Floyd's Rv & Mobile Park About

For many Louisiana residents, finding a suitable and affordable place to call home, whether it’s a mobile home or an RV spot, involves careful consideration of location, community atmosphere, and management practices. Floyd's RV & Mobile Park in Pineville, Louisiana, presents itself as an option for those seeking such accommodations in Central Louisiana. This article aims to provide an overview of what this park offers, drawing on publicly available information to help potential residents make an informed decision about their next home.

Mobile home and RV parks offer a unique housing solution that can provide flexibility and cost-effectiveness compared to traditional housing. They often foster a sense of community among residents and can be an ideal choice for individuals or families looking for a less conventional living arrangement. Understanding the nuances of each park, from its amenities to its management style, is key to finding the right fit for your lifestyle.

Location and Accessibility

Floyd's RV & Mobile Park is located at 7405 Esler Field Rd, Pineville, LA 71360, USA. This address places it within the Pineville area, a community known for its close ties to Alexandria, and its balance of rural charm with convenient access to urban amenities. Esler Field Road connects to major routes, offering accessibility to the wider Central Louisiana region.

The location on Esler Field Road means residents can generally expect a less congested environment compared to areas closer to the immediate city centers of Pineville or Alexandria. However, essential services such as grocery stores, medical facilities, and schools are still within a reasonable driving distance. The area benefits from being part of Rapides Parish, providing access to local services and infrastructure. For those who commute to Alexandria or other nearby areas, the park's placement offers a relatively easy drive, avoiding heavy traffic common in more densely populated zones. Its accessibility also caters to RV owners who might be traveling through or looking for a long-term spot.

Services Offered

Floyd's RV & Mobile Park is designed to accommodate both mobile homes and recreational vehicles, suggesting a range of services typical for such a dual-purpose park. While specific details on included services are not extensively publicized, common offerings in similar parks in Louisiana often include:

  • Mobile Home Lot Rentals: Spaces provided for privately owned mobile homes, typically including access to utilities.
  • RV Site Rentals: Designated spots for recreational vehicles, often equipped with hookups for water, electricity, and sewer (though specific amperage and types of hookups can vary).
  • Basic Utility Connections: Access to necessary utility hookups (water, sewer, and electricity) for both mobile homes and RVs. Residents are typically responsible for their utility consumption, including electricity.
  • Trash Removal: Often, a centralized dumpster or individual bins are provided for residents' waste disposal.
  • Common Area Maintenance: Upkeep of roads, lighting, and any shared green spaces within the park.
  • On-Site Management: Presence of park owners or managers to oversee operations, address concerns, and enforce park rules.

It is crucial for prospective residents to confirm which utilities are included in the lot rent and which are the responsibility of the tenant, as this significantly impacts the total monthly cost of living. Direct communication with the park management is the best way to get a precise understanding of all services provided.

Features / Highlights

The features and highlights of Floyd's RV & Mobile Park, as with any community, are best understood through the experiences of its residents. Based on customer reviews, the park presents a mixed but specific set of characteristics:

  • Dual Accommodation: The park's ability to host both mobile homes and RVs makes it versatile, catering to different long-term or temporary housing needs in the Pineville area.
  • Owner Presence: The owners are actively involved in the day-to-day operations of the park. This can be seen as a highlight for those who prefer an attentive and hands-on management approach. One review mentions the owners being "the best people," indicating a positive relationship for some residents.
  • Well-Kept Appearance: One review describes it as a "very nice park," suggesting that the general aesthetic and cleanliness of the common areas are maintained to a good standard.
  • Established Community: The park has been in operation for some time, implying an established community with existing residents, which can offer a sense of stability.

It is also important to note that perspectives on management style can vary significantly. One detailed review indicates a very close monitoring style from the owner, including immediate texting about minor actions like cigarette butt disposal and strong assumptions about visitors. This level of oversight, while perhaps intended to maintain order, might be perceived by some as a lack of privacy. The same review also highlights potential issues with maintenance responsiveness and post-move-out utility billing, which are crucial points for prospective residents to discuss and clarify with management before committing.

For individuals who appreciate a hands-on management approach and a closely monitored community, the owner's active presence might be viewed as a positive, ensuring rules are followed and the property is kept in order. This level of oversight can contribute to a secure and orderly environment, which some locals might find appealing.

However, it is crucial for prospective local residents to carefully consider the detailed experience shared in one of the reviews, particularly concerning privacy, repair responsiveness, and post-tenancy utility billing. These aspects highlight the importance of clear communication and obtaining written agreements on all terms, especially regarding maintenance responsibilities and utility shut-off procedures upon moving out. For locals, ensuring transparency and accountability in these areas is paramount to a positive residency.

Ultimately, Floyd's RV & Mobile Park can be a suitable option for Louisiana locals who prioritize an accessible location and a well-maintained park environment, and who are comfortable with a very active and observant management style. It offers an alternative housing solution in Central Louisiana, provided that potential residents conduct thorough inquiries and ensure all terms are clearly understood before making a commitment.

I lived here years ago . The owner was very nosey and kept a close eye . I remember one time I was sitting on my porch and I tossed my cigarette butt at the bottom of the step where I kept a little can and she TEXTED me asap and asked me to pick it up . I had so many experiences like this while the two years I lived there where I knew I was being watched with no privacy .one time I had my dad come over about 8pm with a trash bag of clothes my aunt had gave him to bring to me . The owner texted me “ if u have anything in there that is illegal I suggest u get rid of it now before I call the laws” I guess assuming my dad was bringing in illegal stuff due to his appearance . They also tended to complain about doing any repairs on the trailers so when the hurricane came I noticed about 2 months later there was discoloration on the ceiling so a very slow leak had started from that storm . I was moving out in a month so I didn’t say anything because I didn’t want to hear the complaining .i put in a month notice that I was moving to the owner . As I had moving trucks in my drive way the owner and her husband didn’t even wait for me to be formally moved out . They came barging in as me ,my kids and family at the time were packing and had movers going in and out . Again no privacy . Whole time the owner is pissed at the damages around this trailer like the ceiling and taking pictures and it was ridiculous to have such a happy moment of moving my family into our first house and the moment was being ruined by this awful situation she was making . the owners acted so pissed off at us so I asked them how much it would cost to fix the damages and they said about $600, so I said I’d go get the money out the atm and pay them the extra $600. The husband scoffed and said “ as if u got that kinda money “ we ignored it and got the money n handed it to him when we came back . Took the money n didn’t even acknowledge us. But the real catch is they asked if we could leave the electric on for a few days so they could do the maintenance and they would have it shut off after . I agreed sense I figured that’s the least I could do . Well it’s over 4 years later and I go to investigate my credit & there’s a $1000 charge for cleco for the months of January - June on my credit report ! I moved out in JANUARY! So they never shut the power off like they agreed after working on it.
