Smithville Mobile Home Park About
For many Tennesseans, finding a place to call home that is both affordable and offers a sense of community is a significant factor in their housing search. Mobile home parks often present a unique and accessible housing solution, blending individual living spaces with a managed community environment. Smithville Mobile Home Park, located in Covington, TN, is one such community that aims to provide a residential option in Tipton County.
The core concept of a mobile home park involves residents either owning their manufactured home and leasing the lot it occupies, or, in some cases, renting a park-owned home. This arrangement can offer a lower entry point into homeownership or a more private long-term rental option compared to traditional housing. Such communities often strive to foster a neighborhood feel, where residents can live independently while still being part of a larger, managed property.
However, when considering any residential community, especially one where housing units are managed, it is crucial for prospective residents to gain a comprehensive and factual understanding of the living experience. Smithville Mobile Home Park presents a starkly contrasting picture based on publicly available resident reviews. On one hand, there's a highly positive sentiment from a visitor who found it to be a "beautiful mobile home park" and expressed a desire to retire there after driving through. This type of feedback suggests an initial positive impression of the park's aesthetics or overall atmosphere.
Conversely, a detailed and critical review from a resident paints a very concerning image of the park's current state and management practices. This account alleges a pattern of "neglect" and "destruction," despite continuous increases in lot rent with claims of "improvements" that are reportedly not visible. Specific issues cited include "faulty water and electric through the park" leading to "random blackouts" and "random water outages with no notifications." The reviewer also points to unrepaired tornado damage from three years prior (sheds falling apart), deteriorating mailboxes, potholes, and general trash. Furthermore, concerns are raised about the diminished authority of the on-site landlady, implying a lack of effective local management to address resident issues. These severe discrepancies in feedback highlight a critical need for thorough due diligence by any Tennessean considering Smithville Mobile Home Park. It means carefully weighing the initial positive impression against significant, detailed complaints regarding utility reliability, property maintenance, and management responsiveness.
This article aims to provide a factual overview, drawing directly from available public information and resident feedback, to help locals in Tennessee make informed decisions about Smithville Mobile Home Park. Understanding both the potential for a peaceful setting and the serious allegations regarding infrastructure and management is essential for prospective residents.
Smithville Mobile Home Park is situated at 15 Smithville Trailer Park, Covington, TN 38019, USA. Covington is the county seat of Tipton County, Tennessee. This location places the mobile home park within a community that offers a blend of small-town charm and growing local amenities. Covington is known for its historic downtown square and provides a range of essential services to its residents.
The park's address in Covington ensures good accessibility to local infrastructure. Residents can easily reach grocery stores, local shops, restaurants, schools, and healthcare facilities within Covington. For those who commute for work or wish to access broader amenities, Covington offers reasonable proximity to larger metropolitan areas. Memphis, TN, a major regional hub, is typically less than an hour's drive away, providing access to extensive employment opportunities, cultural attractions, and comprehensive services. The accessibility of major roadways leading into and out of Covington makes daily travel convenient for residents. For Tennesseans seeking a home in a community that offers local amenities while remaining within reach of a larger city, Covington provides a suitable geographical setting for Smithville Mobile Home Park.
Based on the provided customer reviews, the primary services offered by Smithville Mobile Home Park are implied to include:
- Lot Rental: Providing spaces for residents to place their mobile homes.
- Utility Hookups: Offering connections for essential utilities such as electricity and water to individual lots. However, it's crucial to note significant resident complaints about "faulty water and electric through the park," leading to "random blackouts" and "random water outages with no notifications." This suggests severe issues with utility service reliability.
Customer reviews also highlight a concerning lack of maintenance and responsiveness in other areas:
- Property Maintenance: Despite claims of improvements and rent increases, a resident explicitly states seeing "no improvements only destruction," mentioning unrepaired tornado damage (sheds falling apart), potholes, deteriorating mailboxes, and trash throughout the park. This indicates a significant issue with the upkeep of common areas and park infrastructure.
- Management Responsiveness: The review mentions that the "landlady" (presumably on-site management) has had her "power" taken away, implying she is unable to help residents effectively, leading to a lack of local support for issues.
Prospective residents should be prepared for significant challenges related to utility reliability and overall park maintenance.
Based on the highly divergent customer reviews, the features and highlights of Smithville Mobile Home Park can be described as follows, noting the extreme contrast:
- Potential for Aesthetic Appeal (initial impression): One reviewer found the park to be "beautiful" upon driving through, suggesting that parts of the park or its general setting might present well initially.
- Affordable Housing Potential: As a mobile home park, it inherently aims to provide a more budget-friendly housing solution compared to traditional homes.
- Location in Covington, TN: Offers a small-town environment with access to local amenities and reasonable proximity to Memphis.
However, it is crucial to present the severe "features" or concerns raised in the detailed negative review:
- Frequent Utility Outages: Allegations of "random blackouts due to faulty park wiring" and "random water outages with no notifications."
- Significant Maintenance Neglect: Reports of unrepaired tornado damage (sheds falling apart from 3 years ago), potholes, deteriorating mailboxes, and general trash/debris throughout the park.
- Lack of Management Effectiveness: A resident claims the on-site landlady's authority has been diminished, leading to an inability to help residents with issues.
- Rising Rent Without Visible Improvements: Concerns about continuous rent increases being justified by "improvements" that residents claim are not present, instead observing "only destruction."
These stark negative points directly contradict any positive implications and must be thoroughly investigated by any interested party.
Based on the provided customer feedback, Smithville Mobile Home Park does not explicitly advertise any specific "promotions or special offers" in the typical commercial sense. Mobile home parks primarily offer lot rentals to individuals who own their manufactured homes, or occasionally may have park-owned homes available for rent. Any potential incentives, if offered, would likely be related to the terms of these lot leases.
Possible offers, if they were to exist, might include:
- Introductory Lot Rent Rates: A reduced monthly rent for a limited period for new residents.
- Waiver of Fees: Such as application fees for approved new tenants.
However, given the extensive and severe negative feedback from a resident regarding consistent rent increases without visible improvements, frequent utility outages, significant maintenance neglect, and a perceived lack of effective management, any prospective resident in Tennessee should exercise extreme caution. It is strongly recommended to contact Smithville Mobile Home Park directly using the provided phone numbers to inquire about current lot availability, rental rates, and to thoroughly discuss all concerns raised by public reviews, specifically about utility reliability, property maintenance plans, and the role of on-site management. Conducting a comprehensive on-site visit and speaking with multiple current residents, if possible, is crucial before considering this location for your home.

For Tennesseans considering mobile home living, Smithville Mobile Home Park in Covington offers an option in Tipton County. From an initial visual impression, as noted by one visitor, the park can appear "beautiful," which might draw in those seeking a pleasant and affordable place to live in a smaller town setting. Its location in Covington provides access to local amenities, including shops, restaurants, and schools, while remaining within a reasonable driving distance of a larger city like Memphis, offering a balance between quiet community life and urban convenience. For those prioritizing a potentially lower cost of housing compared to traditional homes, mobile home parks inherently offer this financial accessibility.
However, it is absolutely paramount for any Tennessean considering Smithville Mobile Home Park to critically evaluate the extensive and severe negative feedback from a resident. While the initial aesthetic might be appealing, the detailed complaints about "random blackouts due to faulty park wiring," "random water outages with no notifications," and significant "neglect" including unrepaired tornado damage, potholes, and trash, present substantial concerns about basic living conditions and safety. Allegations of rising rent without visible improvements and a lack of effective on-site management further detract from its suitability.
Therefore, while the park's location and the general concept of affordable mobile home living might initially seem suitable, the very serious issues raised about utilities, maintenance, and management create a highly problematic environment. For a local resident, reliable access to water and electricity, a safe and well-maintained living space, and responsive management are fundamental necessities for a comfortable home. Unless these significant reported issues are demonstrably addressed and resolved, Smithville Mobile Home Park, despite its location, might not align with the expectations for a stable and well-supported living environment for most Tennesseans.
Customer Reviews
I changed the photos to more updated ones. The rent for the lots keeps going up with claims of improvements. I see no improvements only destruction and more issues with faulty water and electric through the park. It looks now like noone cares anymore here. Why? I do not suggest moving here unless you like random blackouts due to faulty park wiring, or random water outages with no notifications. I added more updated photos, the back doors of rentals, the potholes, the mailboxes deteriating, the sheds falling apart from the tornado 3 years ago still unrepaired, the trash all over the park. Yet lot rent is once again being raised for improvements made. I have only seen neglect here... if the smithville owners could tell us what in particular has been improved in smithville park not other parks they own or are buying i am all ears. They have taken any power the landlady away so if you move here do not expect her to know or be able to do anything to help you.
Smithville is a beautiful mobile home park. I'm glad we drove through on our trip to see family. I think I would like to retire here.
I live there, and it's awesome, but they need to put camera's in more places
