Crescent Hills Mobile Home Park About
For many Indiana residents, finding an affordable and comfortable place to call home is a top priority. Mobile home parks, often referred to as manufactured home communities, present a unique housing option that can offer a blend of cost-effectiveness and a sense of community. If you're considering this lifestyle in the Logansport area, Crescent Hills Mobile Home Park is a name that may come up in your search. This article aims to provide a factual overview of Crescent Hills Mobile Home Park to help local Hoosiers understand what it offers.
Mobile home parks like Crescent Hills can provide an alternative to traditional stick-built homes or apartment living, often at a different price point. Residents typically own their manufactured home but lease the land it sits on, which can lead to lower initial housing costs and potentially reduced property taxes compared to traditional homeownership. The concept of community living is a significant aspect of many mobile home parks, with residents often forming close-knit neighborhoods. It's a choice that appeals to various individuals and families looking for a specific type of residential environment.
However, it's also important for prospective residents to be aware of the experiences of current and past residents. Some feedback regarding Crescent Hills Mobile Home Park indicates concerns about property maintenance, such as issues with water intrusion and mold, as well as incidents involving unsupervised children leading to property damage. There have also been reports of increased lot rent, additional pet fees, and occasional water service interruptions without compensation for inconvenience. These points highlight the importance of thorough due diligence and direct communication with park management before making any decisions, to ensure the community aligns with your expectations and needs. Understanding both the potential benefits and challenges is crucial for a well-informed decision about any mobile home park.

Being located directly on West Market Street (IN-25), the park benefits from good road accessibility. This main thoroughfare connects residents to other parts of Logansport and the wider region, making commutes to work, school, shopping centers, and recreational facilities relatively straightforward. For Indiana residents considering a move, the park's location within Logansport means access to local services, employment opportunities, and community events that the city provides. The accessibility to major routes also simplifies visits from family and friends living in other parts of Indiana.

While specific distances to amenities would vary depending on the exact mobile home lot within the park, the general location on a primary road suggests reasonable access to the city's offerings.
In mobile home parks, the "services offered" typically refer to the utilities and common area maintenance provided by the park management, often included within the monthly lot rent, though specifics can vary. Based on the common structure of mobile home parks and insights from resident feedback, potential services at Crescent Hills Mobile Home Park may include:
- Lot Rental: The primary service is the lease of the land where a manufactured home is placed. This forms the basis of residency in the park.
- Water Services: Access to water lines for individual homes is typically provided. However, past resident feedback indicates that there have been instances of water service interruptions, sometimes for extended periods, without compensation.
- Sewer Services: Connection to a sewer system for wastewater removal is generally part of the lot rent, providing essential sanitation.
- Trash Removal: Curbside trash pick-up or communal dumpsters are common services, making waste disposal convenient for residents.
- Common Area Maintenance: This usually includes the upkeep of roads within the park, street lighting, and any shared green spaces. While residents are responsible for their individual lot's landscaping, the park is typically responsible for general infrastructure.
- Pet Policy and Fees: Mobile home parks often have specific rules regarding pets, including size or breed restrictions, and may charge additional monthly fees or deposits for pet ownership. Residents at Crescent Hills have noted extra charges for pets.
It's important for prospective residents to inquire directly about what services are explicitly included in the lot rent and what additional fees might apply, as well as to understand the park's protocols for service interruptions and resolution.

We actually live here and own our trailer. Extreme Prejudice all the way around. We fought for two months to get an agreement to buy the house and when we did we were told we couldn’t get it checked out or have anything fixed or it’d be another 6 months. Two months in we find out this place isn’t even livable for all year round and that the “new roofing” is actually pouring water thru our house creating mold. In the 6 months we’ve been here, we’ve had probably close to 20 incidents with children being unsupervised. One incident resulting in a broken window and another in 5000$ in damages to our car. As well as having a bat taken to our house and a chunk knocked out of it. Saturday my in laws came and mowed. Sunday I weed eated and my spouse touched up again today (Monday) at 7am. Come 6pm there’s a man taking out our skirting with a weed eater saying we didn’t do the yard at all so we’ll be charged 60$ for yard work we’ve already done! There’s bees keeping people from getting the mail and management is extremely judgemental. Children are the terror of the community and there’s no peace here in this neighborhood weither it be them or the “park people” who are almost always complaining about some reason. I should also note we are the newest people here and the only ones issued park orders and were expected to do our neighbors yard now as well.
Raise lot rent every year, charge extra to have pet even though u own your trailer, water is off several times a year, last year went almost a full week without water, never compensated for inconvenience, still charged full lot rent for the month
I visit there about once a month or so, seems like a decent place. Right off the highway and close to businesses like dollar general and D&R.
The driveway is nothing but craters.. If you live there your vehicle is taking so real abuse !!!!!
Shady little place tried to buy a trailer out right, and was turned away over prejudice... that or it was a scam to collect application fees. That happens a little too often.
