Shady Brooke Mobile Home and RV Park About

For Oklahomans considering a stable and community-oriented place for their RV or mobile home, Shady Brooke Mobile Home and RV Park in Kellyville offers a unique proposition. This established park is more than just a transient stop; it’s a long-standing community where many residents have built their lives over decades. If you’re looking for a semi-permanent or long-term spot that blends the convenience of an RV park with the feel of a residential neighborhood, Shady Brooke is a location worth considering in the Oklahoma landscape.

The park has a history of long-term residents, some spanning as much as 30 years, raising families within its boundaries. This longevity speaks volumes about the comfort and stability it provides to its residents. As one long-time resident passionately states, "Lived in the Park 30 Years. Rised my Kids here. Anybody living here will tell you how much they love this park. Except people who get evicted from the park cause they dont like paying bills or following simple rules like no speeding or dogs must be on a leash. They go on to leave childish petty comments with fake profiles in the review section. Ignore these trolls and inspect the park for yourself. You wont find a better place to live in the area." This perspective highlights a strong sense of loyalty and satisfaction among the park's long-term inhabitants, suggesting a place where residents genuinely feel at home.

While some past feedback mentions concerns regarding facility access and neighborhood traffic, the prevailing sentiment from long-term residents emphasizes a peaceful environment where people "stay to themselves if even at all to force a greeting" while also offering friendly interactions. The park's focus appears to be on providing a quiet, established setting for its community members. It's a place designed for those who appreciate stability and a more permanent living solution for their RV or mobile home, rather than a transient campground experience.

Shady Brooke Mobile Home and RV Park is conveniently located at 230 W Ruth Ave, Kellyville, OK 74039, USA. Kellyville itself is a small, welcoming town situated in Creek County, Oklahoma. Its location offers a balance between quiet, rural living and reasonable access to larger metropolitan areas in Oklahoma, making it an attractive option for those seeking a more relaxed pace of life without being completely isolated.

For Oklahomans, Kellyville's position along State Highway 33 means relatively easy access. It’s located southwest of Tulsa, making a commute to the city for work, shopping, or entertainment manageable. This accessibility is crucial for residents who may work in nearby larger towns or wish to visit them regularly for amenities not found in a smaller community. The park's specific address on West Ruth Avenue places it within the established fabric of Kellyville, ensuring straightforward navigation upon arrival.

While proximity to new residential housing construction nearby may introduce increased traffic at certain intersections, the park's internal setting is designed to offer a peaceful living environment. The very nature of a mobile home and RV park often means a sense of community is cultivated within its boundaries, separate from the general town traffic. For those seeking a long-term spot, the focus is typically on the immediate surroundings of the park itself and its internal tranquility. Its location makes it a practical consideration for anyone in Oklahoma looking for an accessible and stable base for their mobile or RV home.

As a mobile home and RV park primarily catering to longer-term residents, Shady Brooke offers essential services tailored for comfortable, stable living. These services are geared towards providing the necessary infrastructure for permanent or semi-permanent RV and mobile home placements.

  • Full Utility Hookups: Sites are equipped with essential utilities, typically including water, electricity (commonly 30 and 50 amp service to accommodate various RVs and mobile homes), and sewer connections. This provides residents with all the necessary amenities for daily living.
  • Residential-Style Living: Unlike transient campgrounds, Shady Brooke fosters a more residential atmosphere. This means a focus on maintaining a quiet and stable environment for its long-term residents, supporting a true sense of home.
  • Pet-Friendly Environment: While specific rules regarding breed restrictions or size limits are best confirmed directly, the park is understood to be pet-friendly, allowing residents to live with their beloved animals. It is crucial to adhere to park rules, such as keeping dogs on a leash, as highlighted in resident feedback.
  • On-Site Management/Landlord: The presence of management on-site or readily available is a common feature in such parks. This allows for direct communication regarding site maintenance, billing, and adherence to park rules. It is worth noting that while some past feedback mentioned concerns about facility access being at the landlord's discretion, communication directly with management is key to understanding current policies and expectations.

Shady Brooke Mobile Home and RV Park, while focusing on long-term residential appeal, possesses several features and highlights that are particularly attractive to those seeking a stable and community-oriented living situation in Kellyville, Oklahoma.

  • Established Community: One of the most significant highlights is the park’s long-standing community. With residents having lived there for decades, there's a strong sense of stability, neighborliness (where desired, as some prefer to "stay to themselves"), and familiarity. This offers a stark contrast to transient RV parks and can be a major draw for those seeking a permanent base.
  • Quiet Residential Atmosphere: Despite being located near a town, the park aims to maintain a quiet, residential feel. This environment is ideal for individuals or families looking for a peaceful place to reside, away from the constant turnover and noise often associated with short-term campgrounds.
  • Affordable Long-Term Living: For many, RV and mobile home parks offer a more affordable housing solution compared to traditional homeownership or apartment rentals. Shady Brooke provides this economic benefit for those seeking long-term accommodation in the Kellyville area.
  • Proximity to Kellyville Amenities: While offering a quiet setting, the park is still conveniently located within Kellyville. This means residents have relatively easy access to local stores, services, and community events within the town, providing essential conveniences without a lengthy commute.
  • Direct Access to Management: The presence of on-site or readily available management facilitates direct communication for any needs, concerns, or adherence to park rules. This direct line of communication can be beneficial for resolving issues promptly and maintaining the park's standards.

As a mobile home and RV park focused on long-term residency, Shady Brooke's approach to promotions and special offers may differ from transient campgrounds. Instead of nightly discounts or seasonal specials for short stays, their focus is typically on providing competitive monthly rates and a stable cost of living. Prospective residents should inquire directly about:

  • Monthly or Extended Stay Rates: The primary "promotion" is often the competitive monthly rate for RV sites and mobile home lots, which provides significant savings compared to daily or weekly campground fees.
  • Lease Terms: Understanding the lease terms for long-term residency, including any potential benefits for longer commitments (e.g., 6-month or 1-year leases), would be crucial.
  • Utility Inclusions: Clarify what utilities are included in the monthly rent versus what residents are responsible for separately. Sometimes, water and trash might be included, while electricity is metered and paid separately.

Specific promotions for new residents or seasonal discounts are less common for parks focused on long-term living. The best way to understand the cost structure and any available benefits is to directly contact the park management. They can provide the most accurate and up-to-date information regarding pricing and what is included in the monthly fees.

While individual experiences may vary, the core appeal of Shady Brooke for locals lies in its commitment to providing a consistent and communal living environment, making it a compelling choice for those seeking a more permanent RV or mobile home solution within Oklahoma.

Beware of this place. It’s nice and some neighbors are friendly. Most stay to themselves if even at all to force a greeting. Dismissive Land Lord. Blocks and locks shower and Community facility upon his own discretion, no notices given upon when. Reasoning, being it is not his problem or is not a legal responsibility to be in ADA regulations for an RV park. They are building new residential housing next-door, and the amount of traffic that speed through that intersection is extremely unsafe and un patrolled. I would not stay here again I do not recommend

Beware of this place!! Owner and manager are dismissive and prejudice. The office bathrooms are locked. you have to ask permission every time you use them. It is up to the owner and the managers discretion if they let you in and at their time frame. photo of shower conditions in the bathrooms. Highly unsanitary for anybody, especially if you have kids. Kids And pets are frowned upon even though they are OK. You will be scrutinized. Owner and Manager Will watch the cameras constantly to the point where it feels like an invasion of privacy. Most of the neighbors will keep to themselves. If you’re not catching most of them arguing with each other. My experience at this place was horrendous

This place wasn't too bad. The management seemed very friendly from what my parents said (visited them there a few days). The only reasons for the three stars is it's miles away from anything and the area isn't the prettiest rv park ever. They were in the middle of construction (adding a lot more lots) though when we visited so that's the type of thing that would be fixed after construction is over so that will probably get better. The area did seem pretty safe.
