Cedarvale Mhc About

For Texans looking to find an affordable and established place to live, mobile home parks often present a viable option. Cedarvale MHC in Palestine, Texas, is one such community that has been a long-standing part of the local housing landscape. Located at 2131 W Point Tap Rd LOT 111, Palestine, TX 75803, USA, it aims to provide residents with a space for their mobile homes, contributing to the diverse housing solutions available in Anderson County. Understanding what a mobile home park offers, especially from the perspective of current and past residents, is crucial for anyone considering this lifestyle.

Mobile home communities like Cedarvale MHC typically offer lot rentals where residents can place their manufactured homes, providing a more permanent and often more affordable housing alternative than traditional stick-built homes. These communities can foster a sense of neighborhood, and their structure can appeal to individuals and families seeking a specific living arrangement. As with any community, the experience can vary, and it's always advisable to gather comprehensive information to make an informed decision that aligns with your personal needs and expectations for a home.

Cedarvale MHC is an older property, and like many established communities, it may present a mix of updated and older homes. This can contribute to a varied aesthetic throughout the park. The management, according to some perspectives, has plans for updating the property, which could indicate a forward-looking approach to maintaining and improving the community over time. For those considering a mobile home park, factors such as community atmosphere, management responsiveness, and property maintenance are often key considerations.

Location and Accessibility

Cedarvale MHC is situated at 2131 W Point Tap Rd LOT 111, Palestine, TX 75803, USA. This location places it within the larger Palestine area, offering residents access to the town's amenities while providing a residential setting for their homes. Palestine, a city with historical significance and a growing local economy, serves as a hub for Anderson County and the surrounding East Texas region.

The park's address on West Point Tap Road suggests a location that might be more suburban or semi-rural, typical for many mobile home communities. This allows for a degree of quietude often sought by residents, while still being connected to the city's infrastructure. For residents, this means relatively easy access to shopping centers, healthcare facilities, schools, and local employment opportunities in Palestine.

Navigating to and from Cedarvale MHC is generally straightforward, as it's located near key local roads. This accessibility is important for daily commutes, school runs, and leisure activities. While specific public transportation options directly serving the park are not detailed, the general accessibility by personal vehicle is a common expectation for mobile home park residents in Texas. The proximity to Palestine ensures that residents can participate in community life and access necessary services without extensive travel.

  • Utility Connections: Like most mobile home parks, Cedarvale MHC provides the necessary utility connections, including water and potentially sewer and electricity hookups, for residents' homes. It is important to clarify with management what utilities are included in the lot rent and which are the resident's responsibility. Records from the Public Utility Commission of Texas indicate that Cedarvale Meadows MHP (likely the same entity) uses a submeter system for water, meaning residents are billed for their individual usage.
  • Property Management: The park has a management team responsible for overseeing the community's operations. Communication with management regarding maintenance, community rules, and other resident concerns is part of the services provided.
  • Pet-Friendly Environment: According to some feedback, the community is "animal friendly," suggesting that residents may be permitted to have pets, which is a significant factor for many potential renters.

  • Potential for Property Updates: Management reportedly has plans for updating the property, suggesting a commitment to improving the overall quality and appearance of the park in the future. This can be a positive sign for prospective residents looking for a community that evolves and improves over time.

Specific promotions or special offers for Cedarvale MHC are not detailed in the provided information. Mobile home parks typically operate on a direct rental model for lots, with pricing that can vary based on lot size, location within the park, and lease terms (e.g., month-to-month versus a longer-term lease). Conclusion: Why this place is suitable for locals

For Texans exploring mobile home living in the Palestine area, Cedarvale MHC presents a notable option, particularly for those who prioritize established communities and a certain level of affordability. While individual experiences can vary, understanding the general suitability of such a place for locals involves weighing its practical aspects against community dynamics.

One key aspect that makes Cedarvale MHC potentially suitable for some locals is its role in providing accessible housing. Mobile homes often represent a more budget-friendly entry point into homeownership or long-term rental, a crucial factor in today's housing market. For Texans seeking to establish a home in Palestine without the significant upfront costs of traditional housing, renting a lot in a mobile home park can be a viable path.

As an older property, Cedarvale MHC has had time to mature and establish itself within the Palestine community. This can mean a more stable environment for residents compared to newer, developing areas. The mention of management's plans for updating the property suggests a forward-thinking approach to maintaining and improving the community, which could translate into enhanced living conditions over time. This continuous improvement mindset is a positive sign for those looking for a long-term residence.

Furthermore, the identified presence of a diverse resident population, including individuals with disabilities and elderly persons, highlights a community that may offer a supportive and understanding environment for these specific demographics. For locals in these groups, finding a community that caters to their needs and fosters a sense of belonging can be incredibly beneficial. The "animal-friendly" aspect is also a significant draw for many Texans who consider their pets to be part of the family, providing a welcoming space for companion animals.

While the overall condition and management responsiveness are areas where experiences differ, as seen in mixed reviews, potential residents are encouraged to conduct their own due diligence. This includes visiting the property, speaking with current residents if possible, and directly engaging with the management team to clarify expectations regarding property maintenance, rules, and services. In Texas, tenants in manufactured home communities have specific rights under the Texas Manufactured Home Tenancies Act, which covers aspects like written leases, notice periods, and maintenance responsibilities for common areas and utilities. Being informed about these rights can empower prospective residents to ensure a fair and stable living situation.

In essence, Cedarvale MHC offers a foundational opportunity for mobile home living in Palestine, suitable for Texans seeking an established community that values affordability and has a stated interest in future improvements. It represents a practical housing solution within a known local context, where personal visits and direct communication are key to ensuring it aligns with individual housing preferences and needs.

if I could give 0 stars I would, DO NOT!! rent from here. You will be scammed and left homeless. horrible landlord, if you are African American I advise you to find another place to rent she is extremely racist and doesn’t care to hide it she is very proud to bully others because of their race. very rude and stuck up for no reason, you can be as sweet and candy to her & she is still a very rude person, it’s as if she’s miserable with her life and her husband is creepy always watching the young girls around the trailer park. Potholes everywhere, if you have a nice car wouldn’t come here or you’ll need a new one. The kids here are about ages 6+, out of control, unattended, in the streets throwing things and tearing peoples property up. No parents to ever be found watching their children the homes are not all chalked up as it seems they’re ran down a/c is always out and you can never get ahold of the landlord for it to be fixed. She invades your privacy and property. They will come in your home while you’re gone and take things they don’t care that it’s against the law. Don’t be fooled by the “good comments” I was also fooled I seen some bad but also the good and chose to stick with the good worst mistake of my life. She has taken all of my babies belongings. she’s a very evil hearted person, I would choose wisely before making a big mistake with choosing this place ! There are way better places than this one here.

I personally think the manager has a good plan for updating property. The problem is that it is an older property so they're is residents that may not be updating. Also at present they don't accept housing. Not sure why as it is helpful to you and for the property. I hope that it is something that will change. It's definitely animal friendly? Lots of animals. The people met have been nice. Be smart and check public records or consult a Realtor for assistance when looking for the place you plan to come home to for rest and peace. I also didn't notice many children. Most are people with disability or Elderly. The people we should be all trying to help. Take care.

Been staying here almost a year. Been promising for months to fix ac never has. Are lease is up in a month. Been using windows units the whole time. And had to use are own. Because the ones they provide didn’t do hardly anything. Pot hole bad. She tried to patch it but it didn’t stay fixed for long. Also the kids here are bad. I had dogs in a outside gate they hit the gate with baseball bats. They also break into people places as well. So be on the lookout here. I would stay far away.
