Twin Pines Mobile Home Community About
For many Michiganders, finding an affordable and comfortable place to call home is a significant consideration. Mobile home parks, often referred to as manufactured home communities, have historically offered a more accessible entry point into homeownership or a budget-friendly rental option. Located in Warren, Michigan, Twin Pines Mobile Home Community is one such property that has been part of the local housing landscape for some time. When considering any residential community, especially one that has undergone changes, it's crucial for prospective residents to have a comprehensive understanding of what to expect. This article aims to provide an in-depth, factual overview of Twin Pines Mobile Home Community, drawing on publicly available information and recent resident experiences, to help local users in Michigan make informed decisions about their housing needs.
Twin Pines Mobile Home Community is a manufactured home park situated in Warren, Michigan. Like many older mobile home parks, it offers a form of housing where residents typically own their manufactured home but lease the land it sits on. The landscape of mobile home communities can vary significantly, with some offering extensive amenities and a highly managed environment, while others may be more basic. Recent observations and resident feedback suggest that Twin Pines Mobile Home Community has experienced changes, particularly concerning its management and the overall living environment. Understanding these dynamics is essential for anyone considering becoming a resident, as the quality of life in a manufactured home park is heavily influenced by the management's responsiveness and the community's adherence to standards.
Twin Pines Mobile Home Community is located at 6815 E 11 Mile Rd, Warren, MI 48092, USA. This address places it in a part of Warren that offers accessibility to various local amenities. East 11 Mile Road is a significant thoroughfare, providing residents with connections to major roads and highways, which is beneficial for commuting to work, school, or other destinations within the wider Detroit metropolitan area.
The immediate vicinity around E 11 Mile Road in Warren typically includes a mix of residential areas, commercial establishments, and local services. Residents might find convenience in the proximity to grocery stores, retail shops, and various dining options. For families, access to local schools in the Center Line Public Schools attendance zone is a factor to consider. Public transportation options may vary, so prospective residents should investigate the specific routes and availability if they rely on public transit.
However, it is also important to consider the broader environment of the area. While Warren as a whole has a "B-" crime grade according to some analyses, indicating a generally safer environment than many similarly sized cities, specific neighborhoods can have different characteristics. Online community discussions about areas around E 11 Mile Road sometimes suggest a lower-income, working-class neighborhood. While opinions vary, some residents advise being "smart" and aware of personal belongings, common advice for any urban setting.
Typically, mobile home parks provide certain fundamental services related to lot rental. These generally include:
- Land lease for the manufactured home site.
- Access to utility hookups (electricity, water, sewer, natural gas – though billing methods can vary, sometimes included in lot rent, sometimes separate).
- Maintenance of common areas, such as roads within the park and communal landscaping.
- Trash removal services.
However, recent resident reviews for Twin Pines Mobile Home Community suggest a decline in the reliability and quality of these services, particularly regarding management responsiveness and general upkeep. Reports of unreturned calls and emails, as well as a lack of on-site management, indicate potential challenges in accessing timely support for issues that arise within the community. The presence of "critters everywhere" and "loud music" also points to potential issues with property maintenance and adherence to community quiet enjoyment policies. These aspects are critical for the quality of life within a manufactured home park, and a lack of consistent, effective management can significantly impact residents' experiences.
Based on the provided resident feedback, the "features" and "highlights" of Twin Pines Mobile Home Community present a mixed picture. While some aspects might typically be seen as highlights in a well-managed park, the current sentiment of residents suggests a different reality.
Potential features, if managed effectively, could include:
- Affordable housing potential: Mobile homes can offer a more budget-friendly housing option compared to traditional homes in the Warren area. (Note: Lot rents can vary significantly. Some market data suggests lot rents in Warren can range from under $1,000 to over $1,500 depending on size and amenities, and may not include all utilities. Recent experiences elsewhere in Michigan indicate that lot rents have seen significant increases, sometimes making them a substantial portion of a fixed income.)
- Community living: Mobile home parks traditionally foster a sense of community, though this can be impacted by management and resident behaviors.
- Individual home ownership: Residents own their homes, providing a sense of stability and personal space.
However, the recent customer reviews highlight significant concerns that currently overshadow these potential benefits:
- Management Issues: A reported high turnover of managers and unresponsiveness to resident communications (emails, phone calls) are significant concerns.
- Maintenance and Upkeep: Claims of "critters everywhere" and a general "downhill" trend in property upkeep contradict the expectation of a well-maintained community.
- Safety and Noise Concerns: Reports of "loud music," "partying," dogs barking excessively, and reckless driving (speeding, ATVs/motorcycles without exhaust) suggest a lack of enforcement of community rules, leading to noise disturbances and safety hazards within the park.
- Rent Increases and Financial Strain: Concerns about rent being "raised to the point no one can pay" and residents abandoning homes indicate significant financial pressure on the community. This aligns with broader trends where changes in mobile home park ownership can lead to substantial rent increases.
- Legal and Ethical Concerns: The claim of a home being "sold illegally" and new owners "trying to cover" points to serious potential legal issues that could impact residents' tenure and investments.
Given the information provided by current residents, any promotions or special offers at Twin Pines Mobile Home Community would need to be carefully evaluated. Typically, mobile home parks might offer:
- Reduced security deposits for new residents.
- Waived application fees.
- Incentives for timely rent payments.
- Limited-time discounts on lot rent for new leases.
However, the overwhelming concerns expressed by current residents regarding management's unresponsiveness, significant rent increases, and alleged illegal sales practices suggest that any purported promotions should be thoroughly investigated. It is critical for prospective residents to inquire directly about any offers and, more importantly, to seek clarification on all terms, conditions, and the current state of the community's management and operations before making any commitments.

For Michigan residents exploring mobile home living in Warren, Twin Pines Mobile Home Community presents a complex picture. While manufactured home communities can indeed offer an affordable and community-focused alternative to traditional housing, the recent and consistent negative feedback from current residents at Twin Pines raises significant concerns that prospective residents in Michigan must carefully consider.
A truly suitable community for locals would offer stability, transparent management, well-maintained facilities, and a secure environment. The reported issues at Twin Pines regarding frequent management changes, unresponsiveness, alleged illegal home sales, drastic rent increases leading to abandonment, and a decline in peace and safety due to noise and lack of enforcement, directly contradict these desirable traits.
While the appeal of owning a home and the potential for a lower entry cost might initially draw interest, the risks highlighted by current residents — including financial instability, potential legal disputes, and a diminished quality of life due to unaddressed community issues — are substantial. For Michigan locals seeking a new home, it is paramount to conduct extensive due diligence beyond initial impressions. This includes:
- Visiting the park multiple times at different hours to observe the actual conditions and noise levels.
- Attempting to speak with multiple current residents directly to gain firsthand accounts.
- Thoroughly reviewing any lease agreements, understanding all terms related to rent increases, and clarifying any "partial payment" policies.
- Investigating resident rights under the Michigan Mobile Home Commission Act (MHCA), which protects residents from unfair practices and provides mechanisms for addressing certain issues. For instance, the MHCA outlines "just cause" for tenancy termination and prohibits certain unfair practices by park owners. Residents can contact the Michigan Bureau of Construction Codes Building Division (517-241-9317) for issues related to manufactured home parks.
- Seeking independent legal advice regarding any concerns about home sales or lease terms, especially given the serious claims of illegal sales and attempts to "cover."
Ultimately, for locals in Michigan, a mobile home community should offer a stable and positive environment. While Twin Pines Mobile Home Community's location might offer convenience, the current resident experiences suggest that significant challenges exist that could impact the suitability of this park for individuals and families seeking a long-term, peaceful, and secure place to live. Prospective residents are strongly advised to approach with caution and thorough investigation.
Customer Reviews
I am now homeless because new ownership won’t help when it comes to rent. So many managers come through, you can’t keep track. Emails with no response. At least with the old ownership they allowed partial payments. The home was sold to me illegally. New owners know and trying to cover. They raised the rent to the point no one can pay and several residents have abandoned their homes. I have gotten a storage unit and will have to stay in a hotel. There are critters everywhere, loud music. Not even the cops and fire department will come here.
I have lived here for almost 2 years, and with the new ownership, this place has gone downhill fast. Haven't had a manager on site in almost a month. Any number you call goes to voice. Sent an email with no response. The people who live here love drugs, drinking and partying with no regard or respect to neighbors while their dogs are tied up outside barking and barking. Almost no one stops at stop signs, and they speed through here like it's a race track blaring their music and bass, revving their engines with no exhaust(ATVs, motorcycles, and crochrockets included). Run as far and as fast as you can from this place.
Hello i been living in TWIN PINES for over a year and half now. I enjoyed living here for awhile, now it's basically a dump... It's a lot of bugs inside the properties. The landlord tried to get me to leave a five star review, but this place i wouldn't even let my kids live here.It has a lot of creepy people and a lot of filth going on.This park has bed bugs, rats ,roaches you name it, it's there. The new management sucks ass. Its a huge corporation that won't work with you if your behind on ur rent. Stay clear of this one and the one that's called landmark estates they own both trailer parks and BOTH need to be demolished by the city
This place looks nasty. We had a resident that does recycling that lived at 27 120 Railroad Street here in Twin Pines and management does nothing about it. Drive through and look at this dump for yourself. City councilwoman drove through and took pictures the other day. Manager does nothing. What ashame been here 9 years and never seen this place look so bad. 😠😠
I raised my rating from 10 months ago, to now from 2 to 3 stars. I've been here for over 10 years. I can see there have been efforts, and Emerson, the park manager, really seems to care. I also know there's only so much you can do in 10 months on a budget, and let's face it, this park is old and decrepit, so 3 stars is basically a (B+ A-). When you consider 5 stars would mean more than this park is capable of. Four stars would mean manicured lawns (trees were hacked already), fully blacktopped streets, and no rent increase while also upholding current safety & standards. Am I too tough? Idk, but let's be brutally honest, we can all contribute to the outside cleanliness and raise our own standards.
