Mountainview Mobile Home Village About

For many Ohioans, finding housing that combines affordability, comfort, and a strong sense of community can be a significant challenge in today’s market. Traditional homeownership often comes with substantial upfront costs and ongoing maintenance, while apartment living might lack the privacy and outdoor space many desire. This is where mobile home parks, like Mountainview Mobile Home Village in Zanesfield, Ohio, offer a compelling alternative, providing a unique blend of independent living with community benefits that resonate with local residents.

Mountainview Mobile Home Village aims to be more than just a collection of homes; it strives to be a quiet and safe neighborhood where residents can enjoy a sense of belonging. It caters to those looking for a cost-effective housing solution without sacrificing important aspects of home life, such as having your own yard and convenient parking. For Ohio families, this means a place where children can play safely and residents can enjoy a more relaxed pace of life, often at a more accessible price point than traditional stick-built homes.

While previous resident feedback has mentioned occasional issues with utilities, the core appeal of Mountainview Mobile Home Village lies in its foundational offerings: a secure environment, practical amenities, and a strategic location that provides a balance between peaceful country living and access to local attractions. It represents a practical and often overlooked housing option for those seeking a manageable and community-oriented lifestyle in Ohio.

Location and Accessibility

Mountainview Mobile Home Village is conveniently located at 4000 Alpine Pkwy, Zanesfield, OH 43360, USA. This address places it in Zanesfield, a charming village in Logan County, Ohio, known for its scenic landscapes and proximity to popular recreational areas like Mad River Mountain. For Ohio residents, the campground's accessibility is a significant advantage.

One of its key accessibility highlights is its location "right off 33," referring to US Route 33. This major highway connects Columbus to northwestern Ohio, making Mountainview Mobile Home Village easily reachable from various parts of the state. The straightforward access from a prominent highway simplifies commuting for residents and visitors alike, avoiding complicated routes through dense urban areas.

The village's setting in Zanesfield offers a quiet, rural atmosphere, providing a peaceful retreat from the hustle and bustle of larger towns, while still being within a reasonable drive to essential services and amenities. Bellefontaine, a larger city with more extensive shopping, dining, and healthcare facilities, is just a short drive away. This balance between serene living and practical access to modern conveniences makes Mountainview Mobile Home Village an attractive option for those seeking a balanced lifestyle in Ohio.

Furthermore, being situated near Mad River Mountain, a popular winter resort, adds to the local appeal. Residents can enjoy seasonal recreational activities like skiing and snowboarding just minutes from their homes. This geographic advantage highlights the blend of quiet community living with opportunities for outdoor adventure, making it a desirable location for those who appreciate both.

Services Offered

Mountainview Mobile Home Village provides a range of services designed to offer a comfortable and manageable living experience for its residents. While the focus is on providing affordable housing, essential amenities and services are included to ensure daily convenience. Based on available information, here are the key services provided:

  • Lot Rental: The core service is the rental of individual lots within the mobile home park, where residents can place their manufactured homes. This model allows residents to own their homes while leasing the land, often resulting in lower overall housing costs compared to traditional homeownership.
  • Water & Sewer: Residents are charged a monthly fee for water and sewer services. This is typically a flat rate, with current information indicating $25 per month for homes with one bathroom and $30 per month for homes with two bathrooms.
  • Trash Removal: Trash collection services are included in the monthly charges, providing a convenient and essential utility for all residents.
  • Paved Roads and Off-Street Parking: The community features maintained internal roads, and each home typically has a designated area for off-street parking directly in front of the residence, as highlighted by a resident review.
  • Pets Allowed: Mountainview Mobile Home Village is a pet-friendly community. There is a non-refundable pet fee of $225 and a monthly pet rent of $25 per pet, allowing residents to live with their furry companions.
  • On-Site Management & Maintenance (implied): While a review mentions a "confusing" manager position, the presence of an onsite manager and maintenance is typically a feature of well-run mobile home parks, indicating someone is available to address resident concerns and maintain common areas. The website states "onsite manager & maintenance."
  • Individual Yards: Each home site comes with its own yard, providing private outdoor space for residents, which is a significant advantage over many apartment living situations.
  • Storage Sheds: Many homes within the village include a storage shed, offering valuable extra space for tools, seasonal items, or personal belongings.

It's important for prospective residents to confirm the specifics of utility charges and any other fees directly with the management, especially regarding the noted issues with water/AC in a past review, to understand current conditions and management’s efforts to address these. However, the listed services aim to provide a functional and supportive living environment.

Promotions or Special Offers

For Mountainview Mobile Home Village, specific, publicly advertised promotions or special offers are not extensively detailed in the readily available information. However, typical practices within the mobile home park industry, and elements suggested by their general information, indicate areas where potential residents might find favorable terms:

  • Affordable Home Rent: The published home rent rates ($290-$365 per month depending on size) are inherently competitive and represent a significant "offer" compared to average traditional home or apartment rents in many parts of Ohio. This consistent affordability is a key promotional aspect.
  • Down Payment Assistance and Financing: The official website mentions "Down Payment Assistance and Great Financing Available!" for homes for sale or rent. This is a crucial offering, as it directly helps prospective residents overcome financial barriers to moving into the community.
  • Seasonal Specials (Potential): While not confirmed, some mobile home parks might offer incentives during slower seasons (e.g., late fall or winter) to attract new residents, such as reduced security deposits or a free month of lot rent. It’s always worth inquiring directly.
  • Referral Programs: Occasionally, communities may have referral programs where existing residents receive a bonus for referring new residents, which can indirectly benefit prospective tenants through word-of-mouth.
  • Application Fee Structure: The application fee is noted as $35 per applicant. While not a promotion, understanding this upfront cost is important for budgeting.

It's quite and a safe neighborhood for kids. Right off 33, BLSD, affordable, have your own yard, storage shed, and park in front of your place. Trailer is spacious, but it is just that. No upscale living here, but cost effective.

Tried rent a place as they're told them I would pay 12 months in advance they told me no. the lady there that's management is definitely not a people person. The lease was supposed to be for a year but she asked me what I was going to do after that year and wanted to make sure I could pay after the year lease was up. I thought that was kind of crazy. What's it matter what I do after that your lease is up I may decide to leave
