Public feedback concerning Allen Memorial Mobile Home Park indicates significant challenges related to property maintenance and management responsiveness. Residents have voiced serious concerns about living conditions, suggesting a need for careful consideration and thorough investigation by prospective tenants. This article aims to present a factual overview of Allen Memorial Mobile Home Park, drawing directly from publicly available resident reviews, to help you understand the reported living experience. Our goal is to provide clear, unembellished information to assist Georgians in evaluating if this particular mobile home park aligns with their housing needs and expectations for a quality living environment.
Allen Memorial Mobile Home Park is located at 105 Ivey Dr SW Lot 1, Milledgeville, GA 31061, USA. This address places the park within Milledgeville, a city known for its rich history, vibrant college community, and beautiful Oconee River. The location in Milledgeville means residents have access to the city's amenities, including local businesses, educational institutions like Georgia College & State University and Georgia Military College, and various recreational opportunities.
Ivey Drive SW is typically a residential street, suggesting the park is situated within a local neighborhood rather than directly on a major highway, which can often contribute to a quieter atmosphere. Access to Milledgeville's main thoroughfares and services should be relatively straightforward from this location, allowing residents to commute to work, run errands, or engage in community activities with reasonable ease. While the address itself points to a conventional residential setting, the primary considerations for prospective residents will extend beyond mere geographical placement, focusing on the actual living conditions and management practices within the park as highlighted by current and past residents.
Based on the provided resident reviews, the services offered by Allen Memorial Mobile Home Park appear to be a significant point of concern. While mobile home parks generally offer basic services like lot rental and utility access, the actual delivery and quality of these services at Allen Memorial Mobile Home Park have been critically evaluated by residents.
Prospective residents should understand that, according to these direct accounts, the park's fundamental services appear to be significantly compromised, leading to unsafe living conditions and considerable resident frustration.
Based on the direct feedback from residents, the "features" and "highlights" of Allen Memorial Mobile Home Park, if any, are largely overshadowed by significant reported deficiencies and safety concerns. Rather than positive highlights, the reviews primarily detail pressing issues that detract from any potential benefits.
It is important for prospective residents to weigh these reported conditions heavily when considering Allen Memorial Mobile Home Park, as the negative features appear to significantly impact the quality of life and safety within the community.
Based on the provided customer reviews, there is no mention of any "promotions or special offers" at Allen Memorial Mobile Home Park. The discussions revolve around the basic rental costs and the various issues faced by residents.
One review explicitly asks, "when it's says includes trash water and sewer on the website does that mean water is included with that price?" This indicates that potential residents are primarily concerned with understanding the basic cost structure and what is covered by the stated rent. Given the severe maintenance and safety complaints, it is highly unlikely that the park would be offering promotional incentives.
For anyone considering Allen Memorial Mobile Home Park, the priority should be to thoroughly investigate the current conditions and confirm all aspects of the rental agreement, including what utilities and services are genuinely provided and maintained as part of the rent. Any perceived "offer" of lower rent should be carefully weighed against the potential for high utility bills due to neglected infrastructure and the significant costs of living in a compromised environment. Direct communication with the park management is essential to clarify all financial obligations and to physically inspect any property before committing.

Consider bringing someone knowledgeable about property inspections to help identify potential issues.
For us Georgians, the decision of where to live is a significant one, and typically we seek safe, well-maintained, and professionally managed communities. Based on the overwhelming and consistent feedback from current residents, Allen Memorial Mobile Home Park in Milledgeville presents a highly problematic living environment that would require extreme caution from any local considering it as a housing option.
The suitability of this park for locals appears to be severely undermined by a multitude of reported issues. These include alleged unsafe electrical conditions, extensive plumbing failures, pervasive mold, and a general lack of property maintenance that suggests a disregard for basic living standards. Furthermore, the reported instability and inaccessibility of management and ownership—with claims of a secret, out-of-state owner and a rapid turnover of property managers—create an environment where residents struggle to get critical issues addressed. This directly impacts peace of mind and the ability to live comfortably and safely.
While the mention of rent in the "$450 to $650" range might initially seem appealing for those seeking affordable housing in Milledgeville, the reviews unequivocally indicate that any potential savings are quickly negated, and in fact, vastly exceeded, by incredibly high utility bills resulting from unrepaired infrastructure, such as a leaking water heater and inefficient heating/cooling systems. The reported costs ("over $100 water bill," "over $400 power bill") combined with dangerous living conditions ("shocked from the socket," "illegal ran 220 amp power line") paint a picture of housing that is neither truly affordable nor safe in the long run.
As Georgians, we deserve housing that meets fundamental standards of habitability and is managed with professionalism and accountability. The provided resident testimonies strongly suggest that Allen Memorial Mobile Home Park, as it is currently reported, falls significantly short of these expectations. Therefore, while it exists as a mobile home park in Milledgeville, locals are strongly advised to exercise the utmost caution, conduct exhaustive personal inspections of any unit, thoroughly investigate all terms, and seriously weigh the severe reported downsides before considering residency here. It is crucial to prioritize your safety and well-being over any perceived initial cost savings.

This neighborhood is trash. They can’t keep a property manager. The owner is out of state and his identity is kept secret so if the property manager doesn’t do their job you have no one to call. The whole thing is trash. Never fix anything and when the owner comes to property once ever 3 months he plays the whole that was an agreement between you and the last company. Like that company didn’t act on his behalf. These are pics from mold in my home. I don’t have plumbing under my bathroom sink. There’s a water hose for my shower head. The electric doesn’t work on half my home. There’s an illegal ran 220 amp power line above ground that isn’t protected and has caused us to fall and be shocked from the socket on the wall inside. Our water heater leaks over 100$ water bill for last 6 months. Over 400$ power bill due to only way to cool and heat is this 220 unit. Complete joke. I’m not even sharing half of it.
