Community Management: The park has a management presence, which is responsible for overseeing park operations and resident relations. However, based on customer reviews, there are severe reported issues regarding management professionalism, responsiveness, and alleged illegal actions, including attempts to seize property and wrongful eviction.
Infrastructure Provision: As a mobile home park, it provides the underlying infrastructure such as roads and utility hookups (e.g., electricity, water, sewer) to individual lots. Residents are generally responsible for their direct utility consumption.
Property Oversight: The park is expected to have rules and regulations concerning property upkeep and appearance to maintain community standards. However, reviews indicate a significant lack of enforcement and a general decline in the park's appearance, with many trailers being described as "overgrown, and about half... boarded up, rotting, and falling to pieces."
Established Mobile Home Community: Green Acres Mobile Home Park is an existing residential community in Dixon, offering a housing option for those seeking manufactured home living.

Location in Dixon, IL: Situated in Dixon, the park offers residents access to local town amenities, schools, and the historical character of the area, including proximity to the Rock River and other natural attractions.
It is critical to address the highly concerning and severe negative feedback provided in customer reviews, which prospective residents MUST consider:
Allegations of Illegal Actions and Harassment: One review makes very serious allegations, including attempts to "steal" property (home, truck), "kill" dogs, illegal eviction attempts, and efforts to "illegally put me in jail," explicitly naming individuals associated with the management. These are extremely serious claims that warrant extreme caution and verification.
Severe Neglect and Deterioration: Multiple reviews describe the park as a "public eye sore," "overgrown," with "about half of the trailers... boarded up, rotting, and falling to pieces." This indicates a significant lack of maintenance, regulation, and care for the community's overall appearance and safety.
Lack of Management Care/Oversight: The sentiment that "People are just trashing it. Could be a really nice place to live if anyone ever cared enough to make the change" points to a profound absence of effective management and property standards enforcement.
Shared Ownership/Management Concerns: The review noting that "Green acres mhp & Riverside mhp are owned by the same women" suggests that any issues experienced at one park might be indicative of broader management practices across their properties.
Based on the provided customer reviews and general public information, there are no specific promotions or special offers advertised for Green Acres Mobile Home Park. The feedback from residents focuses entirely on severe negative experiences related to management, park conditions, and alleged illegal actions, rather than any incentives for residency.
In general, mobile home parks might offer promotions such as:
Reduced first month's rent for new residents.
Waived application fees.
Partnerships with manufactured home dealers for discounted home purchases.
However, given the extremely serious allegations and widespread negative reviews regarding management's conduct and unresponsiveness, it is highly unlikely that any promotional offers would be a primary consideration for prospective residents. Furthermore, the ability to effectively inquire about any such offers would be severely hampered by the reported communication issues.

Based on the extremely critical customer reviews, potential residents should be aware that attempting to contact management may be very difficult. The serious allegations and widespread complaints about management's behavior and the park's condition warrant extreme caution. Prospective individuals are strongly advised to seek legal counsel and conduct extensive personal investigation if considering this property, and to not rely solely on these contact methods.
Based on the provided information, particularly the highly critical and severe customer reviews, it is extremely challenging to articulate reasons why Green Acres Mobile Home Park would be suitable for locals in Illinois. The positive aspects typically associated with mobile home park living—affordability, community, and a managed environment—appear to be significantly undermined by the explicit feedback from residents.
The core issues include serious allegations of illegal actions by management (attempted theft of property, wrongful eviction, threats to animals), a profound lack of maintenance that has led to the park becoming a "public eye sore" with many dilapidated homes, and a general sentiment that management "cared enough to make the change" in a positive direction. The reported shared ownership with another problematic park (Riverside MHP) further compounds these concerns, suggesting systemic issues.
While its location in Dixon, IL, offers access to local amenities and a small-town setting, the overwhelming negative reports about living conditions and management conduct strongly indicate that Green Acres Mobile Home Park, in its current described state, poses significant risks and challenges for potential residents. For Illinois locals exploring housing options, it is imperative to exercise extreme caution and conduct extensive independent investigation beyond typical due diligence. This would include seeking legal advice regarding tenant rights, personally visiting the property to assess the current state of neglect and alleged issues, and attempting to speak with current residents to verify the claims. Without substantial, demonstrable improvements in management practices and property conditions, it is difficult to recommend this park as a suitable living option for locals.

Green acres mhp & Riverside mhp are owned by the same women.they have tried to steel my home truck and kill my dogs .they put my home on there lot with out my permission kicked me out and are trying to steel it and they tried to illegally put me in jail at Riverside along with there attorney mis Kennedy and there manager bill fink.i am dieing of Kennedy failure.and there just trying to kill me faster and take all my stuff so they get paid
I'd hate own green acres. Place needs a huge facelift. There needs to be inspections and regulations out there. People are just trashing it. Could be a really nice place to live if anyone ever cared enough to make the change.
Low lot price. Close to the Rt 2 Highway and Sauk Valley collage. Sort of between Dixon and Sterling Easy to get into. not a lot of red tape. Undrinkable and bad well water. ( it is being shocked with chems sometimes once a week and they are forever on a boil order.) Bad neighborhood. (things stolen, vandalized, broken property. wary looks and possible prostitution as of 2008-9) Run-down looking and moldy/broken homes.(this is the ghetto of mobile home parks.)
I like my home my friends
It's a old mobile home park. Appears to be well managed. I met several friendly residents. Very peaceful place, pretty location.
