- Lot Rent: Residents pay a monthly lot rent, which covers the use of the space and typically contributes to the maintenance of common areas. As of early 2022, a resident noted lot rent was "going up to 400.00 in March," indicating its affordability compared to many other housing options.
- On-site Laundry: The park offers "Laundry onsite," a crucial amenity for residents, providing convenient access to washing and drying facilities without needing to leave the community.
- Bathhouse: Coupled with the laundry facilities, a "bathhouse" provides communal restroom and showering facilities, useful for RVers or residents whose units may not have full amenities.
- Clothesline Access: A unique and practical offering, residents have access to a "clothes line," which can be a cost-effective and environmentally friendly way to dry laundry, especially in Florida's sunny climate.
- Management Presence: The review highlights the owner, "Mrs. Sally," as "a good woman" who is "understanding very nice lady," suggesting an accessible and empathetic management approach. This personal touch can significantly impact resident satisfaction.
While the provided information does not detail utilities like water, sewer, and electricity, these are standard expectations for RV and mobile home parks, and it's highly probable they are available at each site, either included in the lot rent or paid separately by the resident.
J&J's Park offers several features and highlights that define its character and appeal, particularly for those seeking an affordable and straightforward living environment in Lakeland.
- Affordable Living: One of the most significant highlights is the relatively low "lot rent going up to 400.00 in March" (as of a 2022 review), making it a highly accessible and budget-friendly option for long-term RVers and mobile home residents in Central Florida.
- Established Community: A resident mentioning being there "a year and 7 months in February" suggests a stable community with long-term residents, fostering a sense of neighborhood rather than just a transient stop.
- Supportive Management: The owner, "Mrs. Sally, is a good woman. You pay your bills you have no issues. She understanding very nice lady." This indicates a fair and personable management style that prioritizes resident well-being when rules are followed.
- Essential On-Site Amenities: The presence of "Laundry onsite, clothes line with bathhouse" provides convenient and necessary facilities directly within the park, reducing the need for residents to travel for basic services.
- Compact and Manageable Layout: Described as a "small neighborhood consist of two streets that loop around one entrence also exit," the park likely offers a quiet, easy-to-navigate environment, contributing to a sense of security and intimacy.
- Mixed Community: While some residents mentioned "not too kid friendly (my experience) with other residents" and "crabby neighbor who hates your kid," other feedback indicates there are "nice people in the park friendly ect." This suggests a diverse community where individuals can find their niche, with the option to "stay to myself mostly" if preferred.
It's important to note the mention of concerning allegations in one review regarding pet euthanasia and car towing without notice. While these are serious claims, they are isolated to one review and directly contradict the positive portrayal of the owner. Prospective residents should always verify all park rules and policies directly with management and review their contracts thoroughly before committing.
As a residential RV and mobile home park focused on long-term stays and affordability, J&J's Park does not typically advertise traditional "promotions" or "special offers" in the way a retail business might. Instead, its primary "offer" is its consistent value and the overall structure of its pricing. However, prospective residents might inquire about the following common practices found in similar parks:
- Competitive Lot Rent: The monthly lot rent, noted as increasing to $400.00 (as of March, from a 2022 review), is itself a major drawing point. This consistent affordability, especially for long-term stays in the Lakeland area, serves as a continuous "special offer" compared to higher-priced alternatives.
- Long-Term Stay Stability: For those looking to set up a more permanent or extended residence for their RV or mobile home, the park's focus on long-term residents provides stability and predictability in terms of rates and community atmosphere.
- Included Amenities: While not a discount, the inclusion of on-site laundry and a bathhouse within the overall cost (or as available amenities) adds value and convenience, effectively reducing outside expenses for residents.
- Potential for Owner Flexibility: Given the review describing Mrs. Sally as "understanding" and "very nice," there might be a degree of flexibility or personalized consideration for residents, though this would be at the owner's discretion and not a formal "promotion."
The most reliable way to understand the full cost structure, any potential variations based on length of stay, or specific site features is to directly contact J&J's Park. They can provide the most current and accurate information regarding their rates and what is included in the monthly lot rent.

Its primary appeal lies in its commitment to providing budget-friendly long-term living, a crucial factor for many residents in today's economic climate. While one review did raise serious concerns about pet and vehicle policies, it's essential for prospective residents to exercise due diligence by directly verifying all rules and reviewing any contracts to ensure full clarity. However, the overall tone from a long-term resident highlights that if bills are paid, the living experience is generally positive.
Its Lakeland location further enhances its suitability for locals.
