Located in Madison Heights, Michigan, Madison Oaks is one such community that has been part of the local housing landscape. When considering any residential option, especially one that has experienced changes over time, it's essential for prospective residents to gain a thorough and factual understanding of the environment. This article aims to provide a clear, engaging, and informative overview of Madison Oaks, drawing on publicly available information and recent resident experiences, to assist local users in Michigan with their housing decisions.
Madison Oaks is a manufactured home park situated in Madison Heights, Michigan. Like many communities of its kind, it operates on a model where residents typically own their manufactured home while leasing the land or lot it occupies. The experience within mobile home communities can vary widely, influenced significantly by factors such as management effectiveness, community standards, and the amenities provided. Recent feedback from residents of Madison Oaks suggests a noticeable shift in the community's dynamics, particularly concerning management quality and pricing. Historically, it has been seen as a viable option for a diverse range of occupants, from families to single individuals and seniors, seeking an alternative to apartment living. However, it is crucial for new inquiries to understand the current reported conditions alongside the community's potential benefits, such as the presence of a swimming pool.

The surrounding area offers a wealth of local amenities. Residents of Madison Oaks are typically within easy reach of numerous shopping centers, including grocery stores, pharmacies, and retail outlets for daily necessities and more extensive shopping trips. Typically, manufactured home communities like Madison Oaks provide fundamental services related to the lot lease, which generally include:
- Land Lease: Residents own their manufactured home but lease the plot of land it occupies within the community.
- Utility Access: Provision of hookups for essential utilities such as water, sewer, electricity, and sometimes natural gas. (Note: Specific billing arrangements, whether included in lot rent or paid separately, should always be clarified with management).
- Common Area Maintenance: Upkeep of shared spaces, including internal roads, communal landscaping, and facilities like the swimming pool.
- Trash Removal: Standard waste collection services for residents.
However, recent resident reviews indicate significant challenges regarding the quality and responsiveness of these services, particularly concerning management. Reports of "management has gone downhill," and "nothing but issues" suggest potential deficiencies in responsiveness and effective resolution of resident concerns. While a swimming pool is a definite amenity, the overall resident experience is heavily dependent on the consistent and effective delivery of all promised services and responsive management.
Madison Oaks possesses certain features that could be considered highlights, alongside points of concern highlighted by recent resident experiences.
Positive features include:
- Swimming Pool: As mentioned in one review, "Madison Oaks has a swimming pool, she loves it." This is a significant amenity that can enhance recreational opportunities and appeal for many residents, especially families during warmer months.
- Quiet Atmosphere (Reported Historically): One review states, "Very peaceful and happy new place to live in a small town in a row I love it," suggesting that a peaceful environment can be found, at least by some residents or at certain times. This aligns with a potential desire for a quiet home environment.
- Alternative to Apartment Living: As highlighted in an older sentiment, it "USED to be a great community for families, single occupants, elderly who would rather have a home than apartment living," emphasizing the benefit of having an individual home rather than shared walls.
However, it's crucial to acknowledge the significant reported concerns from other residents:
- Decline in Management Quality: Repeated complaints about "management has gone downhill" and "nothing but issues" indicate a significant area of concern for current and prospective residents.
- Skyrocketing Prices Without Improved Quality: A critical point raised is that "Prices have skyrocketed without giving better quality of management," which speaks to a perceived decline in value for money.
- Reduced Affordability: While it "USED to be an affordable alternative," recent price increases reportedly make it less so, potentially impacting its suitability for those seeking budget-friendly housing.
- Community Environment Concerns: Issues mentioned by former residents, even if "just before it got worse," suggest a potential decline in overall community satisfaction.
While specific, current promotions or special offers for Madison Oaks are not publicly detailed, manufactured home communities sometimes offer incentives to attract new residents. These can include:
- Reduced security deposits or waived application fees.
- Limited-time discounts on lot rent for new leases.
- Special financing options for new manufactured home purchases within the community.
- Move-in ready packages for certain homes.
However, given the strong feedback regarding price increases and declining management quality, any promotions should be thoroughly scrutinized. Prospective residents are highly advised to contact Madison Oaks directly to inquire about any current offers. More importantly, they should use this opportunity to ask detailed questions about lot rent trends, utility costs, community rules, and management's responsiveness to concerns, obtaining all information in writing if possible.

For Michigan residents considering a manufactured home community in Madison Heights, Madison Oaks presents a situation that requires careful and thorough evaluation. Historically, it appears to have been a well-regarded community offering an affordable and appealing alternative to apartment living, complete with the desirable amenity of a swimming pool. The idea of a "peaceful and happy new place to live" is certainly attractive.
However, the overwhelming and consistent negative feedback from recent residents, including those with long-standing ties to the community, signals significant concerns. Reports of "management has gone downhill," "nothing but issues," and "prices have skyrocketed without giving better quality of management" are critical red flags. The sentiment that it "USED to be a great community" but is no longer, strongly suggests a decline in the overall living experience.
For locals in Michigan, a suitable housing option should offer not just a physical structure but also a stable, well-managed, and supportive living environment at a fair price. While the location of Madison Oaks is convenient and a swimming pool is a nice feature, the reported issues regarding management responsiveness, increasing costs, and overall community quality are substantial.
Therefore, while the concept of mobile home living can be suitable, potential residents considering Madison Oaks must proceed with extreme caution. It is crucial to:
- Visit the property multiple times, at different times of day, to observe the current atmosphere.
- Attempt to speak with multiple current residents (beyond official channels) to gather diverse perspectives on daily life and management effectiveness.
- Thoroughly scrutinize all lease agreements, especially those concerning lot rent increases, hidden fees, and resident responsibilities.
- Verify all claims about amenities and services being provided as expected.
- Understand your rights as a manufactured home park resident under Michigan law (Michigan Mobile Home Commission Act), which provides certain protections regarding eviction, rent increases, and park rules. The Michigan Bureau of Construction Codes Building Division is a resource for manufactured home park inquiries.
In conclusion, while Madison Oaks historically held appeal, the recent trajectory of management and resident experience indicates a challenging environment. It may not be suitable for locals seeking a truly peaceful, consistently affordable, and well-managed community without a very thorough and cautious personal investigation into the present conditions.
Customer Reviews
Management has gone downhill with this community. I'm glad we left when we did. I still have family and friends who live here and they have nothing but issues. We left just before it got worse. This USED to be a great community for families, single occupants, elderly who would rather have a home than apartment living. It USED to be an affordable alternative. Prices have skyrocketed without giving better quality of management. Until they do better... Don't move here.
My spiritual wife likes this place so far. Madison Oaks has a swimming pool, she loves it. I don't know how to swim, yet, but I will. Very peaceful and happy new place to live in a small town in a row I love it
Where are all the stray cats in the park going? They kept the rats away and now they are being hauled off. Many were also friendly. Why won't you say what rescue or TNR program is involved? How do animal lovers like myself know they aren't just being dumped or harmed? Legit rescues provide their information with no problem. Especially if there are potential adopters. Seems very shady.
I currently live here. They started charging for lawn care. All they do is cut the grass. THEY don't edging they don't plant anything and the tree behind me took 3years years to remove the dead branches. Now they added trash fees. Now we have to go to Kroger with a code which you have to pay a fee to pay your rent. I was able to take my rent in form of money order and pay. Then they told me to pay online. Tried that and it doesn't work half the time. I don't recommend
The staff is awesome . They answered all of my questions and the community is much cleaner than others ones in the area.
