107 Timberline Ln, Princeton, LA 71067, USA
For Louisianans seeking a mobile home living option in the Princeton area, Timberline Village presents a community located at 107 Timberline Ln. As a residential mobile home park, it offers a pathway to homeownership or long-term rental for individuals and families. Living in a mobile home community can provide a sense of stability and often offers a more affordable housing solution compared to traditional stick-built homes or apartment complexes.
It is important for prospective residents to consider all aspects of a community before making a decision. While the concept of a mobile home park is to provide a dedicated space for manufactured homes and foster a community environment, it's crucial that residents feel secure and that their homes are safe. As a resident noted, a recent experience with a newly moved-into trailer highlighted significant safety concerns, including a "burning smell," "smoke," and the discovery of "a hand towel with plastic wrapped in it" and "a significant amount of rat 馃悁 poo" in the oven. This review underscores the critical importance of thorough inspections and immediate attention to safety and cleanliness for any new resident. The resident expressed that "This kind of thing should NEVER happen" and stressed the need for families to "Take precautions necessary when moving into a new place."
Timberline Village, like any residential community, aims to provide homes and a living environment. However, the reported issues emphasize the need for rigorous move-in inspections and a commitment to ensuring all homes meet safety and cleanliness standards before occupancy. Prospective residents are encouraged to directly address these concerns with management and conduct their own comprehensive checks.
Timberline Village is located at 107 Timberline Ln, Princeton, LA 71067, USA. This address places the mobile home park within the community of Princeton, which is situated in Bossier Parish, Louisiana. The park's location offers a quiet, residential setting while still providing reasonable access to various local amenities and larger urban centers.
Timberline Lane is a local road, typically connecting to Princeton鈥檚 main thoroughfares, which facilitates convenient entry and exit from the park for residents. For Louisianans considering this area, the accessibility to primary roads allows for relatively easy commutes to work, schools, or other destinations within Princeton and the wider region.
Princeton itself is a smaller community, offering some local conveniences such as gas stations and smaller shops. However, a significant advantage of this location is its close proximity to the larger cities of Shreveport and Bossier City, which are a short drive away. These metropolitan areas provide residents with extensive access to a broader range of services, including major grocery stores, diverse dining options, large retail centers, entertainment venues, and comprehensive healthcare facilities. This means residents of Timberline Village can enjoy the tranquility of a quieter community while having the benefits and resources of larger cities within reach.
The accessibility also extends to the local school districts, which is an important consideration for families. Additionally, the region around Princeton, including Bossier Parish, offers various outdoor recreational opportunities, from fishing and boating in nearby lakes and rivers to parks and natural areas for outdoor activities. This balance of a peaceful home environment and convenient access to urban and natural attractions makes the location of Timberline Village practical for residents in Louisiana.

Their "promotions" are usually centered around the long-term value and affordability of the lot rentals.
Potential "offers" or aspects that might be appealing to new residents could include:
Given the significant safety concerns raised in a recent resident review, it is imperative for any prospective resident to prioritize a thorough personal inspection of any mobile home before moving in, particularly focusing on utilities, appliances, and cleanliness. Discussing maintenance protocols and a clear understanding of the park's responsibilities for property upkeep and pest control with management is highly recommended.

For Louisianans considering a mobile home living option in the Princeton area, Timberline Village offers a specific type of residential community. It can be suitable for locals seeking an affordable and potentially long-term housing solution, particularly for those who value a quieter environment outside of the larger urban centers.
The primary appeal for many locals lies in the affordability that mobile home park living can offer. Compared to the often-higher costs of traditional housing in the region, renting a lot at Timberline Village can present a more accessible entry point to a stable living situation. This financial aspect is crucial for individuals and families looking to manage their budgets effectively while still securing a dedicated home space.
Furthermore, the location in Princeton provides a balance between a peaceful residential setting and accessibility to necessary amenities. Locals can enjoy the quiet atmosphere of a smaller community, which can be a welcome change from the hustle and bustle of larger cities. Yet, the proximity to Shreveport and Bossier City ensures that residents are not entirely isolated, having access to broader employment opportunities, extensive shopping, diverse dining, and comprehensive healthcare services when needed. This blend of tranquility and convenience caters to a common desire among many Louisianans.
However, it is paramount that any local considering Timberline Village takes significant "precautions necessary when moving into a new place," as highlighted by a resident's review detailing serious safety and cleanliness issues within a newly occupied home. This feedback, while concerning, also serves as a critical reminder for prospective residents to perform their own thorough inspections and communicate all concerns directly with park management prior to signing any agreements. A proactive approach to verifying the condition of any home and understanding the park's commitment to maintenance and safety is essential for ensuring a secure and comfortable living experience.
If current and prospective residents engage with management to address and rectify issues, and if the park commits to consistently high standards of safety and cleanliness, Timberline Village has the potential to provide a suitable and valued housing option for many in the Louisiana community seeking an affordable and stable home in a quieter setting.

I have been a resident here for over 2 years. I recently moved into a new trailer with my family. I have 2 small kids ages 2 & 5 . We got settled at the new place and we鈥檙e using the oven as per usual . The oven is a gas oven , necessary or not, I begin to smell a burning smell and the house was filling with smoke. I discovered a hand towel with plastic wrapped in it . ALSO a significant amount of rat 馃悁 poo. Had this problem not been caught the house would鈥檝e burned down. With my kids inside. This kind of thing should NEVER happen . You should not have a family move into a home half cleaned , and EXTREMELY dangerous conditions such as this. Take precautions necessary when moving into a new place or your family may be looking at eating rat disregards and burnt plastic & towel. Or better yet a house fire 馃敟 Pictures were posted with the same account for anyone it may concern Thank you for your time
