retirement years surrounded by peers. This age restriction helps create a quiet, mature, and engaging atmosphere tailored to the needs and interests of seniors.
-
Clubhouse: The community boasts a clubhouse, serving as the central hub for social gatherings and activities. This facility typically includes kitchen facilities, providing a space for events, parties, and community meals.
-
Community Swimming Pool: A refreshing swimming pool is a highlight, offering a perfect way to cool off and socialize, especially during Florida's warm weather. It provides a convenient option for exercise and relaxation without having to leave the community.
-
Shuffleboard Courts: For active residents, shuffleboard courts are available, offering a fun and popular recreational activity that encourages friendly competition and social interaction among neighbors.
-
Library: A community library provides a quiet space for reading, borrowing books, and potentially participating in book clubs or other literary activities, catering to residents who enjoy intellectual pursuits.
-
Social Events and Activities: While not always explicitly detailed, active 55+ communities like La Buona Vita typically organize a variety of social events and activities throughout the year. These can range from card games and Mah Jong to bible study groups and community gatherings, all aimed at fostering a strong sense of community and providing opportunities for residents to connect and build friendships.
-
Well-Maintained Park-like Setting: The community is often described as having a well-maintained, park-like setting with lush landscaping, contributing to a pleasant and aesthetically pleasing environment for residents to enjoy daily walks and outdoor relaxation.
-
Proximity to Beaches and Local Amenities: La Buona Vita's location offers quick access to the beautiful beaches of the Treasure Coast, as well as nearby grocery stores, banks, pharmacies, post offices, and a wealth of shopping, dining, and medical facilities. This unbeatable combination of natural beauty and urban convenience is a major draw.
When considering a home in a cooperative community like La Buona Vita, "promotions" often manifest differently than in traditional rental or sales scenarios. Since residents typically purchase a specific mobile home and a share of the land, direct discounts on the overall property price would be set by individual sellers. However, there are aspects of the community's structure and any available homes that could be considered "special offers" from a value perspective.
To discover any potential advantages or unique offerings, prospective residents should consider the following avenues:
-
Real Estate Listings: Properties for sale within La Buona Vita will be listed by real estate agents. These listings often highlight features like "low HOA fees," "includes land share - no monthly lot rent," or recent renovations such as "new roof," "new AC," or "updated kitchens." These upgrades effectively act as an added value or a "special offer" from the seller's perspective, as they reduce immediate out-of-pocket expenses for the buyer.
-
Fully Furnished Homes: Some listings may indicate that a home is being sold "partially furnished" or "fully furnished." This can be a significant cost-saving benefit for new residents, especially those relocating from out of state, effectively serving as a type of promotion.
-
Direct Inquiry with Community Management/Sales Office: While the park management primarily oversees operations, they may be able to provide information on any general community incentives, or refer you to real estate agents specializing in La Buona Vita properties who might be aware of motivated sellers or unique listing situations.
-
RV & Boat Storage Availability: The availability of affordable RV and boat parking within the community, as a feature, can be a major "promotion" for individuals who own such vehicles. It eliminates the need for expensive off-site storage.
Always conduct thorough due diligence, including reviewing HOA documents and confirming all fees and inclusions, to fully understand the financial benefits and the value proposition of any property within La Buona Vita.

My grandparents live here and they love it! They play bingo and cards with the other residents at the community center. The pool is always clean and warm for them. Also very quite place. I never see anybody’s grandchildren. This is a retirement community so for the residents here, they do prefer no noise.
Very poorly run mobile park since the new board of directors got elected at the beginning of 2018. Somw board members have absolutely no business making decisions!
Even when you own the property and home there going to charge you for anyone staying with you.
