We lived there over a year and can only say wonderful things about this diboll community. Whenever we needed something fixed they were on it the next day. Charlie was a wonderful manager and was always quick to respond when I had questions! We definitely would recommend this community to anyone looking for a place to live.
It’s very quiet. Nice and well maintained in some parts. They do what they can to make you feel welcome. The down side is that I just got a 92$ water bill and my kids have been gone all summer .. I have been here since April 21 with myself and two children 6/15 and pay a higher water bill than my friends that live in houses and they all have more than 3 people and they never pay more than 65$ with sewer . I work hard without government assistance and to pay for someone else’s water is ridiculous. My electricity bill was only 122$ . So a 30$ difference.
After my initial walkthrough of the home I had a mile long list of tiny things that needed to be fixed. I sent it in and they responded so quickly. Maintenance was at my house all day long making sure every single thing was fixed! The maintenance men were even so nice they helped hook up my dryer! I email or send a request on the app and Chris and Jessica are calling me and responding asap! We’re new to the community but feel safe and happy, very impressed with the care they’ve shown us!
Ryan and Denise are the sweetest and best people I have ever met. They both were so patient with my family and I answering every question we had (we had alot lol). They worked with us to the best of their ability. Because of them, we now live in the home we wanted. It's a very quiet neighborhood, I feel safe. My children love it already. I'm happy, my husband is happy. Thank you so much Ryan and Denise we really appreciate you guys.We are so excited to be apart of such a great neighborhood💓❤️
Can't keep management and your rent constantly fluctuates because you pay for collective water and sewer, so every leak, pool, and watered plant is paid for by you. Property managers pick on certain residents and let other get away with stuff. Your lease isn't the same as everyone else's, meaning some people are allowed to have banned breeds while others aren't, rent is raised nearly $20 annually, and majority of the mobile homes are more than 20 years old and dilapidated. Visited family here, moved here shortly after, and promptly left. There are dozens of cats and stray dogs, neighbors throw trash in your yard, steal stuff from your porch, and key your car. Don't even consider this place.
