  • Community Management: There is typically an on-site or readily available management team responsible for the overall operation of the park, including enforcing community rules, managing common areas, and addressing resident concerns.

  • Infrastructure Maintenance: The park management is generally responsible for the upkeep of shared infrastructure, such as internal roads, street lighting, and the utility connections leading to individual lots. Residents are typically responsible for their individual utility bills.

  • Waste Management: Most manufactured home communities arrange for communal waste collection services for their residents, either as part of the monthly lot rent or as a separate charge.

  • For-Sale Only Model: According to some public information, Oak Park Community operates on a "for sale only" model for manufactured homes, meaning they do not offer rentals of the homes themselves. Oak Park Community is a nice place out of the way. You can frequently see deer and other wildlife and the owners host a get together for all of the tenants each year with fireworks, games and food.
