  • Lot Rentals for Owned Trailers: For residents who own their manufactured home (trailer), Carriage Way 1 provides the land lot. In this arrangement, the resident is responsible for all maintenance and repairs of their home, which is a standard practice in mobile home parks.
  • Rent-to-Own Program: A significant service highlighted is a "rent-to-own" option. This program allows residents to gradually gain ownership of a manufactured home provided by the park. A key benefit mentioned by a reviewer is that if you are in the rent-to-own program, the park management will undertake necessary repairs to the home. This can be a valuable service for those without immediate funds for large repairs or those new to homeownership.
  • Community Management and Oversight: The park has a management presence that oversees the community. A review indicates that the "manager stays on top of anyone getting out of hand," suggesting active enforcement of community rules to maintain order and a civil living environment.

  • Flexible Housing Options: A key highlight is the flexibility it offers through both direct lot rentals for owned trailers and a "rent-to-own" program for homes provided by the park. This caters to different financial situations and homeownership aspirations.
  • Maintenance Support for Rent-to-Own: For those participating in the rent-to-own program, the park's responsibility for repairs is a significant advantage. This can alleviate the financial burden and stress of unexpected maintenance issues, making homeownership more accessible.
  • Community Management for Order: The presence of a manager who "stays on top of anyone getting out of hand" suggests an effort by the park to maintain a peaceful and orderly living environment. This can be a valuable feature for residents who prioritize a quiet and well-regulated community.

Good place to live. If you own your trailer then you pay all expenses to fix anything broken, which is totally understandable. If you rent to own they will fix it. Good neighbors and manager stays on top of anyone getting out of hand.

Ownership keeps changing. They don't repair anything correctly. They are slumlords. I would not give them one star, but there's no option for 0.

Pipes freeze in the winter, electric goes out, wood floors rotten, and to top it off, you have to pay for all your own repairs. Ya STAY AWAY, unless you have deep pockets!!
