Morgan Meadows Community Park About

For many Arkansans, finding suitable and stable housing is a key consideration, and mobile home parks often represent a viable and affordable option. Morgan Meadows Community Park, located in North Little Rock, is one such community that has served residents in the Pulaski County area. When considering any residential community, especially a mobile home park, it's essential to understand its offerings, location, and the general experience of its residents. This overview aims to provide factual information based on available public data and resident feedback, allowing you, as a local user in Arkansas, to gain a clearer picture of what Morgan Meadows Community Park entails.

It's important to approach the decision of choosing a mobile home park with thorough research, ensuring it aligns with your specific needs and expectations. While the concept of a community park suggests shared spaces and amenities, the primary function of a mobile home park is to provide lots for manufactured homes, often with essential utility hookups.

Location and Accessibility

Morgan Meadows Community Park is situated at 18125 MacArthur Dr, North Little Rock, AR 72118, USA. This address places it within North Little Rock, a prominent city in Pulaski County, Arkansas. MacArthur Drive (also known as State Highway 365) is a significant thoroughfare, indicating that the park has relatively direct access to major roads, which is crucial for daily commuting and accessing services.

North Little Rock is a central hub in Arkansas, offering a wide range of amenities, including shopping centers, restaurants, healthcare facilities, and educational institutions. The park's location on MacArthur Drive suggests reasonable accessibility to these services. For those relying on public transportation, information specific to routes serving this immediate area would need to be verified with the local transit authority (e.g., Rock Region Metro). Its position within North Little Rock means residents are connected to the broader metropolitan area, including Little Rock, providing access to more extensive employment opportunities and cultural attractions. However, as an unincorporated settlement, Morgan itself is described as primarily consisting of houses, an RV park, and two churches, with many other businesses being associated with nearby Maumelle, which was developed from land south of Morgan. This suggests a more suburban or semi-rural feel despite being within North Little Rock's extended area.

Services Offered

Mobile home parks typically provide land leases for manufactured homes and offer a basic set of services crucial for residential living. Based on common mobile home park operations and limited public information, the expected services at Morgan Meadows Community Park would include:

  • Lot Rental: The core service is the rental of individual lots or spaces where residents can place their manufactured homes.
  • Utility Hookups: These lots typically come equipped with essential utility hookups, including:
    • Water connection
    • Sewer connection
    • Electric hookups
(Prospective residents should verify the specific amperage and setup available for each lot).
  • Waste Management: Services for trash and recycling collection are standard in most residential communities, including mobile home parks.
  • Parking: Individual lots often provide private parking spaces for residents' vehicles.
  • Maintenance of Common Areas: Management is generally responsible for the upkeep of shared areas, such as internal roads and communal green spaces, though the extent of this maintenance can vary.

It is important to note that public reviews indicate some challenges regarding management's communication and policies, particularly concerning application processes and residency rules. While these are not "services" in the traditional sense, they are critical aspects of the resident experience and operational practices. Potential residents should inquire thoroughly about specific policies regarding occupancy, pets (one external review mentions a one-dog limit in the broader neighborhood, but park-specific rules should be confirmed), and application requirements.

Features / Highlights

When considering Morgan Meadows Community Park, certain features and highlights emerge from public data, both positive and areas that require careful consideration:

  • Individual Lots: Each mobile home is typically situated on its own small lot, providing a degree of personal space.
  • Private Parking: Residents generally have private parking available at their homes, a convenient feature.
  • Clean Homes with Central Heat/Air: Listings for homes within the community mention that they are "clean, have central heat/air," suggesting that the manufactured homes themselves are equipped with modern comforts.
  • Location on MacArthur Drive: This main road offers relatively good accessibility for residents.

However, it's crucial to address concerns raised in public reviews, as these form a significant part of the available "features" from a resident's perspective:

  • Management Interaction: Several reviews highlight negative experiences with management, specifically regarding the application process, perceived unprofessionalism, and questioning of financial details or specific residency requirements (e.g., "joint living" restrictions, discrimination claims regarding disabled family members). These are significant aspects for potential residents to investigate.
  • Neighborhood Perceptions: While the park itself is a defined community, its location within the broader "Morgan" area has mixed public perception regarding safety and crime rates. Some reviews mention high crime rates and safety concerns in the general vicinity, while others highlight friendly neighbors and walkability in adjacent areas. Potential residents should research the immediate surrounding neighborhood carefully.
  • Pet Policy: While general listings mention "No Pets" for a specific home, another external neighborhood review implies a one-dog limit. This discrepancy means confirming the exact pet policy directly with park management is essential for pet owners.

It is vital for prospective residents to understand that while the physical structures (homes) may offer comfort, the overall living experience is heavily influenced by community management and the surrounding neighborhood.

Promotions or Special Offers

Mobile home parks typically do not offer traditional "promotions" or "special offers" in the same way retail businesses or short-term rental properties might. Instead, their value proposition usually lies in their competitive long-term rental rates for lots and the amenities provided.

Publicly available information for Morgan Meadows Community Park does not indicate any ongoing promotional offers. The rates for lot rentals or home rentals within the park are typically set based on market conditions, the size of the lot, and the features of the home (if renting a home). For example, a listing for a 3-bedroom, 2-bathroom home within the community showed a rental price of $700.

Potential residents interested in current rental rates, availability, or any specific move-in incentives would need to contact Morgan Meadows Community Park directly. It is advisable to inquire about all associated fees, including lot rent, utility charges, and any application or administrative fees, to get a full picture of the costs involved. Given the nature of previous reviews, prospective applicants should also be prepared to ask detailed questions about the application process and any specific eligibility criteria.

Clearly by reading other reviews, this place hasn't changed. I went in to submit an app in person to Jeff. Attempting to explain my relocation from out of state, I got cut off and told, "I don't need a bunch of BS" and directly put on the spot about how much money I had in the bank. It was not only Inappropriate and unprofessional but I'm curious how legal it is to put someone on the spot about their bank account balance before ever seeing paperwork of any kind. When you treat people like a vagrant, this is the result. Thank Jeff for this review... It led me to a same day approval at a different property.

I lived here before and moved. But 4 yrs ago we bought a mobile home here and we love the quiet and the grounds are well kept and no crimes here. They stay on top of anyone breaking rules. Would definitely recommend it. Even the kids behave here!

My husband and I were given the run around while trying to get a home here. The "lady" in the front office took my application without asking for identification or proof of income. We met ALL qualifications and were not approved by the owner whom she stated does the application processing. I, kindly, asked for the owner's information and she refused, stating that he would not speak with me. I honestly believe that she knew that she didn't want us living there when I turned in the application, for obvious reasons if you get my drift. Anywho, after a county records search, I found that RICK D. HENDERSON is the owner and he also owns APPLE TREE SERVICE, which also has bad reviews. Thanks for actually doing us a favor, as I would hate to live around and give my money to incompetent and prejudiced bigots, anyways. Thanks. ✌🏿

Really I give them no stars but I had to pick one! I applied, I over qualify, all to be turned down with no explanation. They never called any of my references to verify anything, when I called I got the maintenance man. Then I call today and I was told the owner handles applications and I asked to speak to him for some kind of reasoning to why I was denied and was told verbatim “he doesn’t speaks to anyone” if this is how you conduct business I thank God you denied me! I gave this place a shot despite negative reviews and I’ll take my hard earned money elsewhere!
