Residents can easily reach local amenities, including small businesses, grocery stores, and community services within Cassville itself, contributing to a convenient living experience.

Services Offered

Mobile home parks typically offer a range of essential services to their residents, primarily focusing on maintaining the community infrastructure and providing lot rentals. For Bluffside Court, based on the general understanding of such parks and limited public data, the core services would likely include:

  • Lot Rentals: The primary service provided is the rental of individual lots or sites upon which residents can place their manufactured or mobile homes.
  • Utility Connections: While residents are typically responsible for their own utility bills, the park provides the necessary hookups for essential utilities such as electricity, water, and sewer at each lot.
  • Road Maintenance: Maintenance of the internal roads within the mobile home park is usually a service provided by the park management.
  • Street Lighting: Street lights within the common areas of the park are typically maintained to provide security and visibility for residents.
  • Waste Management: Services for garbage and recycling collection are generally arranged or provided by the park, often included as part of the lot rental fee.

It is important for prospective tenants to thoroughly review any lease agreement to understand which utilities and services are included in the lot rent and which are the responsibility of the tenant. Additionally, inquiries should be made regarding the specific maintenance schedule for common areas and infrastructure.

Features / Highlights

Bluffside Court, like many mobile home parks, offers certain features that can be attractive to prospective residents, particularly those seeking a community-oriented and potentially more affordable living situation.

  • Community Setting: Mobile home parks foster a unique community environment where neighbors often know each other, which can lead to a sense of belonging and mutual support.
  • Affordable Housing Option: For many, mobile home park living offers a more cost-effective alternative to traditional stick-built homes, especially in areas with rising property values.
  • Individual Lot Space: Residents typically have their own dedicated lot space, allowing for a degree of privacy and the ability to personalize their outdoor area.
  • Pet-Friendly (Potentially): Many mobile home parks are pet-friendly, allowing residents to live with their beloved animals (specific policies and potential restrictions should be confirmed directly with management).
  • Proximity to Natural Attractions: Being located in Cassville, residents are close to the Mississippi River, offering opportunities for fishing, boating, and enjoying the scenic bluffs and riverfront.
  • Quiet Location: The setting in a smaller town like Cassville often translates to a quieter living environment compared to bustling urban or suburban areas.
  • Access to Local Amenities: The park's location on WI-133 provides easy access to the village of Cassville, where residents can find local shops, dining options, and essential services.

When considering a mobile home park, it is crucial to visit the community in person, observe the general condition of the park, and speak with existing residents to gain a comprehensive understanding of the living experience and the overall management of the property. This due diligence ensures that the features and highlights align with personal expectations and lifestyle needs.

Promotions or Special Offers

Mobile home parks, including Bluffside Court, typically do not offer short-term promotions or seasonal discounts in the same way retail businesses or vacation rentals might. Their "promotions" are more about long-term value and the stability of lot rental rates.

  • Competitive Lot Rent: The primary "special offer" of many mobile home parks is the affordability of the monthly lot rent compared to other housing options in the area. This can represent significant long-term savings for residents.
  • Long-Term Leases: While not always a "promotion," the availability of yearly or longer-term leases (as often required by Wisconsin law for manufactured home communities) provides residents with stability in their housing costs and a degree of protection against frequent rent changes.
  • Potential for Home Ownership: For those looking to own a home at a lower price point, the opportunity to purchase a manufactured home and rent the lot can be seen as an ongoing "offer" compared to buying a traditional house.

Prospective residents interested in Bluffside Court should directly contact the park management to inquire about current lot rental rates, any available homes for sale within the park, and the terms of lease agreements. Transparency regarding all fees and charges is essential when considering a long-term commitment. Wisconsin law (Wis. Stat. § 710.15 and Wis. Admin. Code ch. ATCP 125) also provides important protections for manufactured home community tenants regarding lease terms, fees, and the sale of homes. It's advisable for individuals to familiarize themselves with these rights.

The landlord is a jerk. He comes on your lot without notice or permission, moves your property around, and sprays weed killer in your yard with no regard to pets, kids, or health concerns. He has been seen looking in windows to see what is going on and if you are home. He tells other tenets your personal business and doesn't give reciepts when you give him money. He changes the rent as he feels fit and charges you for yard care after you tell him you will care for your yard when he asks. He yells at the kids and tells them they can't cut through an empty lot or a tenets lot after the tenant gives the kids permission. He does not fix the road or street lights in the trailer court for the tenents' security. He also keeps a mailbox key so he can get into the mailboxes. He has been informed that this is against the law and will not give the tenants both of their keys. He is a bully, and it has to be his way or the highway. He also will word the lease so if anything happens, he ends up with your home. He chases you down when you are shopping and harassed you in public. He says everyone likes him, but the tenents all go inside or leave until he leaves the trailer court. He is rude and aggressive. I would not recommend renting a lot from him or buying a trailer from him. All the trailers are run down and overpriced, and then he holds the title and says he can't find it. He takes advantage of the fact that most of the tenents live paycheck to paycheck and will not work with anyone. Most of the tenents are nice enough, but the landlord is what most call a slum lord, even his tenents.
