The Belfast Mobile Home Park, situated on Swan Lake Avenue, has long been a significant fixture in the affordable housing landscape of Midcoast Maine. As a manufactured housing community, it operates on a model where residents typically own their homes while leasing the land lot from the park ownership. This structure provides a path to homeownership at a lower entry cost compared to traditional site-built homes in this desirable region of Maine.
The community has a history of serving a diverse population, from young couples and families starting out, to older residents living on fixed incomes, all seeking a stable and lower-maintenance place to call home in a highly desirable coastal town. The general appeal of a mobile home park is the communal, quiet residential setting, combined with proximity to essential services and amenities. For prospective residents, the park offers a well-established location in the heart of Waldo County, making it a critical source of non-subsidized, lower-cost residential options in an increasingly expensive real estate market.
It is important for potential residents to note that the community has undergone a transition in recent years, including a change in ownership. Such transitions can bring shifts in management styles, maintenance priorities, and resident billing structures, which is a common experience across many mobile home parks in the state. Historically, the park was known for its quiet atmosphere and suitability for family life. Residents considering a move here are always encouraged to research the current operating standards and management practices to ensure they align with their residential needs.
Belfast Mobile Home Park is conveniently located at 104 Swan Lake Ave, Belfast, ME 04915, USA. This address places the community in a location that strikes a balance between quiet residential living and excellent access to the essential services and attractions of the City of Belfast.
The proximity to Route 1, the main coastal highway, makes the park highly accessible for those who commute up and down the Midcoast region. The location on Swan Lake Avenue provides quick access to a major thoroughfare leading into the heart of downtown Belfast. Residents are just minutes away from the famed Belfast waterfront, the harbor, and the charming downtown area known for its unique shops, dining establishments, and thriving arts scene.
Accessibility to daily necessities is also a strong point. Grocery stores, medical facilities, and schools are all within a short, manageable driving distance. Furthermore, the area is well-connected for those commuting to larger employment centers like Bangor or Ellsworth, making it a practical residential base for individuals and families working across the broader Midcoast and Down East regions. The park’s setting allows residents to enjoy the beauty of the area—including the nearby Swan Lake—while benefiting from the infrastructure of a modern Maine city.
As a lot-lease mobile home community, the services provided by Belfast Mobile Home Park focus primarily on the maintenance and infrastructure of the shared property and land lots. Specific services may evolve under new management, but typically include:

For Mainers, the Belfast Mobile Home Park offers a vital solution to the challenge of securing housing in the coveted Midcoast region. We know that finding a reasonably priced home in a town as desirable as Belfast can be exceptionally difficult, especially for working families and seniors. This park provides a necessary, more affordable alternative to traditional stick-built housing, allowing residents to enjoy all the amenities and scenic beauty of Belfast without the burden of high-cost land ownership.
The suitability for locals lies in its function as an accessible residential anchor. The location is ideal for Mainers who need to commute for work, offering good road access both north toward Bangor/Ellsworth and south toward Camden/Rockport. It allows local employees, teachers, service workers, and trade professionals to live in the community where they work and where their children attend school. While the transition in ownership and management has presented challenges that potential residents should investigate—such as the new billing of water and sewer and changes in maintenance responsiveness—the park’s fundamental advantage remains: it is a dedicated residential community that provides a lower-barrier entry point to homeownership in one of Maine's most beautiful and economically active areas. For those who prioritize community feel, a stable location, and affordability over the highest-end amenities, Belfast Mobile Home Park serves a critical and irreplaceable role in supporting local Maine life.

My family lives here and always love visiting them! It's also quiet and a great place to raise a family!
Aug 31, 2025 · Diana RussellThe prior owners were good honest people. Previously never charged for water or sewer for 10 years in this park and now it's being billed to tenants under new ownership. Maintenance is incredibly difficult under new ownership to handle issues being presented from tenants. New tenants are not being properly vetted and have made safety and security of living in some form of peaceful residential neighborhood questionable versus what it was under previous ownership. There is a contractor who owns portions of the trailers in the park who has made a terrible situation worse with lack of maintenance from tenants I spoke with. Personally witnessed duct tape being used to repair trailer skirts damage from weed Wackers. Witnessed a whole subfloor drop in a back room in a trailer and somehow still get approved for section 8 housing. Proceed very cautiously were you make a investment on a place to call home...
Jan 30, 2024 · Roy DonovanIt was a great place to live BUT I haven't lived there in almost 6 years. I just got a letter from the Tomas agency saying I owe them 900 for current rent! The whole time I lived there my bills were paid. Hopefully this is taken care of before 90 days because I don't want it to damage my good credit score.
Jan 29, 2022 · Rachel-Olivia Whiteit could be a nice place to live if the maintenance crew did their jobs the way they are supposed and I think every trailer should have their own water meters so the only pay for the water and sewer that they use
Aug 18, 2019 · Alfred RovelliI'm giving it a 3 because I have a couple of friends that live there and I think there rules are way to much. They pay for things that they sont even receive anymore. They are not respected by the owner, he is just a rich boy trying to take more from the very poor!😣 His letters are downgrading and disrespectful and just down right nasty to the people. I'm glad I got out before this owner got the place, but I do feel bad for my family and friends that still live in this place!
