Cedar Ridge Mobile Home Park About

For many residents across Tennessee, especially those seeking more affordable and flexible housing solutions, mobile home parks offer a distinct living alternative. These communities provide a sense of neighborhood and a potentially lower cost of entry compared to traditional stick-built homes. Located in New Tazewell, Tennessee, Cedar Ridge Mobile Home Park is one such community that has been part of the local housing landscape. This article aims to provide a clear, factual, and informative overview of Cedar Ridge Mobile Home Park, offering insights into its location, what it typically entails, and key considerations for local Tennesseans exploring this housing option.

Mobile home parks, often referred to as manufactured home communities, serve a vital role in providing accessible housing. However, like any residential community, experiences can vary, and it's essential for prospective residents to gather comprehensive information. Reviews from past residents for Cedar Ridge Mobile Home Park indicate some significant concerns regarding infrastructure and management practices. Specific feedback mentions "horrible roads" that caused damage to a vehicle, and allegations of "bogus charges" and "raises rent without warning," along with knowingly ignored "problems that the landlord ignores." One review also clarified that it is a "trailer park not Rv Station," which is important for managing expectations. These direct accounts from individuals who have lived in or experienced the park underscore the importance of thorough due diligence when considering a mobile home park for long-term residency. For Tennesseans evaluating Cedar Ridge, these points highlight the need to directly engage with the management, inspect the property personally, and clarify all terms and conditions of tenancy before making a commitment. This article will present the available factual information to help potential residents in New Tazewell make informed decisions.

Cedar Ridge Mobile Home Park is located at 299-273 Heritage Rd, New Tazewell, TN 37825, USA. This address places the mobile home park in New Tazewell, a town nestled in Claiborne County, Tennessee, at the foothills of the Appalachian Mountains.

The location on Heritage Road suggests a residential setting, likely away from the immediate bustle of main commercial arteries, offering a potentially quieter living environment. New Tazewell itself provides access to essential local amenities, including grocery stores, gas stations, and local businesses. For residents, this means that daily errands and basic needs can typically be met within a short driving distance. However, as noted in a review indicating "roads are horrible," the internal accessibility within the park might be a concern that prospective residents would need to evaluate firsthand. For broader regional access, New Tazewell is connected by state highways, allowing for travel to larger towns and cities in East Tennessee, such as Knoxville, which offers more extensive shopping, dining, medical facilities, and employment opportunities. The general area is known for its natural beauty, including proximity to Norris Lake and the Cumberland Gap National Historical Park, providing recreational opportunities for those interested in outdoor activities, though the mobile home park itself is a residential community rather than a recreational facility.

Based on the nature of a mobile home park and the provided (limited) information, the typical services offered by Cedar Ridge Mobile Home Park would include:

  • Lot Rental: The primary service of a mobile home park is the rental of individual plots of land where residents can place their manufactured homes. This involves a monthly lot rent fee.
  • Community Management: While some reviews indicate concerns, there would typically be a management entity responsible for overseeing the park's operations, collecting rent, and enforcing community rules and regulations.
  • Utility Connections: Mobile home parks generally provide the necessary infrastructure for utility hookups (such as water, sewer, and electric) to each individual lot. Residents are typically responsible for setting up and paying for their individual utility services directly with the utility providers.
  • Road Access: The park provides internal roads for vehicular access to each mobile home lot, although one review specifically mentions the poor condition of these roads.
  • Mail Delivery: Standard mail delivery services would typically be available to residents within the park.

It is important to reiterate that specific services beyond the basic provision of a lot for a mobile home are not detailed in the provided information, and resident reviews highlight potential issues with maintenance and management.

Given the provided information, the features and highlights of Cedar Ridge Mobile Home Park are limited and should be viewed with consideration of the existing customer feedback:

  • Established Mobile Home Community: As an existing mobile home park, it offers established lots for manufactured homes, providing a foundational community structure.
  • Affordable Housing Option: Mobile home parks generally represent a more affordable housing solution compared to traditional homes, which can be a key benefit for residents in New Tazewell seeking budget-friendly living.
  • Individual Home Sites: Residents have their own designated plot for their manufactured home, offering a degree of personal space.
  • Convenient for Mobile Home Owners: It provides a dedicated location for those who own or wish to place a manufactured home.
  • Located in New Tazewell, TN: The park's geographical location provides residents with access to local amenities and the natural beauty of East Tennessee, including proximity to Norris Lake.

However, it is crucial to acknowledge the negative feedback:

  • Poor Road Conditions: A significant highlight (though negative) is the reported "horrible" condition of the roads within the park, which has led to vehicle damage.
  • Management Concerns: Reviews indicate issues with the landlord reportedly ignoring problems, instating "bogus charges," and raising rent "without warning."

Based on the provided information, there are no specific promotions or special offers publicly advertised for Cedar Ridge Mobile Home Park. In general, mobile home parks may occasionally offer incentives such as move-in specials, reduced security deposits, or discounts for longer lease agreements, but these are not indicated here. The review mentioning rent being $550 per month provides an insight into the general cost, but it also highlights concerns about rent increases "without warning." Prospective residents are strongly advised to directly contact Cedar Ridge Mobile Home Park to inquire about current lot availability, precise rental rates, all associated fees, and any existing policies regarding rent adjustments.
