The owner was harassing us for the past 2 days the whole park and they won't give use our titles þo our homes that we all paid for its been I bought my home out right that was 10 years ago and still no title or paper work saying the trailer is mine now they are trying to kick us out for not paying lot rent that's BS I've never missed a payment and yet they are saying I owe him 1k plus nope I'm getting a lawyer DO NOT RENT OR BUY FROM HERE ITS A HUGE SCAM AND HE SHOULD BE IN JAIL

We previously lived in Ten Oaks and had the most awful experience! Upon moving in, Jamie, the property manager, let us know the AC was not hooked up and would be that following week. It took a lot longer than expected. We noticed our daughters room had a busted window and of the 4 months we lived there, it was never fixed. We spotted a few mold spots in the kitchen floor, we were told it was mildew and Jamie had the contractors cover it up with new flooring. There was trash and glass in the yard left behind from the previous house that burned down. Our child couldn’t play in the yard because it was filled with glass shards. Our water was bright orange and smelled like rotten eggs. We were told the water quality was fine and that we should buy a water softener. We put two 6 month house water filters on the home and had to change them both weekly. And even then, our clothes smelled and were stained orange. Jamie would never answer her phone when we had an issue and rarely did she respond to emails. This was a horrible place to live! We only made it 4 months if that gives you an idea to how awful it was. When we move out, we scheduled a final walk through and Jamie never showed. We rescheduled for the following week and she didn’t show again! DO NOT MOVE THERE!!!!!!!

The is a nice quite friendly little park. There are several family's raising children. It's recently changed ownership, no negative impact as a result of this. The lot rent seems to be reasonable around $350. Most trailers are dated however it doesn't take from the beauty of the place. It's on 10 just pass 55.

roads are in need of repair, some hold water then freeze in the winter, busted some of my tires in the past. I have ask them to be fixed.. Yes we will look into it... nodda.. nothing done, just dropped the subject.. I even told them how to do it and needed to install another dry sump drain... keep raising the rent and no play ground for the kids... was told that was going to be installed in a safe area.. nothing

My sister moved here recently. They have a great lil trailer for a decent price. Definitely recommend for a first time rent to own situation
