The accessibility from surrounding highways (like US-77 or US-60, which pass through Ponca City) makes it relatively easy for new residents to locate the park. As a local business, its address is critical for residents and visitors to locate and consider its suitability for their housing or RV parking needs in Oklahoma.

Services Offered

Big Country Mobile Home & RV Park provides the fundamental services required for mobile home and RV residential living. While specific details of every amenity might vary, typically such parks offer the following core services to their tenants:

  • Individual Lot Spaces: Designated spaces for mobile homes and RVs, accommodating various sizes of manufactured homes and recreational vehicles.
  • Utility Hookups: Essential connections for residents, which generally include electricity, water, and sewer services at each lot. These are crucial for the functionality of both mobile homes and RVs.
  • Trash Collection: Typically, the park facilitates or provides services for waste disposal for its residents.
  • On-site Management/Office: There is an office or point of contact, even if availability can vary, which is intended to handle tenant inquiries and park operations.
  • Accessibility for Residents: The park provides paved or graveled internal roads to allow residents access to their lots.

Based on customer reviews, there have been stated challenges regarding the consistency of service and communication with park management and owners. Tenants have indicated difficulties in getting responses to text messages or calls, and in having requests addressed in a timely manner. The presence of an "office lady" who is described as "fantastic" and "will do for Tennant" suggests that individual efforts are made to assist residents, although external factors may affect her availability. These details are important for potential residents to consider when evaluating the operational aspects of the park's services.

Features / Highlights

When considering Big Country Mobile Home & RV Park, the features and highlights are primarily focused on its foundational offerings as a residential space, rather than extensive recreational amenities. The key aspects that are publicly available include:

  • Mixed-Use Community: The park accommodates both mobile homes and RVs, offering diverse living options within the same community. This can be appealing for individuals or families looking for flexibility in their housing type.

  • Full Utility Hookups: Essential for comfortable living, the park provides the necessary hookups for electricity, water, and sewer at its residential lots, allowing for self-contained living in mobile homes and RVs.

  • Location in Ponca City: Being situated within Ponca City provides residents with access to local city services, schools, shopping, and healthcare. This is a significant advantage for those seeking long-term residential solutions within an established Oklahoma community.

  • Individual Efforts by Staff: As noted in a customer review, an "office lady is fantastic" and "will do for Tennant." This suggests that some individuals on the ground are genuinely trying to assist residents, which can be a positive point for direct interactions, even if broader management issues are present.

  • Potential for Affordability: Mobile home and RV park living often presents a more affordable housing alternative compared to traditional homeownership or apartment rentals, making it a potentially attractive option for budget-conscious individuals or families in Oklahoma.

It's important to acknowledge that customer reviews also highlight significant concerns regarding property upkeep and management responsiveness. These aspects—such as reports of "trailers falling down," "piles of trash," and difficulties in reaching owners or managers—indicate challenges that prospective residents should carefully evaluate. While the foundational features of utility hookups and lot spaces are present, the overall living experience appears to be heavily influenced by these management and maintenance issues.

Promotions or Special Offers

Based on the provided customer reviews and typical operations of mobile home and RV parks that serve as long-term residential communities, Big Country Mobile Home & RV Park does not publicly advertise "promotions" or "special offers" in the traditional sense, such as discounts on nightly or weekly stays. Instead, their pricing structure would typically involve monthly lot rent for mobile homes and potentially long-term RV site rental agreements.

The primary "offer" from such parks is usually the provision of a lot with essential utilities at a set monthly rate. Any perceived "value" would come from the competitive nature of this rent compared to other housing options in Ponca City, or the convenience of having utilities ready for connection. However, the customer reviews suggest that the current operational challenges might negate any perceived value in pricing. For instance, one reviewer stated that the owners "only want money," implying that the cost-benefit analysis might be unfavorable from a tenant's perspective due to perceived lack of reinvestment or management attention.

Prospective tenants would need to inquire directly about current lot rental rates, the terms of rental agreements, and any deposits or fees required. It is highly advisable to visit the park in person and speak with existing residents if possible to gain a comprehensive understanding of the living experience and any associated costs or value propositions.

Contact Information

To inquire about lot availability, rental rates, or any other information regarding Big Country Mobile Home & RV Park, you can use the following contact details:

Based on customer reviews, potential residents should be aware that reaching management or owners via phone or text messages has reportedly been challenging for some current and past tenants. While these contact numbers are provided, persistence or alternative communication methods might be necessary for inquiries. It is always recommended to try to arrange an in-person visit to the park if possible to assess the property directly and speak with available staff.

Conclusion: Why this place is suitable for locals

For Oklahomans exploring residential options in Ponca City, Big Country Mobile Home & RV Park presents a housing alternative that might be considered based on specific individual needs. As a park that accommodates both mobile homes and RVs, it offers foundational services such as utility hookups and designated lot spaces, which are essential for this type of living arrangement. The park's location within Ponca City is a definite advantage, providing residents with access to the city's amenities, schools, employment opportunities, and local attractions. For those seeking manufactured housing or a long-term RV site within an established Oklahoma community, the address provides a point of entry into the local housing market.

However, it is crucial for locals to approach this option with a thorough and informed perspective, particularly given the consistent themes in recent customer reviews. While the concept of a mixed-use park can offer flexibility and potentially a lower cost of entry into housing compared to traditional homes, the reported challenges with property maintenance ("trailers falling down," "piles of trash") and, more significantly, the difficulties in communication and responsiveness from ownership and management ("manager does not respond," "takes months to get any results," "very difficult to get in contact with anyone") are significant considerations. These issues directly impact the quality of life and the ability to resolve day-to-day living concerns within the park. Therefore, while Big Country Mobile Home & RV Park exists as an option in Ponca City, potential residents in Oklahoma are strongly advised to conduct a comprehensive personal visit, speak with current residents, and exercise due diligence before making any long-term commitments to ensure it aligns with their expectations for a suitable and desirable living environment.

Manager does not respond to text messages, neither do the 2 owners that live in Tulsa. Takes months to get any results, even on the simplest requests. If they do respond, it's ugly. The manager is not on the property much from spring to fall, as he runs his own business and travels. Very difficult to get in contact with anyone. I would HIGHLY advise to NOT live here! I would give it Zero stars, but this makes you choose at least one star.

We were only here to help some family move. I don't live in the area, and it wouldn't be fair to make commitments about the area as a whole. Maybe the specific street we were on was having a bad year.

Manager was horrible until they finally fired him, but now they're trying to force everyone onto month-to-month leases. Many issues like pot holes and someone's driveway being heavily damaged haven't been fixed. One house is even pouring out water and the plumbing constantly gets roots. I would not recommend living here.

I'm happy with the management here compared to other places I have lived. Much more attentive and have handled the issues I've had.
