Never thought about writing a review. In light of all the negativity, I decided to add my 2 cents. We moved into Colonial Gardens in 2012. We bought a mobile there in early 2014. We moved out in 2019 to attend grad school elsewhere. I moved in where management was iffy. We went through a period with no management. We were there when the main office burnt down and management had to relocate into one of the mobiles in the park. We went through a time where most of the street lamps were out. They worked hard and got new ones. The pool was redone. I got to experience both being a renter & ownership in the park. Rents go up annually, doesn’t matter where you rent. The same goes for mobile home lots. Our lot rent went from $350 to $450, but over a period of 5 years. This is not a lot. It’s average. We enjoyed our time there and I wish everyone the best of luck.

The lot rent has increased a tremendous amount in the last 3.5 years and I believe there is no cap. They have ridiculous rules. Whatever you do, look elsewhere.

May 27, 2025 · Boogly GooglyYour tenants pay lot rent, amenities and are responsible for their own lawn care and are penalized to wits end if something is not up to par or "park standards" with all this the least of their worries should be large pot holes at the end of their driveways that are poorly filled in if even at all. I was a guest at the park and noticed this issue. If your tenants arw penalized for their homes not being powerwashed and their blinds broken the park can ensure that their roads are paved and safe. Its the least you can do.

My Mom has gotten to old to be able to leave the tailor on her own with out help. Two months ago we got a note from her doctor stating that it has become unsafe for her to live here because if a fire should break out she would be unable to get out on her own. We have been waiting on them to release us from our lease as of today they still have no answer and they act like we can just move in a couple of days. The office staff are the most meanest people I have ever had the the dissatisfaction of working with. And the fix nothing we have reported that our dishwasher has never work since we moved in and nothing has been done to fix it. The office manager Kim is very unpleasant and has no business dealing with people she unkind and uncaring its all about how much they can rip you off for. If you want to be treating badly and like child then move in otherwise read the reviews and stay away. There a reason the have a 2.6 rating. They could careless about there renters is all about the people buying there junk. It is so sad that this place is ran this way because it could be a nice place but the office manger Kim could careless about her residents. Sad really really sad.Also if you behind on your rent they will post it on a board with your lot # at the entrance of the court for everyone to see.
