About

For Wisconsin residents exploring various housing options, mobile home parks, also known as manufactured home communities, often present a distinct alternative to traditional housing. Rainbow Lake Manor, located in Bristol, WI, is one such community that may be on your radar. Understanding what a mobile home park offers, particularly from a local Wisconsin perspective, is crucial for making an informed decision about your next home.

Mobile home living provides a unique experience, often characterized by a different set of considerations compared to traditional homeownership or apartment rentals. This article aims to provide a clear and factual overview of Rainbow Lake Manor, discussing its location, the general services and features typically found in such communities, and important points for Wisconsin locals to consider.

Location and Accessibility

Rainbow Lake Manor is situated at 19900 128th St lot 14, Bristol, WI 53104, USA. This address places it within the community of Bristol, a village located in Kenosha County, Wisconsin. Bristol's location offers a mix of rural charm and convenient access to larger urban centers, making it an appealing area for many Wisconsin residents.

Bristol is positioned in southeastern Wisconsin, which means residents of Rainbow Lake Manor benefit from relatively easy access to both Milwaukee, Wisconsin, and Chicago, Illinois. Major roadways such as I-94 are generally within a reasonable driving distance, facilitating commutes for work, access to diverse shopping and dining experiences, and cultural or recreational attractions in these larger metropolitan areas. Locally within Bristol, residents would typically find essential services and amenities, including grocery stores, gas stations, and some local businesses, providing day-to-day convenience. The area's character is often described as more suburban or rural, offering a quieter living environment than dense city centers, which can be attractive to those seeking a more relaxed pace of life. For Wisconsin locals, this location balances a sense of community with practical access to regional resources.

Services Offered

Mobile home parks, including Rainbow Lake Manor, typically provide a foundational set of services for their residents. It's important to note that the scope and quality of these services can vary by park, and direct communication with park management is always recommended for the most current and specific details. Generally, residents in a manufactured home community can expect:

  • Lot Leases: The primary service is the leasing of individual plots of land where manufactured homes are placed. This lot rent covers the use of the land and access to the park's infrastructure.

  • Utility Connections: Parks typically provide the necessary hookups for essential utilities such as water, sewer, and electricity to each lot. While residents are usually responsible for their individual utility bills, the park ensures the underlying infrastructure is in place.

  • Common Area Maintenance: Management often oversees the upkeep of shared spaces, including roads, lighting, and any common recreational areas within the park. This helps maintain the overall appearance and functionality of the community.

  • Waste Management: Many parks arrange for trash and sometimes recycling collection services for residents, which may be included in the lot rent or billed separately.

  • On-Site Management or Support: While the level can vary, most parks have a management presence or designated contact to address resident inquiries, enforce park rules, and manage general operations.

Based on available public reviews, there have been mentions of changes in services or billing, such as new charges for garbage. Therefore, prospective residents are strongly advised to clarify all included services and any additional fees directly with Rainbow Lake Manor management before making any commitments.

Features / Highlights

Manufactured home communities often have specific features and highlights that distinguish them as a living option. For Rainbow Lake Manor, based on its classification as a mobile home park in Bristol, WI, and considering some available public feedback, the following points are generally relevant:

  • 55+ Community Designation: Public feedback suggests that Rainbow Lake Manor is intended to be a "55 & over trailer park." This designation, if still active and enforced, means the community is designed for active adults, potentially fostering a quieter environment and tailored social activities for this age group. However, it is crucial to verify the current enforcement of this rule, as some reviews indicate concerns about it not being consistently upheld by current management.

  • Individual Home Sites: Residents typically have their own individual lot space, offering a degree of privacy and outdoor area for personal use, such as small gardens or patio furniture, which is distinct from apartment living.

  • Managed Community Environment: The overall infrastructure of the park, including roads and common areas, is typically managed by the park ownership. This can relieve residents of some maintenance burdens associated with traditional homeownership.

  • Affordability Potential: Manufactured homes often offer a more accessible entry point into homeownership compared to site-built homes. While lot rents are a continuous cost, the initial purchase price of the home can be lower. However, prospective residents should be aware that high lot rents and annual increases, as mentioned in some reviews, can impact the overall affordability and the ease of selling a home in the future.

  • Location in Bristol: The park's location in Bristol, WI, offers residents a balance between a peaceful residential setting and accessibility to amenities in Bristol, and larger cities in southeastern Wisconsin.

It is particularly important for potential residents to thoroughly investigate and confirm specific features, especially regarding the 55+ designation and the current state of management and community standards, by directly engaging with the park administration and, if possible, speaking with current residents.

Promotions or Special Offers

Specific promotions or special offers for mobile home parks like Rainbow Lake Manor are not typically widely advertised through general public channels. Any incentives would most likely be communicated directly by the park management or sales office to prospective residents. Such offers, if available, might include:

  • New Home Purchase Incentives: This could involve discounts on the purchase price of new manufactured homes placed within the park or incentives like a period of free or reduced lot rent with a new home purchase.

  • Referral Programs: Existing residents might receive a benefit for referring new residents who successfully move into the community.

  • Seasonal Specials: Occasionally, parks may offer reduced security deposits or waivers of certain application or move-in fees during specific times of the year to attract new residents.

Based on the provided customer reviews, which mention annual rent increases and high lot rents, prospective residents should prioritize understanding the current and projected costs. It is crucial to directly contact Rainbow Lake Manor management for the most accurate and up-to-date information on any promotions, pricing structures, lease terms, and potential future increases. This will ensure that Wisconsin locals have a clear financial picture before committing.

Something definitely strange going on with MGMT at this place. My aunt was looking at a new home , no mortgage needed. Works a full time job. Paid the $100 fee only to be given the run around. After 2 weeks they told her she didn't have sufficient credit to live there mind you she was buying a new home with no mortgage explained to them that during covid her credit took a hit. However she had a 610 credit. Are you kidding me it's a 55 & over trailer park. And the lot rent is 900 a month, she offered to pay a years deposit. Still have her the run around. To find out they rented the unit to a family on government assistance. Thank god she dodged a bullet. But anyone considering be careful they are scammers and allow anyone on government assistance but turn away hard working . I understand they only bought this park a few years ago and it's really gone down hill.

This place is terrible. Been going downhill since new owners. Supposed to be 55 and over community but they don't seem to care about that anymore. Rent increase every year for what? Now have to pay for garbage? Signed 3 year lease for what, rent still goes up every year. Will have a hard time trying to sell your home with lot rents this high!! Quite a few homes for sale? Wouldn't recommend coming here. I'm starting to regret it!!

Stay away. Duck and Sandhill Crane feces are everywhere. Feces are bad for our pets, especially with the bird flu going on. They don't maintain the pond. When you pull in, it's looks like typical white trailer trash. Many empty mobile homes just sitting empty, becoming a festering ground for squirrels and other rodents. I've been told to expect the rent to go up every year, even though you sign a 3 year lease. There's an aggressive pit bull on the property. Its killed a dog in Antioch and bit a small dog in the community. Mind you this is a 55+ community. Management doesn't care about its residents. Our community club house is full of mold and mildew. I just bought in summer of 2024 and I absolutely hate it here!!! I'm ready to sell and move out of here in the spring. They give you these rules in your lease but management doesn't enforce them. My neighbors are nice except for the felons that live near me and they are very disrespectful.

This place is very peaceful and quiet. Except for the geese and wind tunnel. It is hard for people on a stricked budget. I'm hoping to be able to stay a long time, but if rent goes up a lot, I will have to unfortunately relocate. I did hear they are raising lot prices. Seeing so many of us are on a fixed income, and a huge downfall is No amenities come with that. You have to maintain lawn and shovel in the winter. Seeing this is 55+ community, most of us can't shovel or maintain lawn. Mine is do to spinal issues. So you spend more money you dont have to higher someone to help. All the windows are not sealed well. So prices are high for electric. No heat, gas, garbage, electric, internet, no pool or workout facility are included. You pay almost 900 for lot fee. Some things should be included. Maintenance never calls back. Even on emergency calls. I'm troubleshooting and fixing my own issues. I'm hoping to stay though, if just another year on a lease. The new section of Manufactured homes are beautiful. I do love my place. It finally feels like my home, and Nicole in the office is very sweet and does get back to you.

I moved here 6 months ago. I highly recommend for 55+. Quite neighborhood, friendly neighbors, club house, it’s safe to walk the streets and has big pond (with geese and other wildlife) with walking trail - just watch where you step.
