Number One Mobile Home Park About
When considering mobile home living in Augusta, Georgia, individuals often seek out properties that offer not just an affordable space, but also a stable and comfortable environment. "Number One Mobile Home Park" is one such location that may appear in your search for housing solutions in the area. This park, situated in Augusta, provides lots for mobile homes, catering to those who prefer this style of living, often for its economical advantages compared to traditional housing.
For many Georgians, mobile home parks represent a pathway to homeownership or a more budget-friendly rental option. Understanding the realities of living in such a community is crucial before making a commitment. Number One Mobile Home Park is managed by Ed and Caroline Sparks, and it aims to offer basic accommodations for residents. While the concept of affordable living is appealing, it's essential for prospective residents to gather comprehensive information to ensure it aligns with their expectations for peace, property maintenance, and management interactions.
This article will provide an overview of Number One Mobile Home Park, detailing its location and accessibility, the services it generally offers, and highlight crucial aspects based on public feedback. Our goal is to present a factual picture to help Georgia locals make informed decisions about their potential housing in the Augusta area.
Location and Accessibility
Number One Mobile Home Park is located at 3073 US-1, Augusta, GA 30906, USA. This address places it directly on US Highway 1, a significant thoroughfare in Augusta, Georgia. Augusta is a major city in the state, known for its medical district, educational institutions, and as the host of the prestigious Masters Golf Tournament.
The park's location on US-1 offers direct road access, which can be convenient for commuting. For Georgia residents, particularly those working in and around Augusta, this means a relatively straightforward drive to various employment centers, including the downtown area, medical facilities, and commercial districts. Proximity to a main highway also implies easy access to necessary amenities such as grocery stores, gas stations, and other retail outlets. While direct road access is a positive for travel, potential residents should consider that living directly on a major highway might involve increased traffic noise, which can be a factor for those seeking a very quiet environment. Nonetheless, its placement within Augusta provides connectivity to the city's resources and opportunities, making it a potentially accessible option for local individuals and families seeking housing.

Conclusion: Why This Place is Suitable for Locals
For residents of Georgia, particularly those seeking affordable housing options within the Augusta area, Number One Mobile Home Park may initially appear as a consideration due to its mobile home lot offerings and location. Its direct access to US Highway 1 provides practical commuting options for individuals working in various sectors of Augusta, including large industrial plants. For Georgians prioritizing an economical living solution with convenient access to their workplaces, the park's basic setup might align with their immediate needs.
However, based on the provided customer reviews, it is critically important for any prospective local resident to approach this option with caution and a thorough understanding of the reported experiences. While the park aims to offer affordable rates and some residents might appreciate the accessibility and the initial promise of a "homey oasis," the highly negative feedback regarding management style, unresolved maintenance issues, and perceived lack of professionalism by the landlord, Gary (or Caroline, as mentioned in another review, suggesting the same person or close involvement), cannot be overlooked. Issues such as unaddressed repairs, alleged arbitrary rule changes, and unprofessional conduct are significant concerns that directly impact the quality of life and peace of mind for residents.
Therefore, while the park might offer a low-cost entry point into housing in Augusta, local Georgians are strongly advised to conduct extensive due diligence. This should include direct, in-person visits to assess the current condition of available lots and facilities, engaging in detailed conversations with management about lease terms, maintenance protocols, and resident expectations, and if possible, speaking with current residents to gain a balanced perspective. For a place that could be a long-term home, ensuring that it meets fundamental standards of habitability and professional management is paramount. While affordability and location are factors, the integrity of the living environment and the treatment of residents are equally, if not more, important considerations for any Georgian looking for a suitable place to live.

I'd give this place zero stars if it were an option. This guy is a slumlord, to put it nicely. He's rude as hell almost acts like he doesnt want your money, when I moved in the toilet wouldn't flush, and half the electrical sockets didn't work and I was told by Gary the landlord, well you can either move in or not but youre not getting your deposit back. Well fast forward a year, toilets still broke and still only have electricity in half the house had to take my kids to the store to use the bathroom..I signed a 3 month lease when I moved in, and once that was up he just made up the rules as he went along, raise your rent or whatever he wants and threatens to kick you out if you don't abide. please for the love of god, do not give this A hole your money, you've been warned

Vulgarity is a norm for him. He will let Tennant's go without electricity. Because its shut off or outlets catching fire.
