Introduction / Overview
Welcome to the heart of the Sunflower State, where housing decisions are key to establishing a comfortable life. For many individuals and families in the Kansas region, particularly in the vibrant area around Manhattan, manufactured home communities offer an accessible and practical path to homeownership or stable renting. One such location is the Blue Valley Manufactured Home Community, situated in Manhattan, Kansas. This community provides a distinctive residential option that blends the practicalities of manufactured housing with a specific local setting. Understanding what Blue Valley offers—and what its current residents report—is essential for anyone considering making it their next home.
Manufactured home communities, often historically referred to as mobile home parks, serve as organized neighborhoods where residents either own their manufactured home and rent the underlying lot (lot rent) or rent the home and the lot from the management. They represent a significant segment of the local housing market, providing various amenities and a structured environment. Blue Valley aims to be a viable option within this sector, focusing on the basics of providing a lot or home within the community framework.
When researching any community, prospective residents in Kansas are encouraged to look beyond the general concept and delve into the specifics of management practices, property maintenance, and financial commitments. Blue Valley Manufactured Home Community presents a housing choice in a desirable area of Kansas, and this article aims to provide a balanced, fact-based overview based on publicly available data, including direct resident feedback, to aid your research.
Information for Prospective Residents: Management and Financial Practices
Prospective residents should note reports from current tenants regarding administrative practices. There have been claims that management's enforcement of community rules, such as those concerning exterior items like bikes or windows, may be inconsistent across all homes, with some residents reportedly receiving notices for minor infractions while more significant violations (e.g., damaged skirting) on other properties are allegedly overlooked. Furthermore, multiple residents have reported concerns about the rental agreement and fee structures. Specific claims include that lot rent has been subject to increases without the customary 60-day notice period. Strict enforcement of payment deadlines is also reported, with three-day eviction notices allegedly issued for even minimal shortfalls in rent. Additionally, there are reports that some advertised perks like pools, parks, or special events are only available at the main community location, yet residents at other connected communities managed by the same entity may feel they are paying comparable lot rent without access to these facilities. It is strongly advised to conduct thorough research and verify all financial terms and available amenities directly before committing to a lease or purchase.
Location and Accessibility
The Blue Valley Manufactured Home Community is conveniently located in the city of Manhattan, Kansas. Manhattan, often called "The Little Apple," is a dynamic city known for being the home of Kansas State University and the Army's Fort Riley. This strategic position offers residents of Blue Valley accessibility to key regional destinations and local conveniences.
The community’s address is specific: 730 Allen Rd, Manhattan, KS 66502, USA. This location places it within Riley County, providing easy access to the local infrastructure, including main roads, local retail centers, and essential services in Manhattan.
Accessibility to major routes is crucial for Kansas residents. While specific detailed route information would require external mapping, the location on Allen Road suggests reasonable connectivity to the city's network, allowing residents to easily commute to K-State, Fort Riley, or various employment centers in and around Manhattan. The community’s positioning within the Kansas landscape makes it a centralized hub for people who work, study, or have family ties in the immediate area.
Information for Prospective Residents: Property Condition and Maintenance
Current resident reviews highlight significant concerns regarding property maintenance and the condition of homes and infrastructure. Multiple reports mention major tree issues within the community, specifically stating that a majority of the trees are dead or rotted. This has reportedly led to property damage to multiple homes during storms. There is also a specific, unaddressed complaint about a huge dead tree acknowledged by management but left standing. For those considering purchasing a home within the community, there are severe cautions regarding the value and state of the homes. Residents have reported being locked into contracts for homes valued significantly less than the purchase price (e.g., $65,000 paid for a home allegedly valued at $16,000). The quality of repairs is also questioned, with claims that damaged homes are only minimally fixed before resale. Furthermore, the structural integrity of the homes has been challenged, with multiple reports of weak spots in floors, improper flooring installation, water damage to roofs, and cracks in ceilings being covered with paint rather than properly repaired. Potential buyers are strongly urged to obtain an independent, professional home inspection before signing any purchase agreement.
Services Offered
The core service provided by Blue Valley Manufactured Home Community is the provision of manufactured home lots for residents. This is the fundamental offering that allows individuals or families to place their home in a structured, managed environment in the Manhattan area of Kansas. Beyond the basic lot provision, key services and requirements often include:
Information for Prospective Residents: Service Fees and Amenities
A persistent claim among current residents concerns the cost of mandatory services. Specifically, the charge for trash service is alleged to be significantly inflated by the community compared to the price residents could secure if they contracted directly with the local waste management company (e.g., reports indicate a community charge of $17 for a service allegedly costing $8 directly). This mandatory, marked-up fee is a key piece of information for budgeting. Regarding amenities often associated with manufactured home communities, as mentioned previously, while general promotional materials might list pools or parks, specific reports from residents indicate these features may not be present at all community sections, despite the lot rent structure. Prospective tenants should verify the availability of specific amenities on their designated section of the community.
Features / Highlights
When considering any manufactured home community in Kansas, the key features often relate to the potential for affordable homeownership and the specific local context. While Blue Valley’s operational features are sometimes points of contention, the community does offer certain inherent highlights:
Information for Prospective Residents: Availability of Features and Inventory
One specific logistical concern raised by residents involves accessory structures. There are reports of a significant waitlist for sheds, which are often advertised or expected to be included with the homes. Simultaneously, residents report seeing multiple empty homes sitting idle with sheds already on the lot, suggesting potential delays or administrative issues in providing these features to current, paying residents.

Conclusion: Why this place is suitable for locals
The Blue Valley Manufactured Home Community in Manhattan, KS, provides a housing option rooted in the necessity for attainable living in a vital Kansas city. For individuals and families committed to living and working in the Riley County region, Blue Valley offers a specific residential structure. Its location ensures local users remain connected to Manhattan’s economic opportunities, educational institutions, and community life.
However, suitability hinges on the prospective resident’s due diligence. While the community offers the opportunity for home placement in a structured environment, the decision to move here must be informed by the full spectrum of resident experiences. The publicly reported concerns regarding maintenance, home condition, inconsistent rule enforcement, and mandatory fee structures demand that local Kansas residents approach any agreement with thorough preparation. For those who carefully verify the terms, secure an independent home inspection, and clearly understand the full scope of financial commitments and available amenities, Blue Valley remains a geographically convenient and potentially affordable entry point into the Manhattan housing market. It is a local option that requires local scrutiny.

Management likes to pick and choose who they give notices to. I may have bikes out and get a notice while several trailers have damaged skirting and blankets in windows which are violations as well. They try to overcharge for trash service when you can get it cheaper if you pay the company directly. They refuse to address a huge dead tree in my yard although Management acknowledged it was a dead tree. This company raises rent every so many months without a 60 day notice. They will give you a three day letter if your even fifty cents short on rent. They do not have any pool, park or special events at the other communities but advertise they have all this. Yes they do at the main park so why should we have to pay so much for lot rent without those perks. Just do your research before moving in or buying these places.
Feb 10, 2024 · Mary MclaughlinThis is such a horrible trailer park, do NOT I repeat DO NOT rent nor purchase a home from them. Somehow we are stuck paying 65k on a trailer only worth 16k, damaged trailers are repaired just enough for the mobile homes to be fixed, MAJOR tree issues majority of the trees are rotted and dead causing damage to multiple trailers anytime there is a storm, there is a wait list for sheds that are supposed to be with the trailer(multiple empty homes with sheds just sitting there) trailers are POORLY done, multiple people I know have weak spots in their floors, the flooring isn’t done right water damage to my roof they painted over crack in my ceiling. Save yourself the time, money, and energy by NOT purchasing from this trailer park. They also charge 17$ for one trash can when they are only 8$ from the trash company. We are definitely working on getting out of this contract!
Aug 02, 2022 · Serena SalazarI love living out here with my family we have no problems at all. Anytime there is a problem maintenance is on top of it right away. Couldnt have asked for a better place to live its a nice, quiet, friendly community. They also do alot of different things to give residents a chance to get some of rent taken off so thats definitely a plus. I could go on alday about how wonderful this community is I appreciate all the staff mainly Mrs.Kendra she is such an amazing person.
Mar 31, 2020 · Shauntae AshfordIt's a trailer park. There were trailers with broken windows. Garbage left over from previous tenants (I presume) laying all over the driveways. Vehicles that were broken down with broken or windows and missing tires. There was a few nice yards but they were few and far between the run down ones.
Oct 15, 2021 · Christina SkallaI have lived here for about a year and a half. It isnt the most beautiful trailer park, but it is nice and affordable. I keep my home very clean and my yard isn't cluttered with things. Recently I have had alot of problems with the new ladies in the office. They are rude and very demeaning. I went to see about moving to a double wide (I'm on month to month right now) and was told one will be ready at this time, I asked if I needed to do anything and was told no, they would call when it was done. I go in there few days later to see what's up and they had rented it, said well if you would have put a deposit down it would have been yours. Well I asked if I needed to and was told no. So to me, they rented it out from under me. As I was told this then found out I was lied to. Then I get a notice on my door to store my kayaks some where they arnt seen. Told to store them under my home. Problem with that is few months back my sewage was backed up and they had to drain it all under my home! So there is human waste under there! They then told me to get a storage area on the other property to store them at 30$ a month. A storage unit which gets broken into and vandalized alot. No thank you. The rule says, "All items, including children's toys and play items, lawn furniture, bbq grills, and the like, must be stored in a neat and orderly manner." I feel like my kayaks (that are outdoor items) fit in the and like part of that. Also they are neatly set up along my porch. I do not see the issue and have no where else to store them. I strongly feel that these people working here are picking. I thought this was a decent place to live until these recent events. THEY ARE A SHADY BUSINESS. EVEN PEOPLE THAT HAVE WORKED HERE WILL TELL YOU NOT TO MOVE HERE!
