Sunshine Village About
For Floridians exploring mobile home living as an affordable and community-oriented housing option, understanding the nuances of individual parks is crucial. Sunshine Village Mobile Home Park in Lakeland, Florida, presents itself as an established manufactured home community. Located in the heart of Central Florida, it aims to provide residents with a convenient base for exploring all that the region has to offer. This overview will delve into the community's characteristics, drawing from publicly available information and resident feedback to provide a factual perspective for local users.
Sunshine Village Mobile Home Park is a long-standing community, originally built in 1974 and renovated in 2004, comprising 303 units. While some external sources might indicate it as a 55+ or senior community, the majority of current information and recent reviews explicitly describe Sunshine Village as an "all-age family community." This distinction is important for prospective residents, as it means the park welcomes individuals and families of all ages, creating a diverse demographic.
The park generally promotes itself as a place offering "excellent amenities, affordable homes for sale, fabulous lot choices, and a friendly on-site staff." It emphasizes "low monthly payments, flexible finance options and the ability to improve on your own investment," suggesting opportunities for homeownership. However, it is essential to consider this alongside direct resident experiences, which sometimes paint a different picture, as will be discussed in later sections. The goal of Sunshine Village, as with many mobile home communities, is to provide a structured living environment with individual manufactured homes on leased land, aiming to combine a sense of private space with communal facilities.
Sunshine Village Mobile Home Park is conveniently located at 1234 Reynolds Rd, Lakeland, FL 33801, USA. This address places it within the City of Lakeland neighborhood, a well-known and growing city in Polk County, Central Florida. Lakeland is recognized for its unique blend of urban amenities, beautiful lakes, and a more relaxed pace of life compared to larger metropolitan areas, yet still offering excellent regional connectivity.
The park's location offers notable accessibility for Floridians. It is situated off Reynolds Road, providing relatively easy access to major transportation routes. Essential daily conveniences are within a reasonable driving distance: shopping centers like Eastside Village (0.5 miles) and Saddle Creek Center (1.2 miles) are minutes away, offering groceries, retail, and various services. Healthcare facilities, including Lakeland Regional Medical Center (3.9 miles), are also conveniently close, ensuring access to medical care when needed.
Furthermore, Sunshine Village benefits significantly from Lakeland's central position within Florida. Residents have convenient access to major colleges and universities such as Southeastern University (2.9 miles), Florida Southern College (4.1 miles), and Polk State College (5.3 miles). The proximity to Interstate 4 (I-4) means that world-renowned attractions like Walt Disney World and Universal Studios in Orlando (approximately an hour's drive east) and Busch Gardens in Tampa (approximately an hour's drive west) are readily accessible for family outings and entertainment. Both the Gulf Coast and Atlantic Coast beaches are also within a comfortable driving distance for day trips, offering diverse recreational opportunities. For locals, this blend of immediate urban convenience and broader regional access makes Sunshine Village a potentially well-connected place to reside.
Sunshine Village Mobile Home Park, like many manufactured home communities, offers a range of services designed to support daily living for its residents. Based on official website information and details from various property listings, the park provides the following:
- Individual Lot Leases: Residents typically lease individual plots of land where their manufactured homes are situated.
- Utility Hookups: Essential utility connections for water, sewer, and electricity are provided to each lot. Importantly, several sources indicate that water, sewer, and trash removal are often included in the monthly lot rent, simplifying billing for residents.
- On-Site Laundry Facilities: The park features convenient on-site laundry facilities for residents' use.
- RV Storage: Secure RV storage is available for residents who own recreational vehicles.
- Free Boat Storage: A notable service, the park offers free boat storage for residents, a significant benefit for boat owners.
- Friendly On-Site Management: The community promotes having friendly on-site management and staff available for resident assistance and inquiries.
- On-Site Maintenance: Maintenance services are available for the community's common areas and infrastructure.
- Pet-Friendly Policy: Sunshine Village is a pet-friendly community, although specific details on size/number limits should be confirmed directly.
Sunshine Village Mobile Home Park offers a variety of features and highlights designed to enhance the living experience for its residents. While some amenities are consistently available and promoted, it's worth noting that resident reviews also shed light on the operational status of certain facilities, which prospective residents should investigate further.
- Clubhouse: The park features a clubhouse, intended as a central gathering place for residents. Official information suggests it can be used for events.
- Swimming Pool: A community pool is listed as an amenity, providing a place for relaxation and recreation, especially in Florida's climate.
- Basketball Court: The park includes a basketball court for active residents, noted in reviews as being in good condition at times.
- Fishing Dock/Lake Access: There is a lake behind the pool area, with a fishing dock, providing opportunities for fishing.
- Playground: For families, a playground is available, catering to younger residents.
- Gated Community: Some listings indicate Sunshine Village as a gated community, which can provide an added sense of security for residents.
- Well-Maintained Grounds (Promoted): The park promotes "beautiful tree lined streets, well-groomed community grounds," aiming for an aesthetically pleasing environment.
- Affordable Manufactured Homes: The community offers "affordable manufactured homes" with "low monthly payments" and flexible financing options, promoting homeownership.
It's important to cross-reference these features with recent operational status. Some resident reviews mention issues with the pool often being closed and the clubhouse not always being available for use, despite its potential. Prospective residents should verify the current status and accessibility of all desired amenities.
When discussing "Promotions or Special Offers" for Sunshine Village Mobile Home Park, it's essential to present information factually, acknowledging both the park's promotional claims and insights from resident experiences regarding affordability. Mobile home parks, as long-term residential communities, typically frame their "offers" around competitive lot rent and opportunities for homeownership.
Sunshine Village promotes "Low Monthly Payments" and "Flexible Financing Options" as key benefits, inviting prospective residents to "Bring Your Home" with "incentives" for moving a home to their community. They also advertise "Resident Referral" programs, thanking valued residents for bringing in new ones, which can sometimes come with a benefit for the referrer.
However, recent resident reviews provide a contrasting perspective on the "affordability" aspect. One long-term resident noted, "Lot rent has increased drastically three times since I moved here! Leaving it a very unaffordable place! My advice to you is do not buy property here because not only will you have a mortgage, You will have the expensive lot rent. Their lot rent is astronomical!" Another review mentioned high late fees of "$50 a week until you pay it." While some listings suggest lot rents in the range of $476-$625 which includes water/sewer/trash, these resident experiences suggest that increases can lead to significant changes in affordability over time.
Therefore, while Sunshine Village promotes low monthly payments, prospective Florida residents are strongly advised to:
- Confirm Current Lot Rent: Obtain the precise, up-to-date monthly lot rent directly from park management.
- Inquire About Rent Increase History: Ask about the frequency and typical percentage of past lot rent increases.
- Understand Lease Terms: Clarify the terms of the lot lease agreement, including any clauses regarding rent adjustments.
- Get All Inclusions in Writing: Ensure all included utilities (water, sewer, trash) and amenity access are clearly stated in any agreement.
- Budget for Potential Increases: Account for the possibility of future lot rent increases when planning your long-term budget.
The "promotion" here is the opportunity for homeownership with initial potentially lower payments, but the real offer must be evaluated against long-term costs and resident feedback.

Sunshine Village Mobile Home Park offers a blend of features that may appeal to certain Florida locals, particularly those seeking manufactured home living in a family-oriented community. Its designation as an "all-age family community" differentiates it from 55+ parks, potentially making it suitable for younger families or individuals seeking a more diverse residential environment. The central Lakeland location provides convenient access to essential services, shopping, and major roadways, which is a significant advantage for daily errands and regional travel within Florida.
The presence of amenities like a basketball court, playground, and lake access with fishing opportunities caters to an active lifestyle, especially for families. The inclusion of water, sewer, and trash in some lot rental agreements can simplify monthly budgeting. However, prospective residents, particularly locals, should conduct thorough due diligence. While promoted as affordable, recent resident experiences regarding drastic and frequent lot rent increases highlight the importance of understanding the long-term financial commitment. Issues raised about amenity availability (like the pool or clubhouse) and security concerns (package theft, unkept property) also warrant direct inquiry and verification.
For Floridians, Sunshine Village could be a consideration if the current lot rent and its future potential for increase align with their budget, and if they prioritize an all-age community with basic recreational facilities and a convenient Lakeland address. It is crucial for locals to visit, speak directly with management, and ideally, interact with current residents to gain a comprehensive and realistic understanding of daily life and long-term costs within this community, ensuring it truly meets their needs for a stable and comfortable home in Florida.
Customer Reviews
The basketball court was very good but I can see that they used to have a tennis area as well but it broke; also, some kids here are really bad and will try to steal and hurt you. The park is okay it’s just kind of dirty with animal doodoo and the pool is never really open because some people can’t respect it! Behind the pool has a lake and you can catch fish in there but I wouldn’t eat it if I were you!!!
It’s gotten to be an expensive place to live!Lot rent has increased drastically three times since I moved here! Leaving it a very unaffordable place! My advice to you is do not buy property here because not only will you have a mortgage, You will have the expensive lot rent. The property is always unkept- the pool, and laundry room always locked. They have a clubhouse that could really benefit the residents for events such as birthday parties but it has never been available in the almost 4 years I’ve been here. I don’t really have any complaints about the other Tenants here. It’s pretty much a family community and everybody Is pretty quiet. Although, I have had attempts to steal packages stolen from my porch. My package was Delivered to the wrong residence And kept twice!!!! my kids Christmas presents!!!! Not a good experience. Their lot rent is astronomical! If you are late on rent, they charge you $50 a week until you pay it in late fees. It’s all on you if a tree falls… Buyer beware! Don’t say I didn’t warn you….
I moved here less than 2 months ago. My experience has been great. The property is well managed and maintained. The pool is well maintained and the playground is perfect for my son. The office has always been great, starting with my initial visit. This is my first experience in a manufactured home community. Amber has been incredibly helpful with all of my questions and assisted me any time I've needed help. She made the process very simple and pain free. Anyone looking to live in the area, should be sure to come check this community out. The review from someone a month prior to mine seems to be from someone with a personal issue with the office. I have a 6 year old son. He rides his bike in the parking lot almost daily under my supervision, uses the playground daily and loves going to the pool. We have never encountered issues such as broken bottles, used condoms, mean dogs or nails in the streets or overflow parking area. The teens can get loud at the pool and use profanity, but my experience has been to speak to them and remind them of the rules that they've been respectful and complied whenever I've spoken with them.
It is quiet to live here, in some houses it is not the same, but if you are going to buy a house it is not a good idea. They cut off the water more times than you imagine and the truth is that it is annoying, the administration says it is for maintenance but the water still smells horrible, cats are another thing if you don't like animals, you have to tolerate them no matter what because they get into your cars 😓 and scratch the paint, and the playground, although they have already changed them and are new, the cats continue to urinate there and it is not good for the children
We moved there about 3 years ago we just moved out first we was told if you live there we can’t work as Maintance now they have new guy working there that lives there. If they don’t like you you’ll have a hard time there even Maintenance antagonizes children if kids play loud music he hand them violation and laughs at them afterwards. And then plays loud music in his truck revs the engine to make his exhaust loud nice role model childish if you ask me. They have water turn off almost twice a month due to main water break property management never responds to emails and text. When you have issues and need to call after hours don’t expect a call from them or anyone to help you you’re pretty much on your own. Kids in there are rude and very disrespectful they start problems with your kids or you even assaults like to get involved and make things worse wrong place to go to DO NOT LIVE THERE they break things at pool/ clubhouse and raise your rent even if you had nothing to do with it. I rather live in my car in peace than live there again. Discrimination they nitpick whatever you do that’s a problem it ain’t a problem for others to do. Try to make new rules when they can’t control the older rules good luck if you dare to move there
