Citrus Woods Property Owners About

A Warm Welcome to Citrus Woods Property Owners in Lakeland, Florida

Florida's appeal for those seeking a vibrant and active retirement or an enjoyable 55+ lifestyle is undeniable. The Sunshine State offers warm weather, abundant recreational opportunities, and a diverse range of communities catering to various preferences. Among the many excellent options, Citrus Woods Property Owners in Lakeland stands out as a unique and highly regarded mobile home community. What sets Citrus Woods apart is a distinctive model where residents aren't just renting a lot; they own the land their manufactured home sits on, fostering a truly invested and stable community environment.

Unlike traditional mobile home parks where residents pay lot rent to a park owner, Citrus Woods operates as a property owners' association. This means that each resident owns their individual lot and pays their own property taxes, providing a greater sense of ownership and control over their living situation. This structure empowers residents, as they collectively elect a Board of Directors to govern the community. This resident-driven approach ensures that decisions made about the community's upkeep, amenities, and activities truly reflect the desires and needs of those who live there.

For Floridians, especially those looking for an active adult community where they can feel truly rooted, Citrus Woods Property Owners offers a compelling alternative. The focus on resident ownership and self-governance creates a strong, supportive, and engaged community where neighbors look out for one another and actively participate in shaping their shared living experience. This introduction provides a factual overview, setting the stage for a deeper dive into what makes Citrus Woods Property Owners such a special place to call home in Central Florida.

Location and Accessibility in the Heart of Florida

Citrus Woods Property Owners is ideally located at 1610 Reynolds Rd #391, Lakeland, FL 33801, USA. Lakeland itself is a jewel in the heart of Florida, offering a blend of natural beauty, cultural attractions, and convenient access to major metropolitan areas. This central location makes Citrus Woods highly accessible for Florida residents, whether they are relocating from another part of the state or simply seeking a change of pace within the region.

Lakeland boasts a charming downtown area, numerous pristine lakes that are perfect for fishing, boating, or simply enjoying scenic walks, and a growing arts and culture scene. For daily conveniences, residents will find an abundance of grocery stores, pharmacies, banking services, and a variety of dining options just a short drive away. Healthcare facilities and medical offices are also readily available, providing peace of mind for residents.

Furthermore, Lakeland’s strategic position along the I-4 corridor provides unparalleled accessibility to Florida's major attractions. Orlando, with its world-famous theme parks like Walt Disney World and Universal Studios, is an easy drive to the east. To the west, the vibrant city of Tampa offers beautiful Gulf Coast beaches, professional sports, and a bustling cultural scene. For those who enjoy shorter day trips, the charming communities of Winter Haven, home to LEGOLAND® Florida Resort, and Bartow are also nearby. Services Offered

Citrus Woods Property Owners, operating as a self-governed community where residents own their lots, provides a distinct set of services designed to support a comfortable and engaging lifestyle. Unlike rental-based mobile home parks, many services typically associated with "park management" are instead managed collectively by the property owners themselves through their elected Board of Directors. Key services and provisions for residents typically include:

  • Community upkeep and common area maintenance: The yearly dues paid by property owners primarily cover the maintenance and upkeep of shared facilities, such as the clubhouse, pool, and common grounds. This ensures that the community's shared spaces remain well-maintained and enjoyable for all.
  • Clubhouse and recreational facility access: Dues contribute to the operation and maintenance of the community clubhouse and other recreational facilities, providing spaces for social gatherings and organized activities.
  • Self-managed yard care: A unique aspect of Citrus Woods is that each property owner is responsible for and able to individually hire their own yard and lawn care services. This provides flexibility and control over personal property maintenance.
  • Security services: The community offers dawn-to-dusk roving security, contributing to residents' peace of mind.
  • Utility connections: While not a service provided by the association, individual lots are set up for essential utility connections such as electricity, sewer, and water, which residents manage directly.

Features and Highlights

Citrus Woods Property Owners stands out with several notable features and highlights that contribute to its appeal as a premier 55+ community in Florida:

  • Land Ownership: A significant differentiating factor is that residents own their individual lots, rather than just leasing them. This provides a greater sense of security, stability, and equity compared to traditional mobile home park models.
  • Resident-Governed Community: The community is managed by its property owners through an elected Board of Directors. This empowers residents to have a direct say in the operations and future direction of their community, fostering a strong sense of collective ownership and responsibility.
  • Active Social Calendar: Citrus Woods is known for its vibrant social environment. Residents enjoy regular activities, including weekly "coffee" gatherings with entertainment and opportunities for social interaction. There are "lots of activities" and "moral support," ensuring residents can be as busy and engaged as they desire.
  • Heated Community Pool: A sparkling heated swimming pool is a central amenity, perfect for leisurely dips, aquatic exercise, and socializing with neighbors, especially enjoyable in Florida's warm climate.
  • Clubhouse with Amenities: The community clubhouse serves as a hub for social activities. It includes a billiard room and a library, offering various leisure options for residents.
  • Shuffleboard Courts: For those who enjoy a friendly competition, shuffleboard courts provide an excellent outdoor recreational outlet.
  • Pet-Friendly Environment: The community allows both cats and dogs, which is a significant plus for pet owners seeking a welcoming environment for their companions.
  • Boat and RV Allowance: Boats, RVs, and motorhomes are permitted under carports, offering flexibility for residents who own these types of recreational vehicles.

Promotions or Special Offers

As Citrus Woods Property Owners operates as a homeowner-owned community, the concept of "promotions" or "special offers" from a management office, as might be seen in a rental park, is not typically applicable. Instead, the value proposition lies in the benefits of land ownership, the stable community structure, and the amenities funded by the collective annual dues.

However, individual homeowners selling their manufactured homes within Citrus Woods may occasionally offer their own incentives as part of a sale, such as including certain appliances, offering seller financing, or negotiating on price. These are private transactions between a buyer and seller of a home within the community.

Prospective residents interested in moving into Citrus Woods Property Owners should explore homes for sale through local real estate agents who specialize in manufactured homes and 55+ communities in Lakeland. These agents will have the most up-to-date information on available properties and any potential unique offers from individual sellers. It's also advisable to inquire about the current annual dues and any other fees associated with property ownership within the association, as these can impact the overall cost of living.

Great place to live. All lots are owned by the “Property Owners” not by any management office. We own the land and pay our own property taxes. We elect Board Members. Each property owner is able to individually hire who we want to hire to do our yard/lawn care. We pay a yearly dues (mostly to cover the upkeep on the club house). We have a weekly “coffee” gathering/ meeting with entertainment, donuts to purchase and of course Coffee (or tea).

Top quality stable park, managed by residents association. Underground utilities and a centralized heated pool, clubhouse, and suffleboard court add to the feeling of living good. Underpriced values in which you own your home and lot and pay no rent. HOA fees are around $700 per year, NOT PER MONTH! A good investment if you you are 55+ and have a limited income.
