On the positive side, the community's location is a significant advantage. This accessibility is crucial for Marylanders balancing work and home life.
The initial perception of "reasonable lot rents" and a "safe environment," coupled with praise for a "knowledgeable and transparent" park manager, suggests that Biscayne Bay Village can offer a comfortable and well-managed living experience. The opportunity to own a manufactured home on leased land provides a potentially more affordable pathway to homeownership, which is a valuable consideration in Maryland's competitive housing market. This can allow residents to invest in their home and enjoy a sense of permanence that renting an apartment might not offer.
However, prospective residents must also carefully consider the evolving nature of the community, as indicated by feedback concerning significant rent increases over time and serious safety concerns like reported shootings. The absence of communal amenities such as a community center, playground, or pool, which are often found in other mobile home parks, might also be a factor for families or those seeking more on-site recreational options. Therefore, while Biscayne Bay Village offers the fundamental benefits of manufactured home living—affordability (initially) and a convenient location—local individuals and families should conduct thorough due diligence. This includes visiting the community, asking direct questions to the current management about rent escalation policies and safety measures, and if possible, speaking with current residents to gain a comprehensive and up-to-date understanding of the living environment. This proactive approach will empower Maryland locals to determine if Biscayne Bay Village aligns with their long-term housing needs and expectations for a secure and comfortable home.

Hands down the best park and park manager in the area! I have spoken to many park managers in the area and Jaime is by far the most knowledgeable and transparent! Lot rents are reasonable too.
May 14, 2025 · Yan SapoznickI thought that this would be a nice, quiet place. Reasonable price and a safe environment. I will be there 2 years in July, and my rent has gone up $ 100 dollars. So in 2 more years, I'll be paying $ 1000 dollars a month for ground rent. There have been 2 shootings. Save your money and go to a better park. If you're going to pay that kind of money, they should at least have a community center, playground, or pool. This place has nothing.
Jun 11, 2024 · beverly haydenWe have been living in the community for almost a year and we really enjoy it. We only had one incident when we first moved in however it can happen anywhere. You definitely have a sense of community living here. Jaime at the management office is very responsive anytime of the day including weekends.

Jun 28, 2024 · Brina LaBarzWe love where we live! Due to health conditions, we realized we needed to live somewhere with one floor. We found Biscayne Bay through friends that live here. It is quiet most of the time, and the area is kept clean. Our neighbors are wonderful, and there is a sense of community.
