For Floridians navigating the diverse housing market, manufactured housing communities often present a unique and accessible pathway to homeownership or affordable long-term rental. These communities can offer a distinct lifestyle, blending a neighborhood feel with practical living solutions. In Jacksonville, a city rich with history and green spaces, The Oaks at Panama Park Manufactured Housing Community stands as a place currently undergoing significant transformation, aiming to enhance the living experience for its residents.
Located in the Panama Park neighborhood, this community is nestled among beautiful oak trees, offering a quieter setting just outside the immediate hustle and bustle of the city center. Residents can enjoy the sounds of distant trains and tugboat horns from the nearby St. Johns and Trout Rivers, creating a picturesque and somewhat nostalgic atmosphere.
However, it’s important to acknowledge that like any community, especially one undergoing changes, there can be varying experiences among residents. Some long-term residents have expressed concerns about past conditions, noting, "This use to be a great park. Was taken care of. Now trash is over run. Nobody cares." They highlight issues with "not enough dumpsters" and the presence of "maggots and flies," urging potential residents to "live anywhere else, do it!!!" This feedback points to challenges in maintaining cleanliness and consistent management.
On the other hand, more recent insights indicate a period of positive change, albeit with some instability. One resident observed, "When I moved in almost 2 years ago the park was in turmoil. Since Rebecca has taken over managing the park everything has changed. It feels like a community now, and it is quite welcoming." This suggests a period where management significantly improved the living environment and fostered a stronger sense of community. The same review, however, ends with a note of renewed instability: "Well Rebecca is no longer here, the new manager just quit, so here we go again. This place has not been able to maintain a property manager for more than 6 months! Let's see if this manager can find a serial number for my home. Will be my fourth request." This underscores the ongoing challenges related to consistent management.

This use to be a great park. Was taken care of. Now trash is over run. Nobody cares. The two maintenance men try their best but there aren’t enough dumpsters. The two that are here are so close together you can barely get things in them. The roll off dumpster, right outside my porch, is horrible!! Maggots and flies make it nearly impossible to sit outside. If you can live anywhere else, do it!!! I use to love it here but now it’s like I’m the only one that cares about this community. The employees sure don’t!!

Mar 29, 2025 · Nadine BreakironWe had put in our application for Oaks at Panama Park I was very nervous about our credit check because we had a bad 7 years. There are different managers at Panama Park. Well we totally lucked out with the manager that was assigned to us. REBECCA did everything possible for us to get approved. From the first time I met her I knew we were in excellent hands! She is very compassionate, caring and strives to make sure that you get what you want. Her work ethic is unbelievable. I truly think that she is the same way out side of work. That is just who Rebecca is! I am looking forward to have here as a manager. I have never had a Manager like Rebecca. We had a instant connection. Panama Park, you are so lucky to have a manager like Rebecca. She saw us through the whole process. You are the best!
