The Meadows About
For many Iowans seeking a distinctive and often more accessible housing solution, mobile home parks, also known as manufactured home communities, present a viable alternative to traditional homes. These communities offer a unique lifestyle where residents typically own their manufactured home and lease the land it occupies. The Meadows, situated in Des Moines, Iowa, is one such community that contributes to the diverse housing landscape available for local residents exploring various living options.
The concept of mobile home living has evolved significantly over the years, with modern manufactured homes offering a range of contemporary designs, energy-efficient features, and customization options. Communities like The Meadows aim to provide a structured environment, often fostering a sense of neighborhood and offering various amenities that enhance the residential experience. For Iowans, this model can represent an opportunity for homeownership at a potentially lower initial cost compared to a site-built house, making it an attractive option for budget-conscious individuals and families.
Choosing a mobile home park involves carefully considering several factors, including the monthly lot rent, the community's rules and regulations, and the overall quality of the park's management and amenities. These elements collectively shape the day-to-day living experience. For residents in Des Moines and the surrounding Iowa region, investigating communities such as The Meadows is an important step in determining if manufactured home living aligns with their financial goals and lifestyle preferences. The appeal often lies in the balance between personal homeownership and shared community facilities.
It is always highly recommended for prospective residents to conduct thorough research and, if possible, visit any mobile home park they are considering. This direct observation allows individuals to assess the community's upkeep, verify the condition of common areas and facilities, and potentially speak with current residents to gain firsthand insights into the living environment. For The Meadows, understanding its specific offerings, the current state of its amenities, and the experiences of its residents is crucial for anyone in Iowa exploring this type of housing.
While mobile home parks provide a distinct housing alternative, their suitability depends heavily on individual priorities and expectations. Factors such as the responsiveness of park management, the maintenance of the infrastructure, and the overall community atmosphere play a significant role in resident satisfaction. As a local Iowan, delving into the specifics of a community like The Meadows can help you determine if it is the right fit for your housing needs and desired living environment.
Location and Accessibility
The Meadows mobile home park is conveniently located at 2525 County Line Rd, Des Moines, IA 50321, USA. This address places it on the south side of Des Moines, a major metropolitan area and the capital city of Iowa. The location on County Line Road suggests a position that offers a balance between urban access and perhaps a slightly less congested feel compared to the heart of downtown.
For local Iowans, the accessibility of this location is a significant advantage. Des Moines is well-connected by a network of interstates and state highways, including I-35, I-80, and Highway 5. The park's proximity to these major routes facilitates easy commutes to various parts of the city and surrounding suburbs for work, shopping, or recreation. Its location "near Southridge Mall and the new Highway 5 bypass" further emphasizes its convenient positioning for residents. This direct access simplifies daily errands and provides straightforward travel to and from the community.
Being situated within Des Moines means residents of The Meadows have immediate access to a vast array of urban amenities. This includes a wide selection of grocery stores, diverse dining options, retail centers, healthcare facilities, and entertainment venues. Educational institutions, parks, and public services are also readily available, making it a practical location for individuals and families alike. For example, "4 parks within 3.5 miles, including Ewing Park, Fort Des Moines Park, and Easter Lake Park" provide ample green space for outdoor activities. The "14 minutes" drive to Des Moines International Airport also highlights its logistical convenience for travel.
The "County Line Rd" designation suggests a position on the boundary of one or more municipalities or counties, which can sometimes influence local services or taxes, though the primary benefit for residents is its direct integration into the larger Des Moines urban fabric. This blend of accessibility and proximity to comprehensive services makes The Meadows a strategically located option for those seeking mobile home living in the Des Moines metropolitan area.
Services Offered
As a mobile home park, The Meadows primarily offers land leases for manufactured homes. Based on the typical operational model of such communities and information from similar properties managed by "Inspire Communities" (which appears to manage The Meadows), the core services generally provided to residents include:
-
Lot Rental: Residents lease the specific plot of land where their manufactured home is situated. This lease typically covers the use of the land and access to the community's common areas and infrastructure.
-
Utility Hookups: Each lot is equipped with the necessary hookups for essential utilities, including water, sewer, and electricity. While residents are generally responsible for their individual utility bills, the infrastructure for connection is provided by the park.
-
Community Infrastructure Maintenance: The park management is typically responsible for maintaining the community's internal roads, common lighting, landscaping in shared areas, and the main utility lines up to the lot connections.
-
On-Site Management/Office: The presence of an office (as indicated by the address) suggests accessible management for resident inquiries, addressing concerns, enforcing community rules, and handling administrative tasks. However, some reviews indicate challenges with phone responsiveness.
-
Centralized Mail Delivery: Access to centralized mailboxes for resident convenience.
-
Laundry Facilities: Shared laundry facilities may be available, though reviews suggest inconsistent operation of some machines.
-
Off-Street Parking: Dedicated parking spaces for residents are typically provided at each lot.
It is crucial for prospective residents to directly confirm with The Meadows management about which utilities are included in the lot rent (if any) and what specific services are covered by the lease agreement, as these details can impact monthly living costs.

Its primary appeal lies in offering a potentially more affordable path to homeownership or long-term residency compared to the traditional housing market. This economic advantage is a significant factor for many locals looking to manage their budgets effectively while still securing a stable living arrangement. The community's advertised modern manufactured homes, with features like open-concept kitchens and updated appliances, suggest an emphasis on contemporary living spaces that can appeal to those seeking comfortable and efficient homes.
Furthermore, the strategic location of The Meadows on County Line Road in Des Moines provides excellent accessibility for local residents. However, it is critically important for prospective Iowan residents to consider the feedback from current and past residents. Concerns regarding significant increases in lot rent, inconsistent availability of advertised amenities like the swimming pool and functioning laundry facilities, and challenges with office communication (e.g., unanswered calls, unreturned messages) are recurring themes. Reports of frequent water main breaks during winter and issues with aging playground equipment also highlight potential maintenance challenges. These points suggest that while The Meadows offers the benefits of affordable housing and a convenient location, the actual living experience may require a proactive approach from residents to address concerns and manage expectations.
Therefore, for a local Iowan, the suitability of The Meadows depends on a thorough, in-person investigation. It is advisable to visit the park, observe the current state of amenities, and attempt to interact with management directly to clarify any concerns. Understanding the current lot rent structure, the commitment to amenity upkeep, and the responsiveness of management will be key factors in determining if The Meadows aligns with an individual's expectations for a comfortable and well-managed living environment in Des Moines. While it offers an affordable entry point, weighing these practical considerations is essential for a positive long-term residency.
Customer Reviews
I have lived here for 8 years. Things have drastically changed since they replaced the old office team. The other girls were just so sweet and helpful. They almost always answered the phone. IF you had to leave a message it was ALWAYS returned. My lot rent has gone up almost $200. The playground has equipment they had at my elementary school FIFTY-FIVE years ago. The pool was always available, now we're lucky if it ever opens. There's almost always at least one, usually more, water main breaks during the winter, which means we go without water until they fix it. They NEVER answer the office phone and DEFINITELY NEVER return your call when you leave a message. Be cautious of handing over a deposit to rent the clubhouse. MAKE SURE YOU GET A RECEIPT. I got sick and had to cancel my event; when several attempts were made to get my $100 deposit back, they said my grandson had come and gotten it. He did not, he didn't know anything about my deposit. They are constantly moving in homes but can't make sure the lifestyle and amenities they advertise are real, they are FAR FROM what they say and show. Yes, if my trailer weren't so old I would move it. I can't, so this is where I'll CROAK.
I've been here 15 years. The lot rent goes up constantly but yet you can never get a hold of anyone in the office and three of the dryers in the mailroom have been down OVER A YEAR and plus one or two washers never work but yet they up our lot rent ALL THE TIME. I get a kick out of the good reviews getting a response from them but not the bad ones
Great place to live, it’s not a “trailer park”, it is a mobile home community.
My family and I moved in a few weeks ago and our new home is beautiful! We love kid friendly the neighborhood is. When we turned in a maintenance list, it was done the following day and things they couldn’t do that day they took measurements so they could get the material. My family is very thankful to call The Meadows our new home.
There has been a water boil notice for 3 days residents are barely notified
