Central Leisure Lake Mobile Home & RV Park in Auburndale presents itself as one of these options, catering to both mobile home residents and RV enthusiasts looking for a long-term or seasonal stay.
The concept of mobile home and RV parks has evolved significantly over the years. What was once seen as temporary lodging has transformed into established communities, often providing a range of amenities and fostering a sense of belonging among residents. These parks can be particularly attractive for those seeking a more budget-friendly alternative to traditional housing, while still enjoying access to Florida's vibrant outdoor life and major attractions. Central Leisure Lake aims to offer this balance, providing a residential option that leverages its lakeside setting and location.
Auburndale, a charming city in Polk County, is nestled amidst the famed Chain of Lakes, offering abundant opportunities for fishing, boating, and enjoying Florida's unique aquatic environment. Its strategic position provides easy access to both the Gulf and Atlantic coasts, as well as the major metropolitan hubs of Tampa and Orlando. This article will delve into the specifics of Central Leisure Lake Mobile Home & RV Park, detailing its location, the services and features it offers, and a balanced perspective drawn from diverse resident experiences. Our goal is to provide comprehensive and factual information to help prospective residents in Florida determine if this park aligns with their expectations and lifestyle needs.
Central Leisure Lake Mobile Home & RV Park is conveniently located at 1095 US-92, Auburndale, FL 33823, USA. This prime address places it directly on US-92, a major arterial road in Central Florida, ensuring excellent accessibility for both mobile home residents and RVers. Auburndale is a city within Polk County, a region known for its numerous lakes and position at the heart of the state.
The park's location offers a good balance of easy access to urban conveniences and the natural beauty of Florida's lake country. Residents of Central Leisure Lake will find themselves within a reasonable driving distance of:
- Auburndale City Center: The park is close to Auburndale's local shops, restaurants, and essential services, ensuring daily needs are met without extensive travel.
- Major Highways: Being directly on US-92 provides immediate connectivity, and proximity to I-4, a major interstate, allows for straightforward travel to Florida's larger cities.
- Lakeland: The larger city of Lakeland, with its more extensive shopping, dining, medical facilities, and cultural attractions, is typically a short drive west.
- Winter Haven: To the east, Winter Haven offers additional amenities and attractions, including LEGOLAND Florida Resort.
- Orlando: Approximately an hour's drive east, home to world-renowned theme parks like Walt Disney World, Universal Studios, and SeaWorld, as well as extensive entertainment options and Orlando International Airport (MCO).
- Tampa: Roughly an hour's drive west, offering professional sports, cultural institutions, and Tampa International Airport (TPA).
- Chain of Lakes: Auburndale is part of Polk County's extensive Chain of Lakes, providing abundant opportunities for boating, fishing, and various water sports. The park's name suggests it benefits from proximity to or even direct access to a lake.
This strategic location on a major road, coupled with its access to the Central Florida region, makes Central Leisure Lake a practical choice for those seeking connectivity while residing in a more relaxed environment.
Central Leisure Lake Mobile Home & RV Park aims to provide a range of services essential for both mobile home residents and RV guests. However, recent reviews indicate a disparity in the perceived quality and functionality of some services.
- Mobile Home & RV Sites: The park offers designated lots for both permanent mobile homes and temporary/long-term RV stays, providing diverse housing options.
- Lot Rent: Residents pay a monthly or yearly lot rent, which includes access to common areas and services. However, one recent review states that "Things have gotten more expensive for no good reason" and attributes this to management "using it as an excuse to up our rent."
- On-Site Maintenance: One positive review highlights that "the on site maintenance keeps the lots up for you," suggesting a service aimed at maintaining individual lot appearance.
- Laundry Rooms: The park provides on-site laundry facilities. However, a 2025 review states they are the "absolute WORST laundry rooms, ran by an app and wifi, and youre lucky if youre even able to use them." This review also mentions issues with machine connectivity, leading to clothes not being able to be dried for "over an hour!"
- Bathrooms/Restrooms: Public restroom facilities are available. The 2025 review describes them as "despicable, mold everywhere, broken pieces in stalls, bathroom stalls with no locks, handicap stalls with broken handicap chairs," indicating severe maintenance issues.
- Management Team: The park has a management team. One review from 2025 states that the "management team that cares about absolutely nothing but rent," contrasting with an earlier positive review that called "Barb, the manager, is great too!" This suggests a potential change in management or a significant decline in perceived responsiveness.
Prospective residents are strongly advised to personally inspect all facilities and clarify included services and current pricing with management, given the significant discrepancies in resident feedback.
Central Leisure Lake Mobile Home & RV Park offers certain features and highlights that are either inherent to its design or have been appreciated by some residents, though recent feedback raises concerns about their current state.
- Lakefront/Lake Access: The name "Leisure Lake" suggests the park is located on or near a lake, providing opportunities for lakeside activities like "Nice picnics on the lake." This is a significant draw for those who enjoy water views and recreation.
- Swimming Pool: One positive review specifically mentions, "I love the pool," indicating an on-site amenity for recreation and relaxation.
- Perimeter Trees for Hurricane Protection: A notable and valuable feature in Florida, one resident highlighted that "after the last hurricane, there was almost no damage because the park perimeter is surrounded by trees," suggesting a degree of natural protection.
- Cleanliness & Well-Kept (Contested): An earlier review praised it as "one of the cleanest, well kept parks around." However, a more recent 2025 update starkly contradicts this, describing amenities as "despicable, mold everywhere." This indicates a critical shift in maintenance standards.
- Community Feel (Contested): One resident mentioned "Very nice people," suggesting a friendly community. However, the 2025 review implies a contentious relationship with management, which can impact overall community morale.
- Lower Lot Rent (Contested): An earlier review stated "Lot rent is lower than many parks," suggesting historical affordability. The 2025 update directly contradicts this, stating "Things have gotten more expensive for no good reason" and linking this to "useless rocks everywhere and using it as an excuse to up our rent."
- Year-to-Year Residents: The presence of "paying, year-to-year residents" indicates that many individuals choose to reside here for extended periods, suggesting the park caters to long-term stays.
The most recent review provides a starkly different picture from an older, more positive one. This suggests potential changes in management or significant decline in park standards. Prospective residents must weigh these contrasting points carefully.
Based on the provided and notably contrasting customer reviews, Central Leisure Lake Mobile Home & RV Park does not explicitly advertise "promotions" or "special offers" in the traditional sense. In fact, recent feedback indicates that residents are experiencing the opposite, with concerns about unannounced cost increases rather than incentives.
The current resident sentiment points to:
- Increased Costs: The 2025 update explicitly states, "Things have gotten more expensive for no good reason" and mentions management using "useless rocks everywhere and using it as an excuse to up our rent." This suggests an upward trend in expenses for residents.
- Disputed Lot Rent Value: While an older review noted "Lot rent is lower than many parks," the more recent feedback directly challenges this value, especially when coupled with concerns about deteriorating amenities.
- Focus on Rent Collection: The management team is accused of caring "about absolutely nothing but rent," implying a lack of focus on resident satisfaction through value-added offers or promotions.
Given this conflicting information, it is highly unlikely that the park is currently offering any beneficial promotions. Prospective residents should approach with caution and meticulously inquire about all fees, current and potential future rent increases, and the actual condition of all amenities before making any commitments. The primary "offer" currently perceived by some residents appears to be simply the provision of a lot, with growing concerns about the value for money.

Given the significant and conflicting feedback from past and recent residents, it is absolutely critical to contact the park directly. Prospective residents should not only inquire about all stated features and services but also attempt to visit the park in person to assess the current condition of the facilities (especially bathrooms and laundry rooms) and, if possible, speak with current residents to gather a more immediate perspective on the living experience and management responsiveness.
For Floridians considering a mobile home or RV park in the Auburndale area, Central Leisure Lake presents a complex picture. Historically, some residents have appreciated its "cleanest, well kept parks around," "lower" lot rent, and even its "great" manager, Barb, along with natural hurricane protection. However, a very recent 2025 update paints a starkly different and concerning image, making its current suitability for locals highly questionable.
The critical concerns raised in the most recent review directly impact the quality of life and financial stability for residents. Allegations of increasing costs "for no good reason," combined with "despicable, mold everywhere" amenities, "broken pieces in stalls," and dysfunctional "laundry rooms, ran by an app and wifi" that are often unusable, indicate a significant decline in value for money. For "paying, year-to-year residents," this represents a substantial and ongoing frustration. A management team reportedly caring "about absolutely nothing but rent" and making superficial changes like "useless rocks everywhere" to justify rent hikes further erodes trust and satisfaction.
While the park's location on US-92 in Auburndale offers accessibility to local amenities and major Central Florida attractions, and the perimeter trees might still offer some hurricane protection, these benefits are overshadowed by the reported issues with essential services and management. A fundamental expectation for any local resident, whether in a mobile home or RV, is a fair and transparent living arrangement with functional amenities and responsive management. The most recent feedback suggests these fundamental expectations are not being met.
Therefore, based on the most current public reviews, Central Leisure Lake Mobile Home & RV Park, despite its potential historical advantages and strategic location, appears to be currently unsuitable for locals seeking a comfortable, well-managed, and value-for-money mobile home or RV park experience. Prospective Floridian residents are strongly urged to heed the advice from current residents: "Turn around if you're coming here. It's not worth the stay." A thorough personal inspection and direct, cautious engagement with park management are absolutely imperative before considering this location.
Customer Reviews
2025 Update: Nothing has changed. Things have gotten more expensive for no good reason. Amenities that paying, year-to-year residents of this park are paying for are despicable, mold everywhere, broken pieces in stalls, bathroom stalls with no locks, handicap stalls with broken handicap chairs. A management team that cares about absolutely nothing but rent, and putting useless rocks everywhere and using it as an excuse to up our rent, they have the absolute WORST laundry rooms, ran by an app and wifi, and youre lucky if youre even able to use them. 9/10 times, you'll wash your clothes, and then come back to dry them. And the room connection will be off, and youre not able to dry your clothes for sometimes over an hour! Turn around if you're coming here. It's not worth the stay.
I have a home in this park, and really like it. One of the cleanest, well kept parks around. Very nice people. After the last hurricane, there was almost no damage because the park perimeter is surrounded by trees. Nice picnics on the lake, and I love the pool. Lot rent is lower than many parks, and the on site maintenance keeps the lots up for you. Barb, the manager, is great too!
It's a quiet little retirement park that has a swimming pool and a shuffleboard area with a lot of of well maintained yards and I can't say that I have met one hateful person there everyone smiles and says hello
Keep raising lot payment & do absolutely nothing to the park. Constantly stinky well water, you cannot drink from the tap. Always a you know what smell from the septic tank. Horrible drainage after a big rain, some driveways are swimming pools for days after a lot of rain. Property manager keeps the corporate office information under lock & key. You will never be told who owns the park, because they could care less about their residents, and corporate does not want to hear from the residents. They false advertise. Lot rent includes... trash (it's a dumpster, you take your trash to the dumpster) includes water ( Non drinkable water) lawn care, ( not!! You have to beg to have your grass cut, therefore, plan on cutting it yourself). Park is quiet, tons of gossip from people that have nothing better to do with their boring lives. If you want to cut your own grass, buy your own drinking water & take your trash to the dumpster this is the place for you. Stinky water & the wonderful smell of poop through the air. Corporate refuses to fix either issue because it cost LOTS of $$$$.
I came in to see, and NOW we are The New Couple on The Central Leisure Lake. People are very nice, management are great. And IT is BEAUTIFUL.
