As a widow trying to rebuild a decent life for myself, my two sons, and my granddaughter, I was looking for a safe, quiet community where we could live in peace. When I first drove through Troy Oaks, it felt like a dream. Everything looked so calm—manicured lawns, quiet streets, and what seemed to be a strong sense of community. I remember thinking, this is it… we’ve found a good place. But, I was wrong. What I didn’t realize then was that the beauty I saw wasn’t peace—it was control. What looked like a well-kept neighborhood is the result of a contract full of rigid, threatening rules; by Troy Oaks management. Rules that strip away any sense of peace and freedom. After being there 6 months I received a note from management (Rhonda and Mike) saying they were going to start doing regular Monday morning “yard inspections.” Systematically they started looking for violations. Like grass over 4 inches tall and weeds out of place. Once, when I was sick in bed for a few days, I received a warning letter that I would be violated and fined $50 if I didn’t remove some weeds within two days. I had a grass cutting weed whacking guy who came by weekly, so they were not out of control!! It didn't stop there. If you receive more than two violations within a 6-month period, they have the legal right to evict you!!! Imagine living with that kind of fear! If your family needs to shuffle cars, and one needs to be left in front of the home, off to the side for a bit (20-30 minutes) you’ll get a phone call within minutes, threatening a violation. If you don’t have extra concrete space, having more than one car becomes a constant source of stress. I only lived there ten months. I sold my newly built mobile home because I felt like I was waiting for the the next violation. And the worst part? If they evict you, and you can't afford to move and afford the lot rent for Troy Oaks while trying to sell your home at the same time, they have the legal right to sue you for unpaid lot rent! Then, they have the legal right to sue to take your home! To make matters even crueler, they raise the lot rent by $100 every year. Many people there are on fixed incomes, just trying to get by. I have spoken to many residents and to us, it has felt intentional—as if they want to price and violate people out, and take the homes for profit. I eventually spoke to a real estate attorney who specializes in mobile home law. He told me that Troy Oaks has one of the most predatory, heartless contracts he’s ever seen. I left Troy Oaks not because I had to, but because I couldn’t live in fear of violations anymore. I wanted to feel safe and free. If you’re thinking of moving here—don’t just look at the pretty lawns, white fences and flowers; Look deeper. Ask questions. Read the contract!!! Talk to residents. I wish someone had warned me. I hope this helps someone else avoid what I went through.
This has undeniably been one of the most appalling experiences I have encountered in my adult life. Rhonda initially charmed my entire family, who were renting two properties, with her smiles and laughter to secure our lease. However, once the lease was signed, it was nothing short of a nightmare. We were subjected to passive-aggressive behavior, unjustified fines, deceitful practices, baseless notices, and outright rude and abusive treatment. When attempting to sell our trailers, we were met with unreasonable obstacles, including the denial of buyers for no apparent reason, delayed responses taking weeks (despite our own approval being processed in a mere six hours), fabricated reasons for denials, and even threats of eviction. Rhonda, along with the owners and management company, are nothing more than opportunistic, dishonest individuals driven solely by greed. Their actions are not only destructive to tenants’ financial well-being but are also callous and exploitative, particularly targeting vulnerable and retired individuals with no alternative housing options. Rest assured, the consequences of their actions will not go unnoticed. While they may profit from preying on the weak, there is a higher justice that will ultimately address their misconduct. My family is relieved to be free from the cruelty and deception of these reprehensible individuals.
Quiet, clean, nice neighbors. Management gets issues handled quickly. All in all, its a positive experience for us, who are first time manufactured home owners.
When I first bought my home in the early 90’s it was a nice place to live until the owners sold the property. The new owners took over and since then in the past 5 years the lot rent has doubled in cost and now they are charging us for well water that isn’t drinkable. They keep charging more money every year but they don’t make any improvements to the property. The roads are horrible there is no parking for guest and kids aren’t welcomed they tell us they should be inside the house not out playing. They took away our community house and playgrounds leaving our kids with nothing to do. All they are about is collecting there money on time and that’s it and if your having issues they won’t work with you at all they would rather kick us out and take our Homes!.
The owners drive around all day watching everybody so it truly feels like you have no peace. Weekly yard inspections with $45/$50 fines when they aren’t to her standard. $685 a month with an additional $45 for water. So $730 a month just in lot rent and water and to be watched 24/7. Wouldn’t suggest this place to anyone.
