Are you an Illinois resident considering manufactured home living, and looking for a community that offers a quiet environment? Bookwalter Woods Manufactured Home Community, located in Gardner, Illinois, presents an option for those seeking a tranquil place to call home within the state. While the community offers a generally peaceful atmosphere, prospective residents should be aware of specific feedback from current residents regarding maintenance issues and water quality, as reported in recent reviews. Understanding both the positive aspects and areas of concern can help you make an informed decision about this local housing option.

Bookwalter Woods aims to provide a quiet living experience, which is a significant draw for many seeking to escape the hustle and bustle of more densely populated areas. The appeal of a peaceful setting is often a primary factor for individuals and families choosing manufactured home communities. However, transparency about resident experiences is crucial for potential newcomers. Reviews indicate some dissatisfaction with timely maintenance for lot leveling and concrete repair, as well as ongoing concerns about water quality, described as having an unpleasant odor and discoloration. These are important considerations for anyone evaluating a long-term living situation.

This article will provide an overview of Bookwalter Woods Manufactured Home Community, covering its location, generally expected services for such a community, and highlighting resident feedback. Our goal is to present a factual and balanced perspective to help Illinois locals understand what living in this community might entail.

Location and Accessibility

Bookwalter Woods Manufactured Home Community is situated at 23 Sistek Rd, Gardner, IL 60424, USA. Gardner is a village located in Grundy County, Illinois, approximately 60-70 miles southwest of Chicago. This geographical placement offers a significant advantage for Illinois residents seeking a balance between peaceful, rural living and reasonable accessibility to larger metropolitan areas.

The community's location in Gardner means it benefits from being part of a smaller, quieter town, away from the immediate intensity of major urban centers. Yet, its proximity to Interstate 55 ensures straightforward commuting for those who work in nearby cities or need to travel to Chicago for business or leisure. This blend of tranquility and connectivity is often a key factor for individuals and families considering manufactured home living. The area surrounding Gardner typically offers a more relaxed pace of life, which aligns with the "quiet" atmosphere described by residents of Bookwalter Woods. For Illinois locals, this accessibility means less time spent on the road and more time enjoying their home environment and local surroundings.

Services Offered

Based on the general operations of manufactured home communities and insights from resident feedback, Bookwalter Woods Manufactured Home Community likely offers several key services to its residents. These services typically include:

  • Lot Rentals: As is standard for manufactured home communities, residents typically own their manufactured homes but lease the land or lot from the park management. The lot rent covers access to the community and certain amenities.

  • Utility Access: Individual homes would have access to essential utilities such as water, sewer, and electricity. Residents are generally responsible for the usage costs of these utilities.

  • Maintenance (Common Areas): While residents are responsible for their individual lots, park management is typically responsible for maintaining common areas, roads within the community, and potentially addressing issues related to overall infrastructure. However, resident reviews indicate specific concerns regarding responsiveness to individual lot maintenance (e.g., leveling, concrete repair) and issues with water quality, despite residents bringing these to management's attention.

  • Community Management: The community has an on-site or accessible management team responsible for overseeing park operations, resident relations, and enforcing community rules. Reviews indicate that while residents can communicate issues to the office, the resolution for certain problems, such as water quality and lot repairs, has been unsatisfactory for some.

  • Waste Management: It is typical for manufactured home communities to provide trash collection services for residents, often included as part of the lot rent or as a separate fee.

It is important for prospective residents to inquire directly about the specific services included in the lot rent and the responsiveness of management to maintenance and utility concerns.

Features / Highlights

Based on available public information and resident reviews, Bookwalter Woods Manufactured Home Community has several features that appeal to prospective residents, alongside some notable concerns:

  • Quiet Living Environment: A primary highlight mentioned by residents is the community's peaceful and quiet atmosphere, making it suitable for those seeking a tranquil home setting.

  • Community Setting: It offers a structured community environment, which can provide a sense of belonging and neighborhood cohesion for residents.

  • Affordable Housing Option: Manufactured homes often represent a more affordable housing solution compared to traditional stick-built homes, making this an accessible option for many Illinois residents.

  • Access to Individual Lots: Residents have their own individual lots, allowing for personal outdoor space.

  • Management Accessibility: Residents are able to communicate directly with the front office (e.g., about water issues or lot repairs), indicating an open channel for feedback.

  • Concerns Regarding Maintenance Responsiveness: A significant highlight from reviews is the reported lack of timely action on lot maintenance issues, such as uneven yards and damaged concrete, leading to safety concerns (e.g., muddy, slippery conditions). This is a crucial point for consideration.

  • Water Quality Issues: Another critical highlight from resident feedback is recurring problems with water quality, including black water and unpleasant smells, despite management's reported attempts to flush the system. The lack of a clear solution and the burden of flushing on residents (due to water bill costs) are significant concerns.

Prospective residents should weigh the appeal of a quiet community against the reported challenges in maintenance and water quality.

I’m disappointed that I even need to make this review. I’ve lived on and off in this park since I was in middle school. The water quality is awful. I have gone to the front office on two separate occasions to discuss why our water is black and smells so awful. I’m told they are flushing the system 3 times a week because there is too much chlorine. Nobody from management will respond with a clear answer as to what the solution will be. I’m told to flush all the faucets for 20-30 minutes but that will cost me for the water bill, not them. I would be happy to change my review if a solution is met but this is unacceptable.

True to form, these imbeciles are using a water meter billing company known for shady practices, BBB complaints & lawsuits. Good going. The water isn't even potable. It's gray.

Oddly located slightly to the Northeast of Gardner (in between Gardner, Braceville and Braidwood). Overall it looks like a quite well planned neighborhood with a country atmosphere and the preview photos on the website shows decent sized rooms and great washer/dryer hook ups. Worth me visiting the site and finding out how I can use section 8 voucher program towards the rent payment upon a physical check?
