Long post but worth the read: Had to remove my post or Twin Oaks was going to use scare tactics to kick me out in the middle of winter, but now that I am out of this hell hole I’m sharing everything. Pictured below (if it allows me)Trailers that have built add ons since November 2023, uncut grass from park and residents, speed bumps, dogs off leads, kids in my yard, fences(put up since Nov. 2023), “playground”, “tornado shelter”, “laundry”, mailboxes, police report ‼️DO NOT MOVE HERE‼️ If I could give Twin Oaks a 0 star, I would. I’ve lived here over 5yrs now but since November 2023 it has been a nightmare. Since the “property manager” has taken over the park she will pick and choose who gets to follow the rules/regulations, lie between her teeth and even lay her hands on the people that live here. This park will make you sign a blanket lease that states we have a laundry mat, tornado shelter(which is just the main house garage, I’m safer in my trailer), pool and playground. I would love for the park to show me these, again 5yrs I’ve been here and on top of it all the lease is for the state of Florida. The park will also send out new sets of rules and regulations every month if not every week, but again only certain people can get away with things. Trying to file a complaint with these guys is also a joke in itself. I’ve tried to call and file a complaint on our property manager and other issues in the park but the only people you are allowed to talk to and get numbers for is the regional manager and the property manager and those two are thick as thieves so a complaint goes nowhere. On top of it all, they both refuse to give out corporate numbers. I’ve had the property manager constantly drive past my house revving her engine and making sure my dogs get wild up. After something was said about her doing it, she started having the “maintenance “ guy doing it in his truck. We’ve had the pleasure of hearing the property manager yell at the Hispanic community that they need to speak English and she has even called the people in twin oaks pack rats due to the way we live or how our trailer looks. Yards! We put up a removable fence to keep other dogs and kids out, but we were told we had to take it down because it’s doing damage. Yet, as you can see the amount of yard that have permanently damaged the yards but putting in fences. We’ve brought it up to management about the cheap speed bumps they put it. Lasted not even a month, then tried to blame kids for the damage to the bumps. On top of it all, if the speed bumps did any damage to you or your car, not the park problem. We’ve also said something about getting backing on the mailboxes, I’m tired of mail going missing or not getting packages. The park wants us to keep up with our yard and making sure it looks fantastic, but yet when it comes to taking care of their end, they turn the other cheek. As we were moving our shed we got a notice from the park about how yard looked trashy, yet in the pictures below other people and the park can let it get that bad? Dogs, we have to have dogs on a lead but when you call it in, there’s nothing the park can do and when you call the WWPD they tell you to call the park. There’s a guy who comes into peoples yards and takes metal for scrap, when the park was told nothing was done. 4th of July, we had people setting fireworks offf in the park. Twin Oaks sent an email, call us if it’s happening. Well 11pm 4th of July my dogs are going off and when I called they tell me to call the police. As you can see below, WWPD said DONT CALL US FOR THAT! The plow didn’t come thru 24hrs AFTER the snow fell, if it even came at all. The day Whitewater was a sheet of Ice, we had no pre/during/after salt. We have a guy who uses his machine to plow what he can. We had someone threaten to slash our tires in front of the property manager, but because she’s friends with them she let it slide. This park only looks out of its employees and honestly has no respect for the residents.PLEASE! don’t move here for the sake of your sanity and mental health.
Management is trash. You'd think after loosing 1 lawsuit they'd clean up their act, unfortunately this isn't the case. Hope they are prepared for another one if not more 😅
The Manager was Helpful and Informative. The Park is Kept Nice and Clean. The Process was Very Easy.
Im glad that there is a review for twin oaks. The new manager is a thousand times better than any pervious manager. You always know when shes here and she always gets everything done with a good attitude and the handy man Mike gets ten times more done than the previous management could. I have lived in Twin Oaks for going on 4 yrs and I can honestly say the last couple months with New Management has been great! Last management team was horrendous to say the least, maintenance was a joke as well, seemed like they were only working maintenance for free rent. I have never met a maintenance person that lacked so much knowledge. As far as the roads yea they’re not the best but it’s Wisconsin no roads are ever great. I feel at ease with the new manager and maintenance personnel. Whenever I have encountered any problems both the manager and maintenance man fix whatever issue I am having, they even do great with following up. Keep up the great work the park has never been better!
