Sharpes Ferry Manufactured Home Comm About

Are you a Florida resident dreaming of an affordable home in a tranquil setting, surrounded by nature yet still conveniently close to essential amenities? Look no further than Sharpes Ferry Manufactured Home Comm, a charming mobile home park nestled in the picturesque Silver Springs area. This community offers a unique blend of peaceful living, direct access to the beautiful Ocklawaha River, and a sense of enduring charm that makes it a truly special place to call home.

Sharpes Ferry Manufactured Home Comm provides an attractive alternative to traditional housing, especially for those seeking "inexpensive living" without sacrificing comfort or a strong connection to the outdoors. Unlike many densely populated areas, this park prides itself on being a "quiet neighborhood," offering residents a serene environment where they can relax and enjoy the natural beauty of Central Florida. It's a place where you can truly unwind after a busy day, listen to the sounds of nature, and feel a sense of security and community.

One of the most unique aspects of Sharpes Ferry is its rich history and connection to local folklore. As one fascinated resident pointed out, the "office building was used in the Disney movie 'The Yearling'," adding a touch of cinematic magic to this already charming locale. This detail hints at the timeless appeal of the area and its natural beauty, which has captivated even Hollywood. For Floridians who appreciate a slower pace of life, abundant outdoor activities, and a friendly atmosphere, Sharpes Ferry Manufactured Home Comm presents a compelling option for comfortable and value-driven homeownership.

Sharpes Ferry Manufactured Home Comm is strategically located at 9901 Co Rd 314, Silver Springs, FL 34488, USA. This address places it in a prime position within Central Florida, offering residents an ideal balance of secluded natural beauty and convenient access to modern necessities.

The community boasts exceptional proximity to the natural wonders of the region. Most notably, it's located "only a few hundred yards to Ocklawaha River," providing residents with direct and easy access to fishing, kayaking, and enjoying the serene waters. This river is a significant ecological corridor, offering unique wildlife viewing opportunities. Additionally, the expansive Ocala National Forest, a vast natural playground with numerous springs, hiking trails, and recreational areas, surrounds the general vicinity, making it a dream location for outdoor enthusiasts.

While deeply connected to nature, the park maintains excellent accessibility to essential services and attractions. Despite its quiet, natural setting, it's "only 6 miles to Wal Mart," ensuring that groceries, household items, and other retail needs are just a short and convenient drive away. The larger city of Ocala, offering a more extensive range of shopping centers, diverse dining options, entertainment venues, and comprehensive medical facilities, is also within a reasonable driving distance, approximately 20-25 minutes away.

Major roadways such as County Road 314 (which the park is on) connect easily to State Road 40, a key east-west artery, providing straightforward travel to other parts of Florida. This connectivity allows residents to easily access popular destinations like Silver Springs State Park (renowned for its glass-bottom boats), Gainesville (about an hour north), or even the bustling theme parks of Orlando (approximately 1.5 to 2 hours southeast) for day trips, while always returning to the peaceful embrace of their home community. This harmonious blend of natural immersion and practical accessibility makes Sharpes Ferry an exceptionally desirable location for Floridians.

Sharpes Ferry Manufactured Home Comm focuses on providing the essential services required for comfortable and convenient manufactured home living, all within its unique natural setting.

  • Lot Rentals: The core service is providing well-maintained lots for manufactured homes, often at an "inexpensive living" rate, as highlighted by residents. This typically includes the cost of land lease.
  • Utility Connections: Sites are equipped with necessary utility hookups, including water, sewer, and electricity, making it easy for residents to connect their homes.
  • Waste Management: Services for trash and waste disposal are generally provided for residents, contributing to a clean community environment.
  • Quiet Neighborhood Environment: The park actively fosters and maintains a tranquil atmosphere, which is a key service for residents seeking peace and quiet.
  • Grounds Maintenance: While individual lot maintenance is typically the resident's responsibility, the park maintains common areas, ensuring the overall aesthetic and functionality of the community.
  • Access to Nature: The very design and location of the park provides the service of unparalleled access to the Ocklawaha River and surrounding natural landscapes, promoting an outdoor lifestyle.

Prospective residents are encouraged to inquire directly with park management regarding the specifics of what is included in the lot rent, such as water, sewer, or any other shared services, as these can vary.

Sharpes Ferry Manufactured Home Comm boasts a remarkable array of features and highlights that truly distinguish it as a desirable place to live in Central Florida.

  • Direct Ocklawaha River Access: A premier highlight is the park's extremely close proximity, "only a few hundred yards," to the Ocklawaha River. This provides immediate opportunities for "fishing within walking distance," and a natural setting for kayaking, canoeing, and wildlife observation. However, one review noted that fishing can be "troublesome sometimes due to all the lines and hooks you snag in the water," suggesting a need for careful casting.
  • Natural Hurricane Protection: A significant and reassuring feature for Florida residents is how the "Park is well protected by trees, they held off the winds of several hurricanes." This natural barrier offers added peace of mind during storm seasons.
  • Quiet and Peaceful Environment: Consistently praised as a "quiet neighborhood," the park offers a serene escape from the noise and busyness of urban areas, ideal for those seeking tranquility.
  • Affordable Living: A recurring theme in resident feedback is the "inexpensive living" offered, making homeownership accessible and budget-friendly compared to many other housing options in the region.
  • Proximity to Amenities: Despite its natural setting, the park is conveniently located "only 6 miles to Wal Mart," ensuring easy access to daily necessities and shopping.
  • Historic Charm: The unique fact that the "office building was used in the Disney movie 'The Yearling'" adds a touch of local history and character, creating interesting conversation starters and a sense of place.
  • Mature Trees and Green Spaces: The community is characterized by its mature tree canopy, which not only provides hurricane protection but also offers ample shade and a beautiful, natural aesthetic.

While Sharpes Ferry Manufactured Home Comm may not publicize traditional "promotions" in the way a retail business might, its core appeal lies in its consistent offering of "inexpensive living," as highlighted by current residents. This ongoing value proposition is its most significant attraction for budget-conscious Floridians seeking homeownership.

Potential residents are strongly encouraged to contact the park management directly to inquire about current lot rent rates, available homes (if any are for sale directly through the park or listed by residents), and any specific terms or conditions. Mobile home parks sometimes offer incentives for long-term leases or provide assistance with home relocation for new residents, though this varies greatly by park and current market conditions. The enduring benefits of low overhead costs, a serene environment, and direct river access serve as continuous "special offers" that make Sharpes Ferry an attractive choice for those looking for a stable and affordable lifestyle in Florida. The protection offered by the surrounding trees during hurricane season is also an invaluable, inherent benefit that could be considered a form of built-in security for residents.

It's a bit different here, lots of water takes over the properties due to poor drainage and seems to always have problems with the water here....I was told a completely different story about this park before buying here. The people that manage the park are super nice people just don't know how her husband does it morning to night that man's non stop. I actually feel bad for him, he needs help around here it's not a one man job.

Lawn was mowed only twice last year. Water is off often. Office was closed most of the time. We have new management again! This is ongoing. Owner doesn't care about us. Only wants to collect lot rent. I've been here 4 1/2 years and hate it. My neighbors take pity on me and will mow my lawn. my lawn.

We lived there for one year and the monthly fee of over $300.00 per month covers only trash pickup from the dumpster and any repairs needed which are constant on the plumbing plus minimal yard maintenance. Wouldn't recommend this place to anyone.. The managers are wonderful kind people... Unfortunately the owners Cheap....
