Given some of the detailed feedback provided by former residents, direct communication is particularly crucial to clarify any concerns you may have and to get the most comprehensive understanding of the living environment. These concerns include allegations of "two-faced liars," "playing favorites," attempts to evict residents for "standing up for what is right," arbitrary rules, fines, and poor park maintenance. Specific issues mentioned are a lack of action regarding burned-down apartments and a collapsed school bus shelter, implying potential safety and upkeep issues within the common areas. The phrase "the maintenance sucks" is a direct and strong criticism of the park's upkeep.

Therefore, while Marlin Mobile Home Community might offer an accessible housing option, it is most suitable for locals who are prepared to conduct extremely thorough due diligence. This includes direct and detailed conversations with management about all park rules, fees, maintenance responsibilities for both park and home, and how community issues are addressed. For those who prioritize a very low initial cost and are prepared to navigate potential challenges related to management and park conditions, and who are willing to take on the responsibility of ensuring their own comfort and safety, Marlin Mobile Home Community could be a place to consider. However, for individuals seeking a worry-free, consistently well-maintained, and conflict-free environment with clear and fair management, careful consideration and extensive independent investigation are unequivocally recommended.

This place is a horrible place to live. The owners and park manager are two faced liars and play favorites. If you stand up for what is right they will try to evict you even if you have a kid with special needs as they did to me and my family. They make up absolutely ridiculous rules and will fine you if you don’t comply with them. They also do not take care of the park the maintenance sucks. They have made an environment that is dangerous for anyone such not doing anything with the burned down apartments and it took them forever to take down the collapsed school bus shelter for the kids and refused to fix it. Would not recommend this place to anyone.

The manager is very nice and straight forward. There are enough fake people in this world, it's refreshing to hear honest thoughts. The park could use some renovations and updating, and some of the residents are suspect. But you'll find that anywhere.
