Fenton Ridge About

For many Missouri residents, finding an affordable and stable living environment is a significant consideration. Manufactured home communities, often referred to as mobile home parks, offer a unique housing solution that combines the benefits of homeownership with community living. Fenton Ridge, located in the charming city of Fenton, MO, is one such community that caters to individuals and families seeking this lifestyle. This article aims to provide a clear and factual overview of Fenton Ridge, drawing on publicly available information and real resident feedback, to help local Missourians understand what living here entails and whether it aligns with their housing preferences.

Choosing a place to live involves many factors, from location and accessibility to the services and overall feel of the community. Fenton Ridge, situated in a well-established area of Fenton, has a history and evolving character that current and prospective residents often consider. Understanding the realities of life in such a community is crucial for making an informed decision. This guide will explore the various facets of Fenton Ridge, from its geographical placement to its current state of affairs as described by residents, offering a transparent look into this mobile home park.

Location and Accessibility

Fenton Ridge is located at 719 Bombay Dr, Fenton, MO 63026, USA. This address places it in the city of Fenton, a vibrant suburb of St. Louis, situated in St. Louis County. Fenton is known for its convenient access to major highways, making it an attractive location for commuters and those who wish to easily navigate the greater St. Louis metropolitan area. The park's position within Fenton provides residents with a balance of suburban tranquility and urban accessibility.

For Missouri residents, this location offers significant advantages. Fenton is well-connected by major roadways such as Highway 141, Interstate 44, and Highway 30, facilitating travel to downtown St. Louis, surrounding communities, and popular attractions. This connectivity means that residents of Fenton Ridge can access employment centers, shopping districts, dining options, and recreational facilities with relative ease. The convenience of its location is a key factor for individuals and families considering manufactured home living in the St. Louis region, allowing them to enjoy the amenities of a larger city while residing in a dedicated community.

The specific address on Bombay Drive suggests a residential street within Fenton, indicating that the park is integrated into the local neighborhood fabric. This positioning allows for a degree of local community engagement while still being distinct as a mobile home park. Understanding the park's exact location helps prospective residents visualize their daily commute, access to services, and overall integration into the Fenton area.

Services Offered

As a mobile home park, Fenton Ridge primarily offers lot rentals for manufactured homes. This means residents own their homes but lease the land on which their home is situated. The services typically provided by mobile home park management revolve around maintaining the common areas and infrastructure of the community. Based on general practices in manufactured home communities and the provided resident feedback, the services at Fenton Ridge would likely include:

  • Lot Rentals: Providing designated plots of land for manufactured homes, with specific dimensions and utility connections.
  • Utility Hookups: Offering essential hookups for water, sewer, and electricity to each individual lot. Residents are generally responsible for their direct utility consumption bills.
  • Road Maintenance: Maintaining the internal roads within the park to ensure accessibility for residents and service vehicles.
  • Common Area Maintenance: This typically includes the upkeep of shared spaces. However, recent resident reviews indicate significant issues with this service, specifically concerning grass cutting on vacant lots and communal areas. Residents have reported neglected grounds with grass growing to over 3 feet tall, contradicting expected community standards and potentially leading to fines for residents if their own lots are not maintained.
  • On-site Management/Communication: A management presence for addressing resident concerns, collecting lot rent, and enforcing community rules. However, resident reviews suggest challenges in receiving timely responses or satisfactory resolutions from management regarding issues like property maintenance and community standards.
  • Rule Enforcement: Implementing and enforcing community rules and regulations, such as those related to yard maintenance, pet policies, and general conduct, which have been a point of contention based on resident feedback regarding the application of fines versus management's own upkeep.

It's important for prospective residents to understand that while these services are typically offered, the quality and consistency of their delivery, particularly related to common area maintenance, have been a significant concern raised by long-term residents in recent reviews.

Features and Highlights

Mobile home parks often highlight community features that enhance the living experience. While specific amenities for Fenton Ridge are not explicitly detailed in the provided information beyond basic park functions and resident concerns, we can infer some general characteristics and highlight specific points mentioned in the reviews:

  • Location in Fenton, MO: A significant feature is its placement within Fenton, offering residents access to the city's amenities, schools, shopping centers, and recreational facilities. This suburban setting provides a balance of convenience and a potentially quieter residential environment compared to denser urban areas.
  • Affordable Housing Option: Manufactured homes often represent a more affordable housing solution compared to traditional stick-built homes, making Fenton Ridge an option for those seeking cost-effective homeownership in the St. Louis metropolitan area.
  • Community Structure: As a mobile home park, Fenton Ridge inherently provides a structured community environment, where residents live in close proximity and share common areas. This can foster a sense of neighborhood, although recent reviews suggest challenges in maintaining positive community standards.
  • Evolution of Management and Standards: A key highlight (or point of concern, depending on perspective) from the reviews is the apparent change in management and the impact on community standards. One review specifically notes "you can see the improvements!" while another, more detailed, long-term review critically highlights a decline in maintenance, particularly regarding tall grass on vacant lots and a perceived increase in safety issues like theft. This indicates a dynamic environment where conditions may be in flux.
  • Individual Lot Space: Residents own their manufactured homes and typically have a small private yard space, offering more autonomy and outdoor living opportunities than apartment living.
  • Accessibility to Transportation: Its location within Fenton ensures easy access to major highways, which is a practical benefit for commuters and for accessing broader regional attractions and services.

Based on the reviews, while some observe improvements, long-term residents have highlighted significant issues with maintenance and a perceived decline in safety, indicating that while the park exists as a community, the resident experience can vary and is subject to ongoing management practices.

Promotions or Special Offers

Mobile home parks sometimes offer promotions to attract new residents, such as reduced lot rent for an initial period, incentives for home purchases through preferred dealers, or waived application fees. However, no specific promotions or special offers for Fenton Ridge are publicly available or mentioned in the provided customer reviews.

Given the nature of the provided feedback, which focuses more on resident concerns regarding maintenance and safety rather than promotional activities, it is unlikely that explicit, publicly advertised special offers are a primary feature of Fenton Ridge at this time. Potential residents should typically expect standard lot rental rates and any associated fees, which are subject to change based on market conditions and park management policies. It is always recommended to directly contact the park management for the most current information regarding lot rent, any available homes for sale within the park, and any potential incentives that might be offered.

Prospective residents should also be diligent in inquiring about all fees, including lot rent, utility charges, and any potential community association fees, to ensure a complete understanding of the financial commitment involved in living at Fenton Ridge.

Contact Information

For direct inquiries, detailed information about lot availability, current rental rates, or to address any specific questions about the community, prospective residents and interested parties can contact Fenton Ridge using the following details:

Address: 719 Bombay Dr, Fenton, MO 63026, USA

Phone: (636) 556-0360

Mobile Phone: +1 636-556-0360

It is highly advisable to contact the management directly via phone to discuss any concerns, schedule a visit, and receive the most up-to-date and accurate information regarding the park's policies, available lots, and community standards. This direct communication is especially important given the mixed nature of resident feedback, allowing individuals to form their own assessment based on current conditions and direct discussions with management.

Conclusion: Why this place is suitable for locals

For Missouri residents considering manufactured home living, Fenton Ridge offers a potentially affordable housing solution within the desirable suburban city of Fenton. Its location provides convenient access to the broad amenities and employment opportunities of the greater St. Louis area, including shopping, dining, and recreational facilities. For individuals and families seeking a community-oriented lifestyle that balances a quieter residential setting with urban accessibility, Fenton Ridge might align with their geographical and financial needs.

However, it is crucial for local Missourians to approach Fenton Ridge with a well-informed perspective. While manufactured home communities can offer significant benefits, recent resident reviews highlight considerable concerns regarding property maintenance, specifically neglected common areas with overgrown grass, and a perceived decline in community safety, including incidents of theft. These issues suggest that while the park provides a foundational housing option, the quality of its management and the overall resident experience can be inconsistent.

Therefore, Fenton Ridge could be suitable for locals who prioritize an affordable housing option in a convenient Fenton location, provided they are prepared to diligently assess the current conditions of the park during a visit. Prospective residents should engage directly with management to discuss and verify maintenance standards, safety protocols, and any ongoing improvements. By doing so, Missourians can make an informed decision about whether Fenton Ridge truly offers the desirable living environment they seek within our state.

Update to response: im sorry but the pictures show a different story. new picture's added 9-15-2022 of over 3ft tall grass on vacant lots. Last 5 pictures. Thought id update this again. Grass has been cut 1 time on all vacant lots in 2022. Update: been here 6 yrs and never had an item stolen, now all they people they letting in has started the same cycle of stealing. Weed eater stolen on may 30th, 2022. Right out of shed. Long term resident here since 2016. Had to change reviews a few times. This time is the worst. The lawn has not been touched all year., it's mid may. We've tried asking, no response. Along with their shady business practices posting pictures of not realistic homes or yards. They will not cut the grass. I literally had to cut a path so kids could walk to school bus stop.(pics) Be prepared for hell at this backwoods trailer park. It's only getting worse. The only good reviews are the people that do odd jobs for cash in trailer park, not real residents. The new company is NOT for the residents. Be prepared to cut the lots next to you or they will get 36"or taller. This is after they sent letters out stating "cut your yard and edge and trim l, or will be a $100 fine. Pics provided for 100% proof

I have lived in this neighborhood for 11 years and love it. The neighborhood is so much better under the new management! This place is family friendly. My neighbors have become my friends and we are all a very strong community with a manager that takes care of any issues we have very efficiently.

Shangri-la is going through some changes. I've been here almost 20 years and I really enjoy it. The rumors about it being a bad place are not true. Almost all of the "bad people are gone, there's new trailers in here and it's starting to come around. I am happy here and plan to stay as long as possible. I'll post pics soon as I get some.
