Promotions or Special Offers

Based on the provided customer reviews, Baker's & Glover Mobile Home Park does not explicitly advertise traditional "promotions or special offers" such as seasonal discounts or limited-time move-in incentives that might be found at apartment complexes. The reviews emphasize the park's inherent value proposition: its affordability, particularly regarding lot rent, and its consistent, welcoming service. However, for a mobile home park, "offers" can often be tied to the very nature of its business model.

The primary "offer" that makes this park attractive is its core pricing structure:

  • Reasonable Lot Rent for Homeowners: The most significant "offer" highlighted by residents is the "very reasonable lot rent if you own the home." This consistent affordability is a long-term benefit for residents, representing a substantial saving compared to owning land outright or renting other types of housing in Gainesville.

While not a "promotion" in the typical sense, potential residents should inquire directly about:

  • Rental Unit Availability and Pricing: Since the owner "does rent some units," understanding the current rental rates, lease terms, and availability would be crucial for those not looking to own a mobile home outright. These prices would be their "offer" for rental residents.
  • New Resident Incentives (If Any): Although not mentioned, some parks occasionally have minor incentives for new residents, such as waived application fees or a small discount on the first month's rent. It's always worth asking.
  • Flexible Lease Terms: For rental units, inquire about the flexibility of lease terms (e.g., 6-month vs. 12-month) if that aligns with your needs, as this can sometimes impact pricing.

Given the emphasis on affordability and the helpfulness of the staff, the best approach for any Georgia local interested in Baker's & Glover Mobile Home Park is to contact them directly. Their staff, particularly Niurka, will be able to provide the most current and accurate information regarding lot rent, rental unit availability, and any specific terms that might apply to your situation. This direct communication is key to understanding the full value proposition of living in this community.

I moved here a few years back and don't have any complaints. I chose this place because of the affordability while I was finishing up college. Lot rent is very reasonable if you own the home. Not sure about renting here, I do know the owner does rent some units. The owner and maintenance man are wonderful. It does get a little noisy here with the boom boom music at times, but usually not too late at night. I have never once had a problem with crime. Now that I have graduated, I will probably end up relocating out of state, otherwise I would continue living here while paying off my student loans. Riverbend Elementary is the local school and it's great.
