American Mobile Home Plaza About

For many South Carolinians, the search for a comfortable, community-oriented, and affordable place to call home is a significant priority. In the diverse landscape of housing options across the state, mobile home parks often present an appealing solution, providing a pathway to stable living that aligns with various budgets and lifestyles. American Mobile Home Plaza, located in the vibrant city of Sumter, South Carolina, is undergoing a significant transformation, aiming to be a premier destination for individuals and families seeking a revitalized and secure residential community.

American Mobile Home Plaza is currently under new management, a change that began approximately nine months prior to recent reviews. This new ownership and management team is actively "working hard and investing heavily to make this property a safe and desirable place to live." This commitment is evident through various improvements, including the installation of "24 hour surveillance," the clearing of "unwanted trees and buildings," and the introduction of "15 NEW 2022 homes which are available to purchase." Furthermore, "2 crews are giving all the old vacant homes a complete remodel," with these homes available for both rent and purchase. Even existing residents note the efforts of the property manager, Steve, who "does his best to get things fixed" and "will work with you," demonstrating a responsive and helpful approach to resident needs. This comprehensive article will delve into the factual offerings of American Mobile Home Plaza, helping local users in the South Carolina region learn more about this evolving living option and determine if it suits their specific needs and preferences.

The operation and tenancy within mobile home parks in South Carolina are governed by specific state regulations, notably the South Carolina Manufactured Home Park Tenancy Act (Title 27, Chapter 47 of the South Carolina Code of Laws). This crucial legislation outlines the legal framework for the relationship between park owners and residents. It addresses essential aspects such as the requirement for written rental agreements, the procedures for setting and adjusting rental rates, rules regarding park standards and appearance, and processes for addressing grievances or non-renewal of leases. For a community like American Mobile Home Plaza, adherence to these state regulations is fundamental to providing a transparent, stable, and fair living environment for its residents, ensuring that their rights as tenants are protected under South Carolina law. The new management's emphasis on creating a "safe and desirable place to live" aligns with the spirit of these regulations, aiming to provide a high quality of life for its residents.

In addition to state mandates, mobile home parks like American Mobile Home Plaza are also subject to local zoning ordinances and building codes specific to Sumter County. These local regulations play a vital role in dictating aspects such as park density, required setbacks, internal road infrastructure, lighting, and proper utility connections. These rules are put in place to ensure public health, safety, and an orderly residential development that integrates well with the surrounding community. American Mobile Home Plaza, as it undergoes its revitalization, operates within these local guidelines, ensuring that its infrastructure and living conditions meet the prescribed standards. For South Carolinians considering a move to a manufactured home community, understanding these layers of regulation can provide assurance regarding the quality and governance of the park, especially with the current investments being made.

The appeal of communities like American Mobile Home Plaza extends beyond the regulatory framework and affordability. With new management, the focus on heavy investment and creating a "safe and desirable" environment underscores a commitment to fostering a positive community. The availability of both newly manufactured homes and completely remodeled older units provides diverse options for prospective residents, catering to different preferences and budgets. This proactive approach to improvement is a significant draw for those seeking a fresh start in a community committed to its residents' well-being.

Location and Accessibility

American Mobile Home Plaza is conveniently located at 4400 Broad St, Sumter, SC 29154, USA. This address places the community directly on a major thoroughfare in Sumter, a significant city in the central part of South Carolina. Sumter is known for its blend of military presence, historical charm, and growing urban amenities, serving as a hub for commerce and education.

The park's location on Broad Street (US-76/378) provides direct and easy access for residents. This major arterial road connects various parts of Sumter and facilitates straightforward travel within the city and beyond. For daily necessities, residents will find themselves just moments away from a wide array of shopping centers, including major grocery stores, retail outlets, and various local businesses. A diverse selection of dining establishments, from casual eateries to more formal restaurants, are also conveniently located nearby, catering to all tastes and preferences. The property manager's willingness to "tell you where the deals are at" for necessities further underscores the accessible nature of local resources.

One of Sumter's most prominent features is Shaw Air Force Base, a major employer and military installation. American Mobile Home Plaza's location on Broad Street offers an exceptionally convenient commute for military personnel and their families. This close access significantly reduces travel time to work, which is a major advantage for those serving at or working around the base. The new management's investment in making the property a "safe and desirable place to live" is particularly beneficial for military families looking for secure and reliable housing options.

This means that major cities like Columbia (the state capital) are accessible within approximately an hour's drive to the west, and coastal destinations like Myrtle Beach are also within a reasonable driving distance to the east. This blend of immediate local convenience and broad regional connectivity makes American Mobile Home Plaza a highly desirable location for a wide range of South Carolina residents.

Beyond practical access, Sumter also offers a variety of recreational and cultural attractions. The renowned Swan Lake Iris Gardens, famous for being the only public gardens in the United States to feature all eight species of swans, is a beautiful local gem for leisurely strolls and photography. The overall environment around American Mobile Home Plaza combines direct suburban convenience with community potential, making it an excellent place to reside.

If only I could give a 0. I moved in lot 67 on March 17th and had to move right back out April 3rd. I had to do extensive cleaning to the property prior to even staying my 1st night in the home. It took me over a week to get it suitable for my children to stay in it. The A/C unit didn't work and the landlord Mr. Tony and his wife Mrs. Susan said they would put window units in the home and they never did. And to make matters worse when I stayed my first night in the house I got bite up by bed bugs and broke out in hives. I told Mr. Tony about it and he said he would give me my security deposit and 1st month rent back. Turns out that was a lie. He gave me my $425 security deposit back and only $120.12 for the rent. Now my 2 children, sick husband, and I are homeless while I work on finding some place else to stay. This is the worst place ever. and what's so bad is on April 3rd when I turned in my keys, he rented the house to someone else that same day. I just waiting to see the person so I can tell them they need to try to get out before its too late.
