Located along the bustling Philips Highway, this community provides a distinct alternative for those seeking an affordable place to call home, whether on a temporary or long-term basis. As with any significant housing decision, particularly within a community that has received mixed feedback, it's crucial for prospective residents to gather comprehensive information and conduct thorough due diligence.
Jacksonville, a sprawling metropolis, encompasses a wide range of neighborhoods and living styles. Suntree RV & Estates positions itself as a practical option within this diverse landscape. It's designed to accommodate both recreational vehicles for shorter or extended stays and manufactured homes for permanent residents. Understanding the realities of living in such a community, including its location, available amenities, and the experiences of current and past residents, is essential for anyone considering making it their home in Northeast Florida.
This article aims to provide a factual and informative overview of Suntree RV & Estates, drawing from publicly available data. It's designed to help local Floridians assess if this community aligns with their specific housing needs and expectations.
Suntree RV & Estates is situated at 4479 Philips Hwy, Jacksonville, FL 32207, USA. This address places it directly on Philips Highway, a major commercial artery running through Jacksonville. This strategic location offers a high degree of accessibility to various parts of the city and a multitude of amenities.
The park's position on Philips Highway means residents and RV campers have immediate access to a wide range of retail, dining, and service establishments. Within a short drive, you can find grocery stores, pharmacies, fast-food restaurants, and various other businesses catering to daily needs. Major shopping centers and retail corridors are also easily reachable from this central location.
For commuters and those who enjoy exploring the wider Jacksonville area, Suntree RV & Estates offers convenient access to major transportation routes. Philips Highway connects directly to downtown Jacksonville, which is approximately 5-6 miles away, making it a reasonable commute for work or entertainment. The community is also relatively close to key interchanges with Interstate 95 (I-95) and Interstate 295 (I-295), facilitating travel to other parts of Florida, including the beaches (around a 30-minute drive), St. Augustine, or even south towards Orlando.
Beyond everyday conveniences, the area around Philips Highway offers access to various local attractions. These include the Community First Igloo for ice skating and hockey enthusiasts (also on Philips Highway), the Museum of Science & History (MOSH), and the Southbank Riverwalk for scenic strolls along the St. Johns River, all within a reasonable driving distance. Educational institutions such as Florida State College at Jacksonville and Jacksonville University are also relatively close, making the location potentially suitable for students or those associated with these institutions. While the immediate surroundings of a highway can be busy, the convenience of access to essential services and entertainment is a notable advantage of this location.
Suntree RV & Estates, as a combined RV and mobile home park, generally provides fundamental services necessary for comfortable living. While a detailed, official list of services is not widely published in the provided data, typical offerings for such communities include:
- Lot Rental: The primary service involves the rental of individual lots for both mobile homes and RVs. This provides residents with their own designated space.
- Full Hookup RV Sites: For RV campers, sites are expected to offer full hookups, including connections for water, sewer, and electricity (with various amperage options). This is standard for functional RV parks.
- Utility Access: Each mobile home lot and RV site is equipped with utility connections. While residents typically pay for their individual usage, the infrastructure for water, sewer, and electricity is provided.
- Waste Disposal: Regular trash collection services are usually facilitated within the park to maintain cleanliness.
- Community Maintenance (Common Areas): Management is typically responsible for the upkeep and maintenance of common areas, internal roads, and any shared facilities within the park.
- On-Site Management/Leasing Office: The presence of a management team or office is standard for addressing resident inquiries, managing leases, and handling operational aspects of the community.
- Laundry Facilities (Likely): Many mobile home and RV parks offer shared laundry facilities for residents' convenience, though this would need to be confirmed directly.
- Pet-Friendly Policy (Likely): Most modern mobile home and RV parks accommodate pets, although specific rules regarding size, breed restrictions, and any associated fees would apply.
It is important to note that public feedback suggests potential issues with the responsiveness of management regarding repairs to individual trailers and security deposit returns, indicating that residents might need to proactively follow up on these matters. Prospective residents should inquire thoroughly about the scope of maintenance responsibilities (for park-owned homes versus resident-owned homes) and the process for addressing concerns.
Suntree RV & Estates offers specific features designed to cater to both temporary RV visitors and long-term mobile home residents in Jacksonville.
- Dual Accommodation: The community's ability to host both RVs and mobile homes provides flexibility, accommodating diverse housing needs from short-term stays to permanent residency.
- Strategic Location on Philips Highway: This is a major highlight, offering unparalleled access to a wide array of urban amenities, including shopping centers, diverse dining options, and essential services just minutes away.
- Proximity to Major Road Networks: Being near I-95 and I-295 makes the park highly accessible for travel throughout Jacksonville and beyond, a significant advantage for commuters or those exploring Florida.
- Affordable Living Potential: Mobile home parks often present a more budget-friendly housing option compared to traditional site-built homes or apartment rentals in urban areas. This can be a key draw for locals seeking cost-effective living solutions.
- RV Specific Accommodations: For RV owners, the park provides dedicated sites equipped with necessary hookups, catering to their specific requirements for a comfortable stay.
- Community Feel (Variable): While individual experiences differ, mobile home communities can foster a unique sense of neighborhood, potentially offering closer interactions among residents than typical suburban areas.
- Access to Jacksonville's Offerings: Residents are within a reasonable driving distance of many of Jacksonville's attractions, including downtown, the beaches, various parks, and cultural sites, providing diverse recreational opportunities.
It is important for prospective residents to consider recent feedback suggesting challenges with property maintenance and responsiveness from the owner, as noted in customer reviews from January 2025. While the location remains a strong point, the condition of individual units and the management's ability to address repair issues are crucial factors to investigate in person. The initial appearance might be deceptive, as one reviewer noted, stating it "makes you think different but it's really pretty great so far" (from 3 years prior to the negative update).

For Floridians exploring mobile home or RV living options in Jacksonville, Suntree RV & Estates presents a consideration primarily due to its strategic and highly accessible location on Philips Highway. This aspect can be very appealing for locals prioritizing convenience and connectivity within the sprawling city of Jacksonville.
The park's location offers immediate access to a wide array of daily necessities, including grocery stores, dining establishments, and various retail outlets. This convenience is a significant factor for Floridians looking to minimize commute times for errands and daily life. Furthermore, its proximity to major arteries like I-95 and I-295 makes it a practical base for commuting to work across Jacksonville or for quick trips to other parts of Northeast Florida, including the beloved beaches or downtown attractions. For RV owners, this easy highway access simplifies arrival and departure.
However, local Floridians considering Suntree RV & Estates must also engage in thorough due diligence, particularly given the recent and explicit customer feedback. Reviews highlight serious concerns regarding property maintenance (e.g., "floor falling through," "mold and mildew") and challenges with management responsiveness, including issues with security deposit returns. For Floridians, understanding tenant rights regarding repairs and security deposits under Florida law (Chapter 83, Florida Statutes) is paramount before committing. It is advisable to inspect any potential unit meticulously, request all agreements and promises in writing, and clarify who is responsible for specific repairs and how they are funded and expedited.
In conclusion, while Suntree RV & Estates offers a compelling location advantage and potentially an affordable housing solution in Jacksonville, its suitability for locals hinges entirely on individual circumstances and the level of direct investigation undertaken. For those who prioritize location and can navigate the potential challenges by ensuring clear, written agreements and persistent communication with management, it might serve as a functional option. However, given the concerns raised, it is essential for Floridians to proceed with caution and a comprehensive understanding of their rights and the park's operational realities.
Customer Reviews
So far this place is great just the appearance makes you think different but it's really pretty great so far....... That was a review from 3yrs ago and as of today January 2025 this place has gone down hill badly. The owner is not providing any repairs to any of the trailers here. We moved from one trailer to another due to the floor falling through and now the one we are in has the same issue . It has been reported to management but their hands are tied due to the owner. . My husband fell through the floor and we have had to put our own patch work down on the floor . I feel bad for the staff with all the complaints and they can't even help much due to the owner not authorizing funds for the repairs needed . This owner avoids calls and won't take action to help this community they own .
I personally in person paid the $1000 deposit for my niece before she moved into Suntree a few days later in Feb. 2023. ( she gave timely notice and moved out as soon her year lease was up in February 2024.) She had an unpleasant experience due to unresponsiveness regarding repairs, etc. to hear her tell it. On that fateful day in Feb. 2023 , The manager wrote me a receipt on a slipshod of paper which was unprofessional. ( I still have the original taped to my refridge) This was in the presence of my niece and another employee. Bottom line, it is April 20, 2024, and my niece has not got this deposit back which I have a vested interest in. No explanation behind this and no letter of explanation. Please correct this illegal oversight at your earliest convenience and return this $1000 to Aundria. And then I can get it from her. I will be sending a copy of this exact same very request to the appropriate Florida department of Justice attorneys. Thank you
the energy meter is wrong on my friend's lote he has already called and sent an email but it was not resolved. the numbers appearing on the bill is totally different from what is marking on the meter. what does he need to do to solve it please? The place is nice and very calm. He is enjoying it.
I have lived here for 8 months, management is understanding and professional. The park is continually cleaned and new renovations are under way for the whole park! Great neighborhood for kids. Most of the people are respectable, no loud music or disturbances late at night. If maintenance is needed at my unit for any reason it's always in a reasonable time. Very upcoming place to live. New units are continuing to be remodeled.
I wanted to see if 1 bedroom was available. Door was locked and there was Spanish language note on door. Hispanic woman answered door and says by appointment only while telling me about the number on the roof. They did not have any one bedrooms she said and didn't even try to talk me up to a two bedroom. I'm thinking if it's by appointment only you should have placed that on the door in English and I never would have knocked. It seems to be only catering to the Hispanics. Oh well. And I don't know who lied about improvements. I lived there in the late nineties. It wasn't much then, it hasn't gone downhill, it's in the ditch. I'm not trashing it for the treatment I received, it really is bad. Roosters are running around the place. At least dinner is always nearby. I'll post pictures soon
