As an established mobile home park, particularly one catering to a 55+ community with lot leases, Indian Oaks primarily offers value through its structured community, extensive amenities, and convenient location, rather than frequent, short-term promotional discounts typically seen in retail. However, based on industry practices and what might appeal to prospective residents, potential "promotions" or value considerations could include:
-
Competitive Lot Rent: While specific promotions aren't listed, the long-term viability of a mobile home park relies on competitive and appealing lot rent structures. The value here comes from the comprehensive package of included services (like basic lawn care) and access to all community amenities for the monthly lot rent.
-
Incentives for New Home Purchases: If Indian Oaks has new or recently renovated manufactured homes for sale within the park, they might offer incentives to prospective buyers. These could include discounts on the purchase price, assistance with closing costs, or perhaps a period of reduced lot rent for new residents.
-
Referral Programs: Some communities offer referral bonuses to current residents who introduce new residents who then purchase a home and move into the park. While not a direct promotion for new residents, it reflects a community-building incentive.
-
Seasonal Events and Activities (included): The "full slate of social activities" provided by the HOA, from bingo nights to holiday parties and exercise classes, can be seen as an ongoing "special offer" of enriched community life that is included with residency. These events enhance the living experience without additional direct costs to participate in most instances.
-
Free RV/Boat Storage (Space Available): The provision of free, space-available storage for residents' RVs, boats, or jet skis is a valuable amenity that effectively acts as a promotion, saving residents significant off-site storage fees.

Customer Reviews
I have lived here for 8 years and have recently decided to move. And it used to be well managed and maintained. Now, the people who own this develop also own the RV park next door. Now our HOA fees go to the maintenance and renovation of the RV park. We do not own the land here and yet we are responsible for the upkeep of the trees. The drainage system is faulty as well. When it rains the water pools in the yards and at the ends of the driveways. Years of this have eroded our yards and foundations. The office staff is uncaring and indifferent to residents concerns. Don't bother buying here, you will be very disappointed
The people that gave bad reviews about Indian oaks should not have ever lived there. One person was evicted and the second was also evicted but is taking the park to court. We don't allow convicted felons to live here.
This modular home park is not a place you want to purchase a home in. Not only does management not care about the homeowners....they dont care about this community. The rules they try to implement and impose are unfair and borderline discriminatory. I would not let my family or friends own or rent from stagecoach LLC. They own the land. The management tries to bully the residents and the home owners association is a joke too. Do not and I repeat...do not buy or rent here. It is NOT a 55 plus community like they advertise. Non compliance with the equal opportunity housing act also. I'm not writing this to be on hate for Indian oaks. Its beautiful. But management and the HOA are jokes. I speak from experience. I have family here.
Indian Oaks is a beautiful community. I am the owner of Eileens Salon & Mobile hair care and I was there on an in home hair service call. This community has a very tranquil feel when you drive thru. A lovely place to live.
Great 55+manufactured home Park. Very nice and quiet
