St. Johns is a welcoming city in Clinton County, Michigan, known for its small-town charm and community-oriented atmosphere. This location places the mobile home park within a reasonable distance of local amenities, services, and the broader appeal of central Michigan.
For Michiganders, St. Johns offers a more rural and peaceful setting compared to larger metropolitan areas, while still providing essential conveniences. The city has its own local businesses, schools, and community events, contributing to a tight-knit feel. Accessibility from major state roads in Michigan is generally good, allowing residents of The Meadows of St. Johns to commute to nearby towns and cities, such as Lansing, which is the state capital and a larger employment hub. Based on the provided resident reviews, the services offered at The Meadows of St. Johns MHC, LLC appear to include fundamental utilities and maintenance, though some specific challenges have been noted by residents.
Water Service: The park provides water service to its residents. However, concerns have been raised by residents regarding the consistency and reliability of this service, with mentions of "constant problems with water" and "several boil water advisories." One resident also noted a persistent leak by their dog house that had not been fixed for four years, and issues with pipes needing repair after water turn-ons.
Plowing/Snow Removal: During winter months, the park provides snow removal services. However, a resident reported inconsistencies, with "maintenance guy Leo" making only "one pass in the plow truck" in some bays, while others received "several passes," leading to questions about the sufficiency of the service provided by the manager, Joe.
Maintenance and Repairs: The park has a maintenance team, but residents have expressed dissatisfaction with the responsiveness and completeness of repairs. Issues like the long-standing water leak and "renovations never finished and left partially done" indicate areas where service may fall short of resident expectations. There is also a mention of residents not being reimbursed for fittings or their labor when addressing problems themselves.
Management Communication: While managers communicate notices, one resident noted "late notices sent early because she's going on vacation," suggesting potential inconsistencies in communication practices.
It is important for prospective residents to thoroughly inquire about these services and their consistency directly with the park management, and ideally, speak with current residents, to gain a full understanding of the day-to-day living experience.
Based on the provided customer reviews, The Meadows of St. Johns MHC, LLC presents some features, but also highlights areas of concern that prospective residents in Michigan should consider.
Neighborhood Cats: One lighthearted highlight mentioned by a resident is that "the neighborhood cats are nice." While seemingly minor, this could point to a pet-friendly environment or a relaxed atmosphere where local wildlife or community animals are present.
Management Presence: The reviews indicate a management presence, with individuals like Joe (manager) and Leo (maintenance guy) mentioned by name. This suggests that there are on-site or readily contactable personnel, though the effectiveness of their responsiveness is a point of contention among reviewers.
Community Structure: As a mobile home park, it offers individual lots for manufactured homes, providing a degree of privacy and autonomy for residents compared to apartment living.
Long-standing Issues: A significant highlight, albeit a negative one, is the mention of persistent issues. The four-year unrepaired water leak and "constant problems with water (several boil water advisories)" are strong indicators of ongoing infrastructure challenges. This suggests that residents might need to be prepared for utility inconsistencies.
Inconsistent Maintenance: The differing levels of snow plowing in various "bays" and "renovations never finished and left partially done" point to inconsistencies in maintenance standards across the community.
Prospective residents should weigh these features carefully, prioritizing what is most important to them in a living community. The location in St. Johns itself can be seen as a feature, offering a small-town Michigan experience, but the internal operational aspects of the park appear to be a mixed bag based on the feedback provided.
Based on the provided information, there are no specific "promotions or special offers" publicly detailed for The Meadows of St. Johns MHC, LLC in the traditional sense, such as discounted lot rent or move-in incentives. Mobile home parks typically operate on a model of ongoing lot rentals or home sales, rather than short-term promotional deals.
The core "offer" of a mobile home park usually lies in the affordability and community aspect of manufactured home living compared to other housing types. However, given the nature of the provided reviews, any perceived value might be influenced by the reported issues.
It is always recommended that prospective residents contact The Meadows of St. Johns MHC, LLC directly to inquire about current lot availability, rental rates, and any specific terms or conditions for new residents. Customer Reviews
I never have to fix a pipe until they turn back on the water, this happens a lot. I keep good maintenance on my place and they never reimburse me for the fittings or my labor. The water by my dog house has been leaking for 4 years and they still haven't fixed the leak. And every year maintenance guy Leo will come through the first bay with one pass in the plow truck. Says Joe the manager says that's sufficient enough. But if you look at other bays they are done with several passes.
Constant problems with water (several boil water advisories). Late notices sent early because she's going on vacation. Renovations never finished and left partially done. But the neighborhood cats are nice.
I would not recommend living here unless you know your rights. Management consistently try’s to go against the lease that they provided. On top of that if you have a safety Concern, good luck. I had a manhole flooding human Feces into my yard. The very first time it happend it was over a week before I had to threaten to call the likes of the health department on them. Then they say that they will work with you if you are having Financial trouble. but by that they mean they will make a payment plan with you, then, when you are making all your payments on time. You will recieve a court summons. So you have to stop making payments to be able to pay in full by 1 week. Then they will say that they can’t help you because you stopped making payments, because they sent a court summons. That’s just an few examples, I have several more. You will be fighting tooth and nail with the management here over simple stuff. (With the pictures I went and checked my camera and they actual time I was given was 24 hrs and 10 min and an eviction threat. They threatened me with eviction over a few toys, and it’s not like they have been asking me to clean them up for a while, no this was the first time they ask, and this is how they ask. Why? Because management had inspections the next day. I understand I have a few toys that need to be cleaned up but that’s not only rude, but it goes against our lease agreement) I would love to file an official complaint against management, however I don’t know how.
It's a good place to live. Nice, quiet community. Nice to have neighbors you can count on. Close to local businesses and schools. Nice little playground up front. The manager and maintenance man are great, quick to get things fixed.
So overall this trailer park has its pros and cons the water obviously can be a bit of an issue but with a decent filter system not a problem. Affordable housing and the neighbors are really cool. Main reason for the 5 star is my man Leo tho. He is an awesome matnience man and if you are cool to him he'll be cool to you. We locked out keys in out car and he just pulled up and unlocked it in like 2 min. He's not weird and he's a genuine guy that will tell you if he doesn't know something. Autumn is awesome too the both of them keep this place going!
